The permits filed in February averaged 2,840 square feet and $188,729, compared to 3,252 square feet and $241,788 in February 2014.

City Storage East West Connector LLC sold the retail center at 5144 Riverdale Road to 5144 Realty LLC, according to a Nov. 26 warranty deed. The buyer, 5144 Realty LLC, is affiliated with New York-based Jaran Realty Corp. The seller, City Storage East West Connector, is affiliated with the Kevin Hyneman Cos.

City Storage East West Connector LLC sold the retail center at 5144 Riverdale Road to 5144 Realty LLC, according to a Nov. 26 warranty deed. The buyer, 5144 Realty LLC, is affiliated with New York-based Jaran Realty Corp. The seller, City Storage East West Connector, is affiliated with the Kevin Hyneman Cos.

17. Building Permits Jump 35 Percent in September -

Shelby County homebuilding activity experienced significant gains in September when compared to the same month last year.

Builders pulled 77 permits in Shelby County in September, up 35 percent from 57 permits pulled in September 2013, according to real estate information company Chandler Reports, chandlerreports.com.

18. Shelby County Building Permits Rise 3.4 Percent -

Shelby County’s homebuilding industry showed slight improvement in the third quarter, with builders filing 3.4 percent more permits in the quarter than in the same three-month period a year ago.

Shelby County’s homebuilding industry is off to a slow start in 2014, with builders filing 16.6 percent fewer permits in the second quarter than in the same three-month period a year ago.

Builders filed 245 permits in Shelby County in the second quarter, compared with 294 permits in the second quarter of 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. Builders filed 191 permits in the first quarter.

21. Building Permits Tumble 38 Percent in May -

Homebuilding activity slowed in May compared to a year ago, with builders filing fewer permits and selling fewer new homes than the same month last year.

Builders pulled 72 permits in Shelby County in May, down 38.4 percent from 117 permits in May 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. The 72 permits filed by builders in May were up slightly from 68 permits filed in April.

22. Winter Drags Down Q1 Building Permits -

Shelby County’s homebuilding industry, plagued by poor weather early in 2014, got off to a slow start in the first quarter, with builders filing 14.2 percent fewer permits than in the same three-month period a year ago.

23. New Home Permits See Slight Bump -

Despite bitterly cold temperatures that plagued the Memphis area last month, homebuilders pulled slightly more housing permits in January when compared to the same month last year.

Shelby County homebuilders filed 64 permits in January, up from 57 permits filed in January 2013 and 53 permits in December 2013, according to real estate information company Chandler Reports, www.chandlerreports.com.

28. Home Permits Up 91 Percent In October -

Local homebuilders filed 91 percent more new home permits during October compared with the same month last year, thanks to an out-of-town builder’s work in a Whitehaven subdivision.

Shelby County homebuilders filed 107 permits last month, up significantly from 56 in October 2010, according to real estate information company Chandler Reports, www.chandlerreports.com.

39. Q4 Permits Show Improvements -

A familiar trend in the housing industry played out during fourth quarter 2009. Like what happened with home sales and mortgages, building permits enjoyed a rare improvement as the year drew to a close.

Arlington is back in the news, although this time it has nothing to do with Mayor Russell Wiseman posting remarks on his Facebook page about President Obama and “A Charlie Brown Christmas” television special.

41. Arlington Subdivision Coughs to Life -

After a few years of starts and stops, a host of liens and other financial woes, the Cambridge Manor Planned Development in Arlington is finally getting under way.

Grant & Co. paid almost $1.9 million for all 45 lots of the subdivision’s first phase and plans to bring a model home plus six speculative homes to the development within the next 90 to 100 days, said company president Keith Grant.

42. More Building Permits Bode Well for Housing Market -

For the second straight quarter, homebuilders pulled more permits than the previous period, perhaps signaling the beginning of the end for the housing crisis.

Builders started 144 homes during Q3 (July through September), according to the latest data from Chandler Reports, www.chandlerreports.com. That marked a 47.3 percent drop from 273 starts in Q3 2008, but it also marked a slight improvement over 141 permits made during the second quarter of 2009.

Olive Branch-based Roller Properties LLC, the parent company of Cecil’s Automotive, has purchased for $695,000 a 1.01-acre lot on Houston Levee Road for a new full-service car care center. The sale took place Sept. 23. The seller was Kevin Hyneman of Kevin Hyneman Cos.

45. Q2 Building Permits Continue Downward Trend -

The homebuilding industry in the mid-2000s distinguished itself through a record-setting pace – each year it seemingly topped the previous one in terms of housing starts.

Now, the converse of that is true as builders consistently set new lows because of the ongoing housing crunch and credit crisis.

A one-acre outparcel of the Corner Shops retail center at 2957 Canada Road in Lakeland has been sold for $2 million to a pair of California-based trusts. Corner Shops LLC, whose principal is developer Kevin Hyneman, sold the parcel June 19. The one-acre property has a land lease with Regions Bank to build a branch there.

48. More Cash Available for First-Time Buyers -

The Memphis Area Home Builders Association is launching a program that will allow first-time homebuyers to borrow their down payments from the organization’s nonprofit division and repay it from their $8,000 federal tax credits.

49. Sales Drop 50% Despite Builders’ Best Efforts -

Green building isn’t an instant salve for the ailing real estate market, but some local builders are moving in that direction as they continue to cope with slumping home sales.

Phil Chamberlain of Chamberlain & McCreery Inc. recently earned the Certified Green Professional (CGP) designation from the National Association of Home Builders, which he hopes will provide another viable option for prospective buyers in these difficult times.

50. Bank of Bartlett Extends Its Reach to Downtown -

Bartlett and Downtown Memphis are separated by about 15 miles, what could be perceived as a political and cultural divide and different economic centers of gravity.

All of which are reasons why the millions of dollars pumped into the Downtown economy over at least the past decade by Bank of Bartlett, which was established in the small town of the same name in 1980, might be easy to overlook. But those reasons also put into context the bank’s consistent and generous investment in Downtown projects of all stripes.

51. New Insights Surface In Cooper Testimony -

Joe Cooper gave an insider's account of the private deals, expensive favors and back room meetings now apparently commonplace in Memphis politics.

What the former Shelby County commissioner, car salesman, political consultant and now twice-convicted felon also alleged in a sworn statement Dec. 20 is that real estate developer Rusty Hyneman lied about being involved in one of those favors in a recent lawsuit.

A roundabout is a type of road junction in which traffic travels in a circle around a central point. Drivers entering a roundabout have to yield to traffic that's already within the loop.
