The mortgage market in Shelby County ended 2013 with a modest improvement over 2012, with signs pointing to more advances in 2014.

Banks and mortgage lenders made 8,298 purchase mortgages in Shelby County during 2013, a 3 percent improvement from the 8,027 mortgages during 2012, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

7. Mortgage Market Up 12 Percent in October -

As the year is drawing to a close and the weather is cooling down, the local mortgage market keeps heating up. Continuing a trend that’s held somewhat steady, the market for mortgages in Shelby County continues to improve over the past year.

8. Henry Named Sales Manager at Mercedes-Benz of Collierville -

Edgar L. Henry II has been named sales manager for Mercedes-Benz of Collierville, scheduled to open next spring. In his new role, Henry will manage the sales of all new and pre-owned cars sold at the dealership.

9. Mortgage Market Rises 22 Percent in July -

The month of July may help buoy expectations among optimistic participants in the mortgage industry that a housing recovery is taking hold in Shelby County.

Mortgage volume for the month was up almost 22 percent in July, climbing to almost $173 million last month from $142.2 million in July 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

10. Mortgage Activity Sees Small Increase -

Mortgage activity was a bit lackluster in Shelby County last month compared to the same time in 2012, judging by the latest data.

Looking forward, though, bankers say the demand is there, the busy season for lenders is well underway and that the purchase mortgage business is at times far outpacing demand for refinances.

11. Midtown Dance Club Sells for $1.1 Million -

The former Backstreet Night Club at 2018 Court Ave. in Midtown has sold for $1.1 million to an entity called Turner Holdings LLC.

12. Private Investor Buys Prescott Place Apartments -

Private investor Dr. Harvard Stephens has bought a 272-unit low-income housing complex near Memphis International Airport for $1.3 million, or $4,780 per unit.

Built in 1972, the Class D Prescott Place Apartments, 3461 Steve Road, has been owned by Alabama-based entity Prescott Place Apartments LP for seven years – when the company bought it for $5.3 million.

13. August Home Sales up 21 Percent -

Home sales in August were up 21 percent year over year, representing the eighth consecutive monthly increase from 2011.

Shelby County saw 1,487 home sales last month compared to the 1,228 homes sold in August 2011, according to real estate information company Chandler Reports, www.chandlerreports.com.

14. Cohen Talks About Opponents, Schools, Race and His Political Past -

U.S. Rep. Steve Cohen is running for a fourth term in Congress starting with the Aug. 2 primary, in which he is being challenged by countywide school board member Tomeka Hart.

16. Foreclosures Up 30 Pct. in Q1 -

The timing and backdrop seem fitting. During the first quarter of 2012, the same three-month period in which the state of Tennessee announced its participation in a $25 billion settlement with some of the biggest lenders over foreclosure abuses, the number of foreclosures in Shelby County swelled by almost 30 percent.

Berclair Downtown Animal Hospital LLC has paid $940,367 for the Downtown clinic of the same name, 668-674 S. Main St.

18. Lofty Heights -

The Mid-South apartment market is riding high after a strong 2011.

Last year saw increasing occupancies and rents, as well as a shift from investors and lenders back to more stable properties, all of which followed a 2010 that was dominated by activity involving distressed product.

19. Small Business Showing Signs Of Improvement -

Signs point to the growth of small business in Memphis as a response to the bad economy. Signs detailing just what those businesses are have appeared on the car doors of vehicles all over the city.

20. Home Sales Up 2 Percent For October -

October home sales in Shelby County inched 2 percent higher compared to the same month a year ago, marking the fourth consecutive month with year-over-year improvement.

Shelby County registered 1,073 home sales last month, compared to 1,011 in October 2010, according to real estate information company Chandler Reports, www.chandlerreports.com.

21. Multifamily Comeback -

With signs of resurgence in the commercial real estate industry, the multifamily sector looks to bounce back at an impressive clip.

So far this year, Memphis has seen a handful of big-ticket multifamily sales, including Preserve at Forest Creek ($45.5 million), Lynnfield Place ($22.4 million), Legends at Wolfchase ($27.8 million) and Orchards at Collierville ($15.7 million).

22. Outer County Homes Appeal to Variety Of Buyers -

For the past decade or so, many homebuyers have settled outside the Shelby County limits, flocking to outlying counties such as DeSoto, Tipton and Fayette.

Driving factors run the gamut from better schools to lower taxes to rural appeal. Lisa Farmer, agent with RE/MAX On Track who specializes in DeSoto County, said it all comes down to a matter of preference.

23. Q1 Foreclosures See 23 Pct. Decline -

On the surface, it might seem like an economic problem that has long bedeviled Shelby County is getting better.

The number of foreclosures in the first quarter of 2011 dropped to 1,089 from 1,420 in Q1 2010, according to real estate information company Chandler Reports, www.chandlerreports.com.

24. Home Sales Stumble in Fayette, Tipton Counties -

February home sales declined in Fayette and Tipton counties – 26.7 and 7.9 percent, respectively, from the same month a year ago – but local agents are hoping an uptick in online shoppers will translate into more activity in the months ahead.

25. Apartment Optimism -

Apartment owners and operators in the Memphis market forecast a bright 2011, boosted by a continued weak homebuying landscape and a lack of new multifamily product coming online within the market.

“2010 was certainly an improvement for the multifamily sector – both in operations and in sales – over 2009, and we expect to see more of the same next year,” said Blake Pera, senior vice president of CB Richard Ellis Memphis’ multifamily division. “Most operators experienced comfortable revenue growth throughout the year, and there is some positive momentum in continued stable occupancy and concession burn-off next year with the lack of new supply hitting the market.”

26. Hunter's Ridge Apts. Sells for $2 Million -

WI Memphis LLC has bought the 141-unit Hunter’s Ridge apartment complex from Hunters Ridge Property Holder LLC for $2 million. The complex was built in 1972 and sits on 6.4 acres on the east side of New Allen Road in Raleigh, between Dillard Road to the north and Felton Road to the south.

27. Shadows of Doubt -

As the housing market continues to improve, a significant backlog of foreclosed and distressed properties that have not been put on the market could bring the recovery to a screeching halt.

Many lenders across the nation – mostly banks – are struggling to keep up with the overwhelming number of borrowers who have stopped making their mortgage payments. And with the fledgling recovery in housing still weak, banks, institutional investors and even some homeowners who want to sell their homes are waiting until the market shows marked improvement.

28. Home Sales Fall 14 Percent -

While September’s numbers were not where the real estate industry would like – as new and existing home sales dipped 14 percent from September 2009 – local agents said there are clear signs the market has potential to improve.

29. Galloway Gardens Sells for $1.1 Million -

A Germantown-based limited liability company, Galloway Gardens LLC, has bought Galloway Gardens Condominiums for $1.1 million. The sellers were Steve Benetti and Virginia Benetti of California, who bought the property in 2004 for $1.7 million.

30. Wells Fargo Preservation Workshop in Memphis -

A lender whose practices have been singled out for blame and linked in a lawsuit to the city’s high wave of foreclosures is holding a workshop in Memphis Aug. 7 and 8 for struggling homeowners.

Wells Fargo is inviting mortgage customers having trouble paying their house note to attend a free two-day workshop at the Memphis Cook Convention Center.

Resource Entertainment Group and Playhouse on the Square have teamed up with the bass-slapping chanteuse to produce Amy LaVere & Friends, a concert series that kicks off June 30 on the Midtown theater’s main stage.

34. Changing Tide -

The foreclosure crisis took an interesting twist in the past year.

No longer was the problem relegated only to blighted communities like Frayser, Raleigh and Hickory Hill.

Although those areas were still severely afflicted by loan defaults and vacant homes, the biggest foreclosure headlines of the previous 12 months centered on some of the area’s most ambitious projects and most prominent properties.

35. EMJ Files Permit For Arlington Facility -

Earle M. Jorgensen Co., a Lynwood, Calif.-based metal supply and distribution company, has filed a $7 million permit with the city-county Office of Construction Code Enforcement to build a 72,000-square-foot distribution center in Arlington.

36. Q1 Property Foreclosures Up Slightly -

Lenders repossessed almost as many homes, apartment buildings and other properties in Shelby County during the first quarter of this year as they did during the same period in 2009.

And in what’s akin to the real estate version of the game hot potato, lenders worked fast to unload what they collected.

37. Tricky Market -

Because loan defaults are a common occurrence in this difficult financial climate, last week’s news that the 306-unit Preserve at Southwind Apartments had been foreclosed could easily be chalked up to a case of “another one bites the dust.”

For Tk Buchanan, community development specialist for the University of Memphis Center for Community Building and Neighborhood Action (CBANA), the 587 foreclosures last year in the 38111 ZIP code are more than a statistic.

It’s a little more than halfway through the first meeting of the state Senate’s Commerce, Labor and Agriculture Committee in 2009, in a nondescript hearing room in Nashville’s Legislative Plaza.

Four bank executives from around the state are seated at a table in front of a row of senators. A line of questioning is about to put the bankers on the hot seat.

40. 2010 -

Is it over yet? That may be the most frequently asked question in the New Year. “It” is the worst national economic recession since the Great Depression.

Accurately reading the indicators will not be easy. Some will predict the recession is about to end, just as new indicators point to continuing economic agony for thousands of Memphians.

41. Conwood Acquisition Helps Salvage November Commercial Sales -

A single, high-dollar transaction helped salvage November’s commercial sales total, accounting for half of the dollar volume last month. Beyond that, the most noteworthy trend to arise from the most recent data was a dearth of activity as Shelby County nears the end of 2009 – the slowest year for commercial transactions in at least two decades.

42. Shelby Grove Apartment Complex Sells for $4.7M -

The 98-unit Shelby Grove Apartments at 6320 Gillespie Road near Bartlett has sold for $4.7 million to an entity called Flynn Realty & Development Shelby Grove LLC, whose address is listed in Syosset, N.Y. The seller was MAC LP, and the sale closed Nov. 11.

43. Salvation Army Files Kroc Center Permit -

The local chapter of the Salvation Army has filed a $24 million permit application with the city-county Office of Construction Code Enforcement to build the Kroc Center of Memphis at the Mid-South Fairgrounds. The formal address of the 100,000-square-foot facility is 800 East Parkway S., according to the permit.

44. High-Dollar Deal Boosts Commercial Real Estate -

Following what has become a pattern, the local commercial real estate market in September was salvaged by one large deal that offset an otherwise dreary month.

This time it was Resource Real Estate Inc. to the rescue. The Philadelphia-based company bought the Wyndridge Apartments for $9.5 million Sept. 29 and carried the weight for Shelby County’s commercial activity during the month.

45. Overlook Apartments Sell for $1.5 Million -

The 252-unit Overlook Apartments complex at 3085 and 3158 Steele St. in Frayser sold Oct. 1 for a combined $1.5 million to a Chattanooga-based company called UIGTN LLC. The entity bought the property as an REO (real estate owned) asset from LNR Partners Inc. of Florida, which operated in the deal as LBUBS 2001-C3 Steele Street.

46. ‘Hoops of Fire’ Squelch Commercial Real Estate Activity -

The economy hasn’t extinguished commercial real estate deals, but it certainly has changed the way they get done.

Shane McElveen learned about the tedious process of property acquisition when he looked into buying the High Point Funeral Chapel at 3788 Summer Ave. in the Berclair area. McElveen, who had worked at the chapel as senior vice president, was trying to buy the business from owner G. David Keller.

47. Waddells Buy Ashley Manor Condominiums -

John and Nancy Waddell have bought the two-building, 16-unit Ashley Manor condominiums at 129 and 137 N. Belvedere St. in Midtown for $1.6 million from Chamberlain, McCreery and Rice GP. The sale closed Sept. 4.

48. Stimulus Money To Return Foreclosures To Marketplace -

Part of the latest dose of federal stimulus money to arrive in Shelby County predates the Obama administration.

This week at the Frayser Community Development Corp., office, home and mortgage lenders as well as leaders of the various CDCs across the county gathered to mark the awarding of almost $27 million in federal funding. The money from the U.S. Department of Housing and Urban Development comes from Washington through the Tennessee Housing Development Agency and other state agencies.

49. Herenton Resigns -

It’s over.

Memphis Mayor Willie Herenton is resigning effective July 10 to devote all of his time to a bid for Congress in the 2010 election and to join his son, Rodney, in a financial investment business, the mayor announced Thursday.

50. Riviana Foods Files $3.5 Million Permit -

Riviana Foods Inc. has filed another permit as part of its ongoing project to build a 400,000-square-foot, $67 million rice processing and distribution center here. The latest permit, filed this week with the city-county Office of Construction Code Enforcement, will bring a $3.5 million building to 2371 Prospect St. on Riviana’s campus in the West Person/Elvis Presley area.

You would think that Mayor Willie Herenton’s “resignation” last spring as he thought about trying out for Memphis City Schools superintendent would be difficult to top.

52. Funding Boost Moves Kroc Center Closer to Reality -

No matter what happens with the overall redevelopment of the Mid-South Fairgrounds – a project that could be scaled back in light of the economy – the plan to build the Kroc Center of Memphis is gaining steam.

Shelby County’s usual spate of foreclosures appears to be slowing.

From every vantage point of the foreclosure process – the original foreclosure notice, the lender seizing property and the sale to a new owner – the numbers fell in the first quarter.

54. Home Sales Freefall Continues in Q1 -

Shelby County home sales continued their downward spiral during the first quarter of 2009, proof that consumer confidence has yet to be restored and that credit issues have yet to be resolved.

Just 3,078 homes were sold in the first three months of 2009, down 25 percent from 4,101 in Q1 2008, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com. The period’s total marked the lowest first quarter since Q1 2001, which saw 3,107 home sales.

55. Commercial Real Estate Hangs on for Dear Life -

The pulse of commercial real estate is barely detectable, but the fact that it’s still registering a beat is remarkable considering the trauma it’s suffered over the past year.

From March 2008 through February 2009, commercial sales in Shelby County declined 35 percent compared to the prior 12-month period, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

The owners of Kid Tech child care center will bring their second facility to Collierville in the Price Farm Planned Development. SDK Properties LLC has filed a $1.8 million construction loan through First Tennessee Bank NA to build a 12,500-square-foot child care center on 1.6 acres along Shea Road in Collierville.

60. Commercial Real Estate Sales Bleak in October -

Commercial real estate’s downward spiral continued in October, with sales falling by a third compared to the same month a year ago.

Just 64 commercial deals occurred in Shelby County last month, a 33.3 percent decline from 96 in October 2007, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

61. October Foreclosures Present Good News, Bad News -

October was the epitome of one step forward, two steps back on the foreclosure front in Shelby County. While residential foreclosures decreased compared to the same month a year ago, they were up from the previous month. Also, the year-to-date figures remain high, and the toll that foreclosures are taking on home values in the area remains strong.

62. Final Unofficial Shelby County Election Results Posted - Two days after the Nov. 4 elections, the final unofficial totals were finally posted by the Shelby County Election Commission Thursday evening. The long vote count involved absentee ballots whose count was delayed because of problems with an optical scanning machine.

The count shows over 400,000 Shelby County voters participated -- a record setting turnout for Shelby County in the most popular election cycle historically with local voters. However, it amounted to a 62 percent voter turnout for Shelby County.

64. Gibbons’ Pressure Tactics Outed G’town Pols -

The controversy over the Germantown ballot endorsing Gary Pruitt, Frank Uhlhorn and Mike Palazzolo in the town’s three alderman races underscores the power the local GOP ballot has in Shelby County outside the Memphis city limits.

65. Shelby Goes Obama; Conrad To Council; All 10 Charter Amends Pass -

These are the unofficial election results for Shelby County. The state-wide results in the Presidential election as well as the U.S. Senate races in Tennessee and Mississippi are also included.

The results become official after an audit and certification by the Shelby County Election Commission as well as state election officials.

66. Local Foreclosures Reflect National Crisis -

On the presidential campaign trail, it’s an issue raised as part of daily talking points, economic proposals and stinging attacks against the opposing party’s record.

But in Memphis and Shelby County, the growing number of home foreclosures is more than an abstract concept. It is a drama that threatens to upset the area’s economic structure when it comes to property tax revenue and next year’s countywide property reappraisal, among other things.

67. Credit Crisis Pain Felt in Memphis -

During the question-and-answer part of FedEx Corp.’s earnings conference call Thursday, the first question came from Morgan Keegan & Co. analyst Art Hatfield, and he quickly got to the point.

“Is there anything outside of FedEx that you’re optimistic about?” Hatfield asked Frederick Smith, chairman, president and CEO of the Memphis-based transportation services company.

68. County Foreclosure Rate Declines in August -

Before Steve Lockwood even heard the latest numbers, he had a “gut feeling” the foreclosure rate was declining in Frayser and Raleigh, the two communities he serves as executive director of the Frayser Community Development Corp.

69. Leveling Foreclosure Rate Could Signal Local Turnaround -

Foreclosures rose nearly 50 percent nationwide in May compared to the same month a year ago, but locally they increased only 4.9 percent. And foreclosures in Shelby County fell 16.6 percent from April, marking the first decline from the previous month since February.

70. Highwoods Moves Forward With Triad Centre III -

After delays, Highwoods Properties Inc. is moving forward with plans to build a $29.2 million, 148,000-square-foot office building near Poplar Avenue and Shady Grove Road, the company announced last week.

71. Riviana Foods Files $30 Million Permit -

Houston-based Riviana Foods Inc. has filed a $30 million application for permit with the city-county Department of Construction Code Enforcement to build a 400,000-square-foot rice processing and distribution center next to its existing South Memphis facility.

72. Shelby County’s Commercial Sales on Decline -

It took a pair of West Coast companies to give Memphis’ commercial real estate a shot in the arm in April – Tacoma, Wash.-based Gintz Group sold a 172-unit Midtown apartment complex at 1550 North Parkway to Newport Beach, Calif.-based Nationwide Health Properties Inc. for $19.5 million.

73. Foreclosures Up 40.1% Since Last Year -

All the prevention programs, housing counseling and lender outreach aimed toward at-risk homeowners haven’t kept the local foreclosure problem from worsening.

In April, residential foreclosures rose 40.1 percent in Shelby County from the same month a year ago, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

74. Big Sales Keep Market Afloat -

A retail strip center, a car dealership, land for a fitness center, two cemeteries and a hotel - in that order - ranked as Shelby County's top five commercial real estate sales in terms of dollar amount for March, proving the local market's versatility.

Memphis Mayor Willie Herenton's three predecessors in office each left for lives far from the intense political spotlight that comes with being the city's chief executive officer.

Herenton has been like Dick Hackett, Wyeth Chandler and Henry Loeb in his status as a political loner who sometimes has been solitary in the pursuit of his goals. It's the nature of the office and a trait that Memphis voters have returned to from election year to election year.

76. Herenton Announces Resignation Effective July, Wants to ‘Pursue Other Options’ -

Memphis Mayor Willie Herenton is resigning at the end of July.

Herenton announced the stunning political move at a private Downtown luncheon today and word filtered out late this afternoon. As he left City Hall this evening, Herenton told The Daily News he “wanted to pursue other options.”

77. Foreclosure Bite Deepens in Usual Suspects; Suburbs Feel It Too -

Steve Lockwood doesn't need to review an economic impact study or read a housing report to understand how foreclosures have taken a toll on the community where he works.

As executive director of the Frayser Community Development Corp., Lockwood experiences it daily when he drives past shuttered, dilapidated homes. He sees it in the weary faces of people holding tissues to wipe back tears as they ask for help.

This year is almost in the books, but no matter what happens in the next six weeks, 2007 will go down as one of the most intriguing in recent memory for the multifamily industry.

For starters, Fogelman Realty Group LLC fetched a Memphis multifamily record $46 million in October when it sold the Class B, 1,002-unit Watergrove Townhomes to Philadelphia-based BPG Properties Ltd.
