Last year was a banner year for adaptive reuse projects in Midtown and Downtown.

Developers announced plans for the Sears Crosstown building, Overton Square, Hotel Chisca, James Lee House and old United Warehouse in the South Main Historic Arts District. Construction began on The Pyramid, turning it into a 220,000-square-foot mega-Bass Pro Shop Outdoor World, and Memphis in May moved into its new headquarters at 56 S. Front St., a 14,600-square-foot building that’s on the National Register of Historic Places.

22. Downtown Rising -

Despite a faltering economy, many of America’s downtowns are in the midst of a revival, according to a September U.S. Census study, and Memphis is no exception.

The study, “Patterns of Metropolitan and Micropolitan Population Change: 2000 to 2010,” shows that in many of the nation’s largest metropolitan areas, downtown populations grew at double-digit rates over the last decade, primarily due to the availability of new housing and services. And after previous decades of decline, the residential population in Downtown Memphis increased as well, growing by 7 percent to reach approximately 22,000 residents in 2010, according to the latest metrics compiled by the Downtown Memphis Commission.

WASHINGTON (AP) — The wealth gaps between whites and minorities have grown to their widest levels in a quarter-century. The recession and uneven recovery have erased decades of minority gains, leaving whites on average with 20 times the net worth of blacks and 18 times that of Hispanics, according to an analysis of new Census data.

Hamida Pirani saw a need for a marketplace in Downtown Memphis, but the uncertain economic climate left her wondering whether the timing was right.

Recession casualties in the business sector could be easing, according to the most recent numbers for privilege licenses in the greater Memphis area.

The number of business permits issued during the third quarter slipped by 2.8 percent from the same period a year ago, according to The Daily News Online, www.memphisdailynews.com. That compares to an 8.8 percent drop in the second quarter.

66. Local Foreclosures Reflect National Crisis -

On the presidential campaign trail, it’s an issue raised as part of daily talking points, economic proposals and stinging attacks against the opposing party’s record.

But in Memphis and Shelby County, the growing number of home foreclosures is more than an abstract concept. It is a drama that threatens to upset the area’s economic structure when it comes to property tax revenue and next year’s countywide property reappraisal, among other things.

When the University of Memphis Tigers play UCLA in the first semifinal game of Saturday's Final Four, it won't be the first meeting between the two schools. That came in 1973, when the Bruins defeated the Tigers 87-66 in the national championship game.

69. Despite Flat County Tax Growth, Suburbs See Increases -

At roughly 1 percent, the growth in Shelby County's tax base over the past year was so minimal it was almost flat, according to certified property assessment figures released last week.

City officials in a few of the county's outer-edge suburbs, though, might look at those same numbers and find reason to smile. Municipalities such as Arlington and Millington saw double-digit percentage increases in their property assessments over last year.

Sometime in mid-July, the Sons of Confederate Veterans will show up in Collierville to perform a traditional military ceremony, with friends and family members on hand to observe.

The main order of business will be to relocate the remains of Civil War veteran James M. Northcross from a family plot to a new site in Collierville's Magnolia Cemetery. All of the work will be carefully orchestrated by the Memphis-based urban archaeology firm Weaver and Associates, the same firm that excavated the FedExForum site in 2002.

74. Old Union Planters Building Gets Major Facelift -

With the Center City Commission (CCC) listing 1,065 condominiums in the Downtown market and with more on the way, a Dallas-based residential development company has decided to go in a different direction.

With a swig from a drink called Courage, the careful stockpiling of notes culled from informal chats and the selection of business books he would wake up each morning at 4:30 to study, Sheperd Simmons was ready to get started.

76. On the Way Down -

A number of notable building permits have been filed in the Memphis area during 2006's first quarter.

The State of Tennessee filed a $23 million permit for property at 951 Court Ave. in March and is planning to build the new Memphis Mental Health Institute on the site, said John Hundley of TRO, the project's architect.

77. Downtown Development Spawns Condos Big and Small -

Is bigger better? While the Downtown condominium market appears to be moving in that direction, the little guy isn't down for the count.

When the Center City Commission updated its Downtown Condo Report in late January, it listed 14 condo projects under construction, with a total of 532 units.
