The Memphis Chapter of The Appraisal Institute presented veteran real estate appraiser Robert Stephenson with its prestigious Lifetime Achievement Award on Friday, Dec. 5.

2. Raleigh Office Complex Sold To Local Entity -

An office complex in Raleigh has traded hands after being under the same family ownership for more than 30 years.

Commercial Real Estate Network LLC, a local investor, has purchased the 40,756-square-foot Raleigh Center Office Complex at 2974 Austin Peay Highway from Charles R. Averwater Living Trust for $299,000.

3. Green Features Changed Game For Appraisers -

Energy-efficient home features continue to increase in popularity among consumers, yet placing a value on these “green” products can be challenging.

When appraising a green home, the appraiser evaluates supply and demand and competition in general, as well as specifically for green homes. Is the subject home the only green home in the area? Are typical purchasers in that market area knowledgeable about green building? Are they willing to pay more for a green home? Or, given the choice between a green home and a non-green home, are they more willing or likely to buy a green home?

As 2012 gets into full swing, consumers may be thinking about undertaking a home improvement project, but not every renovation effort will pay off when the owner sells his home.

Consumers should be aware that cost does not necessarily equal value. Here are some other tips for homeowners:

5. Appraisal Institute Installs Officers -

The Memphis chapter of the Appraisal Institute held its annual officer installation Dec. 8, during its holiday celebration at the historic Daisy Theatre Downtown. The organization’s 2010 National President Leslie Sellers conducted the ceremony.

Brad V. Smith, president of Cecil Smith Insurance Agency in Germantown, was elected president of Insurors of Tennessee. Smith has served on the association's board of directors and executive committee for 12 years. He won the group's Chairman of the Year award in 2004 and Insuror of the Year award in 1992.
