1. Three Companies Seek PILOTs for Projects -

Three companies – including a wing of Memphis-based FedEx – are considering investing more than $25 million in Memphis for new distribution operations that would create 272 new jobs.

“It's always good to see FedEx expanding and the other two projects appear to be new to Memphis,” said Kemp Conrad, principal of Cushman & Wakefield/Commercial Advisors. “This balanced growth is encouraging and we expect more good news later in the fourth quarter."

3. Hot Yoga Plus Expands in Memphis -

Hot Yoga Plus, a Nashville-based yoga concept, is opening a second Memphis area location.

Hot Yoga Plus, founded by Memphian Susannah Herring, has signed a 2,015-square-foot lease at 9037 Poplar Ave. in Germantown. The new store is expected to open this fall and follows the original Memphis location in Laurelwood.

5. ‘Significant Headwinds’ -

When Gov. Bill Haslam joined local economic development and civic officials at FedExForum in January to announce that Conduit Global would open a call center in Shelby County that would employ 1,000 people over the next three to five years, it provided a much-needed boost to the local office real estate sector.

6. Hollingsworth Buys Mississippi Industrial Property -

The Hollingsworth Cos., which operates a prominent industrial development company with holdings across the South, has acquired an industrial building in Senatobia, Miss.

Clinton, Tenn.-based Hollingsworth recently acquired the 198,450-square-foot building at 795 Shands Bottom Road in Senatobia from BMW.

7. Untapped Proved Passion for History -

Once the last of the food trucks departed, the tables and chairs were packed away, the beer garden cleared out and supporters exited through the courtyard archway a final time, the Tennessee Brewery returned to what it’s been for decades.

8. Brewery’s Fate Unchanged Despite Untapped’s Success -

Tennessee Brewery Untapped, the festival-like celebration that’s turned the long-vacant brewery structure Downtown into a packed community space, is now roughly halfway through its six-week run.

Approaching the end arguably hasn’t served to diminish the enthusiasm of the crowds that still converge on the brewery’s courtyard and connected spaces each week of Untapped.

9. Volvo Group’s Byhalia Facility to Employ 250 -

The Volvo Group will build a massive new distribution center in Byhalia, Miss., that should employ around 250 people.

The 1 million-square-foot distribution center will support the company’s Mack, Volvo and UD truck brands, as well as Volvo Construction Equipment and Volvo Penta. 

10. Eastgate Set for Possible Makeover -

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

11. Untapped Potential -

Since April 24, a crowd estimated at a few thousand people has flocked to the castle-like structure at 495 Tennessee St. for the chance to hang out at the Tennessee Brewery and enjoy a bar, food trucks, music and good company.

22. Exeter Property Group Acquires Industrial Portfolio -

Exeter Property Group has acquired a 4.4 million-square-foot industrial portfolio – including four properties in Memphis – for $132 million.

Exeter recently acquired the properties located in Memphis, Nashville and Columbus, Ohio, from LNR Property LLC, a special servicer appointed to the portfolio upon its transfer from London-based Strategic Realty Advisors Ltd. in June 2013.

The Memphis industrial market saw the return of speculative development in 2013 and an uptick in tenants seeking blocks of 500,000 square feet or more.

After suffering through a prolonged slump in industrial construction activity following the economic collapse and resulting recession, industrial development outside of Shelby County in the Memphis market roared back to life in 2013.

A couple of weeks ago, my colleague Andy Cates penned an article regarding the impact of e-commerce on distribution and industrial real estate. If you think about it, regardless of the channel you use to buy, the item you purchase still has to get from seller to buyer in some manner. From a distribution perspective, as more people order online rather than shop in retail stores, more distribution is moving to direct-to-consumer and that will have an impact on distribution strategy. 35. The Panama Effect -

The expansion of the Panama Canal will affect the supply chain of businesses across the country, including those involved in Memphis industrial real estate.

The 48-mile Panama Canal connects the Pacific Ocean to the Atlantic Ocean through the Caribbean Sea. The $5.2 billion expansion will allow bigger container ships through the canal, providing a more efficient way of moving a large number of containers.

38. Patterson Warehouses Adds Space -

Patterson Warehouses Inc. is boosting its longtime local presence with a new lease in DeSoto County.

The renowned player in Memphis’ third-party logistics industry is leasing 237,952 square feet of Class A space in Marathon Distribution Center, 295 Marathon Way in Southaven.

39. J-Line Pump Growing in Collierville -

A local pumping equipment manufacturer is increasing its presence in the Collierville market. 

J-Line Pump Co., doing business as American-Marsh Pumps, bought the 81,260-square-foot warehouse on 12.4 acres at 550 E. South St. for $1.4 million. This will be in addition to the adjoining 110,000-square-foot warehouse at 185 Progress Road the company has occupied since 1999.

40. Brothers to Open Brewery on Broad -

A new craft brewery is coming to one of Memphis’ up-and-coming areas – the Broad Avenue Historic District.

Wiseacre Brewing Co., a concept from brothers Kellan Bartosch and Davin Bartosch, has leased 13,000 square feet at 2783 Broad Ave. and is planning to open by late 2013. They chose the old warehouse for its “big open space” and the Binghampton neighborhood for its community appeal.

Memphis area industrial brokers are reporting an increase in activity with third-party and proprietary logistics companies involved in distribution of medical/pharma-related product.

During the second half of this year, several local companies have inked new leases that will expand their overall space in the Memphis area, creating new jobs in the process.

45. Bioventus Inks Deal for 40,000 Square Feet -

A Durham, N.C.-based biologics company is relocating its Memphis presence, signifying a boon to the Northeast office submarket.

Bioventus LLC has inked 38,880 square feet of office and manufacturing space in Goodlett Farms Business Campus, 1900 Charles Bryan Road, in Cordova.

46. Gen X Inks State’s First Location on Austin Peay -

A trendy Vernon, Calif.-based retailer has inked its first Tennessee location in Austin Peay Plaza.

Gen X Clothing Inc. signed a 35,000-square-foot lease at 3252 Austin Peay Highway. The space was formerly occupied by Big Lots.

47. Seminar Underscores Commercial Sectors’ Highs, Lows -

Memphis’ commercial real estate market for the most part appears to mirror national trends, with all four sectors boasting challenges and bright spots so far this year.

That was a message a room full of real estate professionals received when The Daily News hosted its second annual Commercial Real Estate seminar Thursday, Nov.1, at the Memphis Brooks Museum of Art, sponsored by Magna Bank and Evans Petree PC.

48. West Tennessee Sites Designated Foreign Trade Zone -

The United States Foreign Trade Zone Board has announced the approval of a new Grant of Authority for West Tennessee.

The new designation will allow for existing and new companies to benefit from being located in a foreign trade zone. Ten sites have been designated in West Tennessee.

49. Capital Influx -

Capital is finally being set free in the Memphis industrial market, with opportunities on both the buy and sale side of investment deals.

Nearly $200 million has been spent since June, as public and private institutional buyers alike make large plays.

50. Seminar To Tackle Commercial Conditions -

While many commercial real estate professionals would like to forget about 2011 altogether, celebrating increases in 2012 is necessary for morale.

Shelby County experienced the most second-quarter sales this year since the second quarter of 2008, and the highest quarterly sales revenue since the second quarter of 2007.

A growing Philadelphia-based value retailer has inked a substantial industrial lease deal in Olive Branch.

Five Below Inc. has leased 605,427 square feet in Hacks Cross Logistics Center Building 1, 9105 Hacks Cross Road.

52. Cates Among Top Tier of US Colliers Brokers -

Andy Cates, executive vice president of brokerage with Colliers International Memphis, has been inducted into the Everest Club – the top 10 percent of all U.S. Colliers brokers for the 12-month period ending June 30.

53. Lease Takes Appling Farms to Capacity -

A distributorship of Pella Corp. has inked 11,300 square feet in Appling Farms Corporate Park, 6972 Appling Farms Parkway.

54. New Day Coming for Sears Crosstown Urban Village -

The historic Sears Crosstown building in Midtown Memphis is being redeveloped as a mixed-used vertical urban village, with nine “founding partners” in local health care, education and arts organizations that have signed on to occupy 600,000 square feet of the total 1.4 million square feet of space.

Invacare Continuing Care Inc. has inked a 3,500-square-foot lease at 4187 Senator St. in Southeast Memphis.

56. Dot-Com Moves Distribution To Memphis -

Wilsonville, Ore.-based LinenTablecloth.com has entered the Memphis industrial market, leasing 82,500 square feet at 3046 Datsun Drive for its new distribution center.

57. History for Sale -

Three historic properties in the Midtown and Downtown areas are on the market, all listed with major Memphis commercial real estate firms.

The most recent listing is the Hunt-Phelan house at 533 Beale St., priced at $2.9 million with Henry Stratton and Andy Cates of Colliers International Memphis. The mansion has hosted guests including Ulysses S. Grant, Jefferson Davis, Andrew Jackson and Andrew Johnson.

58. Hunt-Phelan Listed With Colliers for $2.9M -

Downtown’s Hunt-Phelan house – a historic mansion at 533 Beale St. that hosted guests including Ulysses S. Grant, Jefferson Davis, Andrew Jackson and Andrew Johnson – has been listed on the market for $2.865 million with the Memphis office of Colliers International.

59. Dunavant Development Buys Bartlett Logistics Portfolio -

Dunavant Development Co. has reached a deal to buy Bartlett Logistics, a 515,000-square-foot multi-tenant flex portfolio consisting of Bartlett Logistics Park, at 8370-8500 Wolf Lake Blvd., and Stage Hills Industrial Park, 3080-3150 Stage Post Road. Dunavant bought the property from CMLT 2008-LS1 Wolf Lake Drive LLC (LNR Partners).

60. Aren Buys SE Memphis Warehouse For $1.3M -

Trane U.S. Inc. has sold its parts distribution center in Southeast Memphis for $1.3 million.

Aren Investments LLC of Memphis acquired the 99,375-square-foot distribution warehouse at 4250 Concord Road. The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

61. Dunavant Development Buys Bartlett Logistics Portfolio -

Dunavant Development Co. has announced it’s reached a deal to buy Bartlett Logistics, a 515,000-square-foot multi-tenant flex portfolio consisting of Bartlett Logistics Park, at 8370-8500 Wolf Lake Blvd., and Stage Hills Industrial Park, 3080-3150 Stage Post Road.

62. Tax Factor -

A few months ago, Memphis Mayor A C Wharton Jr. was recounting to an audience of businessmen a recent breakfast he’d had with a site location agent.

That agent had a client out of California looking at sites in the Memphis area for a project. The location agent had drawn up what the financials for the project might look like – and it included $25,000 in attorney’s fees.

63. Fla. Company Buys Cordova Retail Center -

Coral Springs, Fla.-based Swiss Capital Group LLC has acquired The Shops of Woodland Hills in Cordova for $3.1 million.

A Middletown, Conn.-based office supply printing company has entered the local industrial scene, taking advantage of Memphis’ centralized logistical capabilities.

XSE Group Inc. has leased 40,214 square feet in Building 14 of Airport Distribution Center, 4006 Airpark St., owned by San Francisco-based ProLogis Inc.

The Memphis Area Association of Realtors Commercial Council honored the top performers in commercial real estate for 2011 at the 11th annual Pinnacle Awards gala, held Tuesday, April 24, at the Holiday Inn University of Memphis.

68. Memphis Advantage -

As the industrial market approaches the end of the first quarter, a handful of deals have local brokers encouraged that the city’s bread-and-butter sector is poised for recovery.

Recent notable industrial leasing transactions – all of which occurred in Class A bulk warehouses – include Trane U.S. Inc.’s 625,000-square-foot lease in Chickasaw Distribution Center; Kimberly Clark Corp.’s 556,000-square-foot lease in Airways Distribution Center; and Impact Innovations’ 275,000-square-foot space at Southridge Corporate Park.

The Memphis Metro is an interesting industrial market. Like many other markets, we’ve begun to see positive signs in the numbers: We ended 2011 with positive absorption of more than 1.6 million square feet.

70. IDI Bringing 3 Buildings to DeSoto County -

Industrial Developments International Inc. is in the midst of adding one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

71. Fed Report: Activity Picks Up in Memphis -

The Federal Reserve sees an improving economy and a pickup in economic activity in the central bank’s Eighth District, its regional territory that includes Memphis.

A report released this week by the Fed – the so-called “beige book” – notes that economic activity in the Eighth District has expanded at a modest pace since the Fed last looked at the area.

72. The Right Place -

When people think of Memphis, they might picture an aerial shot of Downtown – skyscrapers, The Pyramid and all.

But Andy Cates’ view of Memphis is different. He sees the city’s “dirty, industrial real estate.”

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

A local camera- and lens-rental company is expanding into a significant amount of space in the already tight Northeast submarket.

LensRentals.com has signed a 16,800-square-foot lease in Cordova’s Trinity Ridge Business Center, 7730 A Trinity Road, suite 110.

82. Driver Services Center Site Sells for $1.6M -

An Omaha, Neb.-based real estate investment firm has acquired a single-tenant office building near Poplar Avenue and the Union Avenue crossover.

Circo Enterprises LLC purchased the 10,180-square-foot Department of Safety & Homeland Security building at 3040 Walnut Grove Road for $1.6 million.

With the local commercial real estate industry showing signs of a rebound, it still appears the bounce back has a ways to go to a full recovery.

FedEx, St. Jude Children’s Research Hospital, AutoZone, International Paper, Conwood, Smuckers, Asics, Nucor and Electrolux – all are major corporations either headquartered here or choosing to have major manufacturing or distribution centers here.
