Three tenants in commons have paid $2.4 million for three apartment complexes on Southern Avenue in the University of Memphis’ 38111 ZIP code.

The three tenants are Gideon D. Zook and Mary A. Cook; Campus Property Management LLC; and Summit Asset Mgt. LLC, whose percentage of ownership varies with each parcel.

3. Substantial Deal Inked By Ontario-Based Manufacturer -

A substantial lease has been signed in a formerly distressed southwest Memphis industrial park that has made leaps and bounds since it was purchased by an out-of-town investor earlier this year.

KIK Custom Products, an Ontario-based manufacturer of national and retail brand consumer products, has signed a lease for 115,000 square feet in the Space Center Industrial Park, 265-353 Titan Drive.

5. U of M-Area Apts. Sell for $1.6M in Foreclosure -

Sycamore Bank has bought three apartment complexes near the University of Memphis at a substitute trustee’s sale, or foreclosure sale, for $1.6 million. The complexes were foreclosed after the borrower, Little Rock-based Polk Rental Properties of Memphis LLC, defaulted on loans taken out through Sycamore Bank.

High-dollar transactions involving a wide range of properties – vacant land, a strip center, an apartment complex and a couple of warehouses – helped Shelby County’s commercial market register a relatively decent month by 2009 standards during October.

Polk Rental Properties of Memphis LLC has bought a multifamily portfolio of three University of Memphis-area apartment complexes for $2.4 million. The apartments are at 3251, 3341 and 3427 Southern Ave. The seller was Sycamore Bank, which weeks before had reacquired the properties in a substitute trustees’ sale following a foreclosure. The sale to Polk closed Sept. 29.

Two apartment complexes in the University of Memphis area – the 38-unit Southern Station Apartments at 3341 Southern Ave. and 40-unit Barclay House Apartments at 3427 Southern Ave. – have sold for a combined $2.5 million back to the lender, Sycamore Bank, following a foreclosure. Southern Station sold for $1.2 million and Barclay House sold for $1.3 million.

11. Pair of Apartments For Sale After Foreclosure -

Two apartment complexes in the University of Memphis area – the 38-unit Southern Station Apartments at 3341 Southern Ave. and 40-unit Barclay House Apartments at 3427 Southern Ave. – have been foreclosed and will be sold on the Shelby County Courthouse steps later this month.
