3. Feds File Suit Against For-Profit College Chain -

WASHINGTON (AP) – The Consumer Financial Protection Bureau filed suit Wednesday against a large, for-profit college chain alleging that it pushed students into high-cost private student loans knowing they would likely end in default.

4. Office Occupancy Ends 2013 on High Note -

An unusually strong fourth quarter helped push the overall Memphis office market occupancy rate into positive territory for 2013, according to year-end commercial real estate market reports.

The Memphis market recorded absorption of 225,338 square feet in the fourth quarter – the largest positive absorption the market has experienced during any quarter in more than 10 years – to end the year with positive net absorption of 40,558 square feet, according to CB Richard Ellis Memphis.

5. Miller Creek Apartment Complex Sells for $44 Million -

The 330-unit Miller Creek at Germantown apartment complex in Southeast Shelby County has sold for $43.8 million.

TS Miller Creek LLC, an affiliate of Aventura, Fla.-based real estate investment trust Trade Street Residential, bought the relatively new apartment complex in a Jan. 21 special warranty deed from the developer, Miller Creek Residences LLC.

The Memphis City Council approved Tuesday, Jan. 21, a set of six alley and street closures on parcels totaling 28 acres in the Poplar Avenue-Cleveland Street area. The area, once known as Washington Bottoms, was cleared of buildings in 2008 in anticipation of redevelopment by a Memphis division of WSG Development Co. of Miami Beach, Fla.

8. Council Gets Overview of Public Safety Spending -

Memphis City Council members got a first and at times conflicting look Tuesday, Jan. 21, at the hard decisions they could make about city spending on public safety.

Memphis Mayor A C Wharton Jr. walked the council through some ideas for cuts in city spending beyond larger changes in city retirement and health benefits. Those obligations are the “cornerstone” of the efforts to get the city’s financial house in order, said city Chief Administrative Officer George Little.

9. Orangetheory Fitness Signs New Lease In Stonecreek -

Orangetheory Fitness has signed a lease at Stonecreek Centre at Poplar Avenue and Forest Hill-Irene Road in Germantown.

Orangetheory Fitness will occupy 3,167 square feet at the location. Orangetheory Fitness is a workout method that is broken into intervals of cardiovascular and strength training while using heart rate monitors to keep heart rates in a targeted zone to stimulate metabolism and increases energy.

10. Kennedy’s Memphis Presence Felt 50 Years Later -

There once was a monument in a Memphis park that marked the spot where President John F. Kennedy had stood during a visit to the city in 1960 as he campaigned for the presidency.

By the marker were two distinct shoeprints that Memphians took their children to for them to stand in the slain president’s footsteps on Memphis soil.

11. Commercial Real Estate Market Reawakens -

After suffering through a prolonged slump, the Memphis commercial real estate market this year began to shake off the rust that gathered during the “Great Recession,” and brighter days could be ahead for the prime markets in the apartment, retail, office and industrial sectors, according to local experts.

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

33. Local Logistics Firms Expand Medical Real Estate Offerings -

Memphis area industrial brokers are reporting an increase in activity with third-party and proprietary logistics companies involved in distribution of medical/pharma-related product.

During the second half of this year, several local companies have inked new leases that will expand their overall space in the Memphis area, creating new jobs in the process.

34. $3.5 Million McVay Station Begins -

Three Class A speculative office buildings have broken ground in Germantown at McVay Road and Poplar Pike.

The $3.5 million development, named McVay Station Professional Center, is by Jason Speed, local developer and contractor whose claim to fame was Corporate Gardens, a $24 million, 148,000-square-foot retail and office park delivered in 2001 on 14 acres at Forest Hill Irene Road and Poplar Pike.

Without a doubt, the last two years have been eventful when it comes to the city’s civic leaders luring companies to town with the promise of jobs for Memphians. In that regard, the local debate about tax incentives and the competition with other cities, some nearby, was vigorous.

Coastal Logistics Group Inc. has signed a 50,000-square-foot lease extension at 5715 Distribution Drive, bringing its Memphis footprint to 100,000 square feet. The company inked its initial 50,000-square-foot warehouse lease in June.

48. Memphis in May Symbolizes City -

Japan was the first country honored by the Memphis in May International Festival.

The reason was simple. The Sharp Manufacturing plant had just opened in the then-remote Hickory Hill area of Shelby County, making televisions and microwave ovens.

WASHINGTON (AP) – Legislation that would ban insider trading by lawmakers and thousands of executive branch officials headed for what could be a more contentious debate in the House after sailing through the Senate on a 96-3 vote.

52. Grinding it Out -

After most recessions, real estate bounces back.

But the Great Recession has been notably different – long, deep and very prolonged.

That’s the message Dr. John Gnuschke, director of the Sparks Bureau of Business and Economic Research and co-director of the Center for Real Estate at the University of Memphis, delivered in December at the Urban Land Institute’s Real Estate Outlook for the Mid-South.

53. That's a Wrap -

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

54. Prolonged Recession -

In the words of Phil Woodard, an owner of multiple residential and commercial properties in Downtown Memphis, breaking even is the new profit.

Or as national real estate expert Jonathan Miller said earlier this month at the Urban Land Institute’s Real Estate Outlook for the Mid-South, “We cannot expect to make money the way we did a few years ago.”

55. Harbor Town Apts. Sell For $31.5M -

Dallas-based Behringer Harvard has acquired the Arbors Harbor Town Apartments – a 345-unit multifamily community in Harbor Town on Mud Island – for $31.5 million, or $91,304 per unit.

A North Hickory Hill apartment complex has traded hands for the second time in 18 months.

Bloomington, Minn.-based New Life Core Willow Lake LLC has bought Willow Lake Apartments at 2774 Mendenhall Road from NW-Willow Lake LLC for $7.8 million. The purchase was financed with a $7 million loan through KeyBank NA.

61. CRE Sales Increase 20 Percent In June -

Local commercial real estate sales improved in all categories last month, strongly aided by two big-ticket multifamily sales.

Shelby County saw 53 CRE sales in June, a 20 percent increase from 44 sales in June 2010, and a 4 percent boost from 51 in May, according to the latest information from real estate information company Chandler Reports, www.chandlerreports.com.

A Class A apartment community in the Germantown/Collierville submarket has traded hands for $45.5 million – marking the largest multifamily sale in three years.

Preserve at Forest Creek Apartments sold on Wednesday, June 29, for $109,900 per unit to Carter-Haston Real Estate Services Inc.

63. Memphis Pride Signs Lease At Trinity Ridge -

An up-and-coming Mid-South cheer and tumbling company has signed a new lease to expand its business, a move that will benefit the facility’s students and parents alike.

Memphis Pride is relocating from a 5,000-square-foot space in Cordova Industrial Park to 16,080-square-foot lease at 7740 B Trinity Road, suite 126.

64. MBIN Signs New Lease At Bellbrook Park -

A Memphis-based wholesaler of collectable items has signed a new industrial lease in the Southwest submarket.

MBIN Global Inc. has signed a new lease for 26,250 square feet at Bellbrook Industrial Park, 1004 Brooks Road.

66. Tea Party Rallies to Keep GOP Cutting Spending -

WASHINGTON (AP) – The tea partyers who helped drive GOP gains in the last election rallied in the city they love to hate Thursday, urging Republican House leaders – Speaker John Boehner above all – to resist the drive toward compromise in the protracted fight over the federal budget. Even, they say, if that means Congress fails to do its most important job: pay for the government.

67. Hickory Hill Apartments Sell for $10M -

Three apartment communities in the Hickory Hill Road/Knight Arnold Road area have sold for a combined price of $10 million.

Tommy Bronson III and Blake Pera with CB Richard Ellis Memphis’ multifamily division represented Hallmark Capital in the sale to Bellevue, Wash.-based Emerald Apartment Group. Wilson Management Inc., the managing entity behind Emerald Apartment Group, will retain and manage the properties.

68. Business Park Slated for Auction Block -

In the past five years, real estate foreclosures have run the gamut from hospitality to retail to multifamily to high-end residential to industrial.

As the commercial market in particular continues to be plagued with record-high vacancies and downward pressure on rental rates, investors are feeling the brunt of the crisis.

69. Menlo Deal Tops Noteworthy Leases -

The Daily News in September launched a new weekly column called “Inked” to spotlight Memphis’ commercial leasing landscape.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

70. Apartment Optimism -

Apartment owners and operators in the Memphis market forecast a bright 2011, boosted by a continued weak homebuying landscape and a lack of new multifamily product coming online within the market.

“2010 was certainly an improvement for the multifamily sector – both in operations and in sales – over 2009, and we expect to see more of the same next year,” said Blake Pera, senior vice president of CB Richard Ellis Memphis’ multifamily division. “Most operators experienced comfortable revenue growth throughout the year, and there is some positive momentum in continued stable occupancy and concession burn-off next year with the lack of new supply hitting the market.”

71. MMBC Honors Minority Business Achievements -

The new chairman of the Greater Memphis Chamber told attendees at the annual Mid-South Minority Business Council awards luncheon that minority business is about more than “the spend.”

The term came up frequently at last week’s luncheon where the organization presented the 25th annual Robert R. Church Achievement Awards.

The Memphis-based company expanded its lease from 2,520 to 6,327 square feet at 6073 Mount Moriah Road Extended. Tyler Tapley, associate with CB Richard Ellis Memphis, represented the landlord, Apple Tree Center Partnership.

74. Bernanke: Bond-Buying Plan Could Create 700K Jobs -

WASHINGTON (AP) – Federal Reserve Chairman Ben Bernanke told lawmakers on Capitol Hill that the Fed's $600 billion economic aid program could create 700,000 jobs over two years.

Bernanke made the comments during a private meeting Wednesday with members of the Senate Banking Committee, according to Sen. Richard Shelby, R-Ala., and others who attended the meeting. Bernanke was citing research done by the Federal Reserve Bank of Boston.

75. Pet Hospital Signs Lease at Corner Shops -

A new pet hospital is among the most recent tenants at The Corner Shops of Canada Road.

The Lakeland Pet Hospital signed a new 3,850-square-foot lease in the 32,500-square-foot center, at the northwest corner of U.S. 64 and Canada Road in Lakeland.

76. Omni Visions Deal Headlines Leasing Activity -

Omni Visions Inc. recently signed a new lease at Kirby Gate Business Campus, 2725 Kirby Parkway, for 3,523 square feet.

77. Kennedy Gives Back to U of M School of Law -

When it comes to his inspiration for entering the legal profession, David S. Kennedy, chief judge of the U.S. Bankruptcy Court for the Western District of Tennessee, gives a nod to his father and to Atticus Finch, Harper Lee’s stalwart symbol of fairness for a generation in her novel “To Kill A Mockingbird.”

78. AP Survey: A Bleaker Outlook for Economy into 2011 -

WASHINGTON (AP) – The U.S. economic recovery will remain slow deep into next year, held back by shoppers reluctant to spend and employers hesitant to hire, according to an Associated Press survey of leading economists.

79. Arbors Of River Oaks Sells for $16.3 Million -

An out-of-town company has pulled the trigger on the largest multifamily deal of 2010 with the $16.3 million purchase of the Arbors of River Oaks.

Trade Street Capital LLC of Miami bought the 191-unit Class B complex at 6369 Humphreys Blvd. in River Oaks from The Shoptaw Group of Atlanta.

OXON HILL, Md. (AP) — Republicans choose Tampa as the site of their 2012 presidential convention, hoping the swing state of Florida will help them defeat President Barack Obama.
