International Paper is preparing to move forward with an exterior crosswalk connecting its new office tower to the company’s existing campus.

International Paper applied Monday, Sept. 22 for a $2.75 million building permit through the city-county Office of Construction Code Enforcement for the crosswalk that would span International Drive and connect the new office building at 1760 International Dr. to the Memphis-based company’s East Memphis world headquarters, which is located on Poplar Avenue just east of West Massey Road.

Orangetheory Fitness has signed a lease at Stonecreek Centre at Poplar Avenue and Forest Hill-Irene Road in Germantown.

Orangetheory Fitness will occupy 3,167 square feet at the location. Orangetheory Fitness is a workout method that is broken into intervals of cardiovascular and strength training while using heart rate monitors to keep heart rates in a targeted zone to stimulate metabolism and increases energy.

5. Memphis Economic Indicator Shows Business Optimism -

The results of the second Memphis Economic Indicator, a new survey measuring general business sentiment jointly produced by The Daily News and Dixon Hughes Goodman LLP, reflect a modest overall improvement in optimism among business leaders compared to last quarter’s survey results.

The Shopping Center Group is seeing activity perk up a bit in 2013 following several years of sluggishness in the local retail market due to the recent recession.

Circa plans to relocate west to Chickasaw Crossing, 2855 Poplar, in the space where Ronnie Grisanti’s restaurant operated for years.

Independent Bank has expanded its headquarters at I-Bank Tower to primarily accommodate its Mortgage Lending Division.

12. LGSTX Services Expands Local Warehouse -

LGSTX Services Inc. is relocating and expanding its Memphis warehouse operations. The Wilmington, Ohio-based firm, which specializes in aviation support and facility services, has leased 184,680 square feet across two facilities in the Southwide Distribution area at 363 Burma Road and 410 Burma Road.

13. Owner of East Memphis Office Building Files Loan -

An entity called 1717 West Massey LLC has filed a $3 million loan through Financial Federal Savings Bank on the 18,722-square-foot office building at 1717 W. Massey Road.

14. Benz Repair Shop to Open On Cooper St. -

A high-end automobile maintenance and repair shop soon will be added to Cooper-Young’s booming portfolio of local businesses.

Shane Herbers, founder of Midtown Motor Werks, has leased 5,000 square feet at 795 S. Cooper St. from Richard Sullivan.

15. State Court Adopts Code of Conduct -

The last time the ethics rules for Tennessee judges were rewritten the Soviet Union still existed and Tennessee Supreme Court justices ran in contested elections.

The Tennessee Supreme Court this month ended a two-year review of the state court system’s code of judicial conduct by adopting the new rules for the conduct of judges across the state. It is the first major revision since 1990.

17. Cordova Hastings Store to Close -

Entertainment retailer Hastings Entertainment has operated a store in Cordova for the last four years.

But the location at 1245 Germantown Parkway, where the chain has operated in a 25,000-square-foot space since 2007, has long been unable to hit the company’s earnings target. That’s according to Hastings chief financial officer Dan Crow, who cited that and the fact “we just didn’t have sufficient volume” at the location as reason the company is closing it in early December.

18. JLS Enterprises Buys SE Market Warehouse -

A 51,000-square-foot industrial building in the Southeast submarket has traded hands. JLS Enterprises LLC purchased 4021 Delp St. in Airport Industrial Park for $850,000. The warehouse currently houses Coca-Cola Enterprises Inc. and is 100 percent occupied.

Quail Hollow Office Partnership has financed four office condominium parcels through Regions Bank for a total $1.7 million. Pacific Logistics Corp. has signed a lease for its first Memphis-area location, which will serve as a regional hub for the company’s growing shoe and retail business.

Conway Services Heating, Cooling & Plumbing has signed a new lease to accommodate space for its growing service team.

One of only two retail developments on tap this year in West Memphis is on the verge of breaking ground.

Marketplace Development LLC closed last week on 3.11 acres in the shadow of Wal-Mart Super Center in West Memphis, where the group plans to build a 29,340-square-foot retail center.

26. Esoteric Labs Takes Next Step for Expansion Project -

After winning a tax break last month to support the development of a new business campus, American Esoteric Laboratories of Memphis now is seeking approval of design plans for the project.
AEL, a provider of clinical laboratory services to hospitals and doctors throughout the region, has proposed building a one-story, 70,000-square-foot office building near Whitten Road and Interstate 40.
The development is slated for the north side of Century Center Drive, west of Whitten, and the plans are on tap to be voted on at Thursday’s Memphis-Shelby County Land Use Control Board meeting.
The board’s meeting starts at 10 a.m. in the City Council chambers at City Hall, 125 N. Main St.

29. Judges Must Avoid Appearance of Bias, Court Rules -

The U.S. Supreme Court ruled Monday that elected judges must step aside from cases when large campaign contributions from interested parties create the appearance of bias.

By a 5-4 vote in a case from West Virginia, the court said that a judge who remained involved in a lawsuit filed against the company of the most generous supporter of his election deprived the other side of the constitutional right to a fair trial.

Details: Central Church Inc. has bought a 20.9-acre parcel of vacant land directly behind its 2005 Winchester Blvd. location in Collierville for $1.8 million from the Marion L. Waldrup Sr. Revocable Living Trust, Frederick T. Stukenborg, Trustee.

Zoned residential, the property fronts South Houston Levee Road on the eastern side of the road. Central Church administrator Jim Pritchard said the land acquisition was strategic for the church.

“It’s the last piece of property that’s between us and Houston Levee, and obviously they don’t make any more of that (land),” Pritchard said. “Over the last five years we’ve just been praying and searching the Lord and seeing what might work out, and He just orchestrated it in such a way that we were able to purchase that property, so we moved to that end.”

The Shelby County Assessor of Property’s 2008 appraisal is $682,900.

Pritchard said the church plans to build a road through the property, connecting the church with South Houston Levee Road, but nothing is imminent since the church would need approval from Collierville before moving forward.

“That’s a pretty important piece to be able to have access to Houston Levee at some point in the future,” Pritchard said, “so we thought that was something the Lord would have us go ahead and do.”

Details: A development group called Poplar Station South GP has filed a construction loan for $785,000 for a vacant lot that sits on the south side of Poplar Avenue, east of Ridgeway Road and west of West Massey Road. The lender is SunTrust Bank. The loan document included an assignment of rents, security agreement and fixture filing, and a separate assignment of rents and leases was signed in conjunction with the sale. The 6,000-square-foot lot will house a 5,000-square-foot retail center, said John B. Walker, managing partner at Poplar Station South GP. The address of the center will be 6267 Poplar Ave. “It’s a retail building,” Walker said. “It is (100 percent) leased. We’re trying to get our plat recorded; if we get our plat recorded, we’re going to start construction this week.” Walker said the plan is to finish the retail center by April or May.

With the purchase of two Parkway Village shopping centers, a Texas investor has moved closer to his goal of owning a million square feet of commercial real estate in Memphis.

Parkway Fox LP, a limited partnership headed by Houston-based businessman Dr. Hardam Azad, bought the Parkway Village Center strip malls – plus a handful of outparcels – for $9.1 million from the Margaret Y. Henrich Estate. The sales closed late last week.
