Owners of property in the city of Memphis who owe past-due property taxes can now make their payment to the Shelby County Trustee.

The trustee’ s office began collecting delinquent city of Memphis taxes effective May 15. Property owners with delinquent 2011 city of Memphis realty taxes should have begun receiving notices by certified mail starting in late May. A notice was also enclosed if property owners were delinquent on their 2011 Shelby County realty taxes.

Last year was a banner year for adaptive reuse projects in Midtown and Downtown.

Developers announced plans for the Sears Crosstown building, Overton Square, Hotel Chisca, James Lee House and old United Warehouse in the South Main Historic Arts District. Construction began on The Pyramid, turning it into a 220,000-square-foot mega-Bass Pro Shop Outdoor World, and Memphis in May moved into its new headquarters at 56 S. Front St., a 14,600-square-foot building that’s on the National Register of Historic Places.

59. SunTrust Banks Posts Jump in Fourth-Quarter Net Income -

SunTrust Banks Inc. said Friday that its fourth-quarter net income soared, helped by mortgage-related and investment banking income.

The Atlanta-based regional bank earned $350 million, or 65 cents per share, for the last three months of 2012, up from $71 million, or 13 cents per share, in the same quarter a year ago.

67. Mortgage Gains Point to Solid 2013 -

Shelby County’s mortgage market made decent strides during the past 12 months, posting gains over 2011 and foreshadowing a healthy 2013.

Banks and mortgage lenders made 8,028 purchase mortgages in Shelby County during 2012, a 17 percent improvement from the 6,862 mortgages during 2011, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

In the financial services world, the compliance work overseen by legal counsel has grown in prominence and importance.

Banks and investment firms have been dealt a slew of new regulations – so much so that some small banks in Memphis and beyond say they’re now at the limit of the compliance costs they’re able to pay for. For other firms, expanding the company infrastructure to include new compliance and legal capabilities is a natural byproduct of business growth and staff additions.

A partnership called Crisscross Partners LLC has paid $1.1 million for a 22.19-acre vacant parcel at 115 Crisscross Lane in Collierville.

75. Exeter Buys West Memphis Warehouse for $15.6 Million -

Pennsylvania-based Exeter Property Group has snatched up the Smucker’s distribution warehouse in West Memphis for $15.6 million.

The 600,000-square-foot facility was a foreclosed property from Bank of America, which was selling it with a year-end anticipated closing, said Matt Brodnik, Exeter’s director of capital markets.

76. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

80. County’s Mortgage Market Up 7 Percent -

If they had any worries about next year’s taxes, the fiscal cliff and economic uncertainty, the local mortgage market saw borrowers brush them aside during November.

Continuing a pattern that’s been more the rule than the exception this year, Shelby County’s mortgage market keeps growing at a steady clip, and continued doing so through last month. Total mortgage volume countywide in November was up 7 percent over November 2011, climbing to almost $93 million in November 2012 from about $87 million during the same period last year, according to real estate information company Chandler Reports, www.chandlerreports.com.

The Midtown real estate market has long been an anomaly compared to its Bluff City counterparts, with fundamentals as diverse as its demographics.

“The types of real estate that you’ll find in Midtown can be some of the most expensive or some of the most modest when it comes to prices and facility,” said Gary Myers of Gary Myers Co. “Retail in particular.”

96. Hilliard Crews Buys Land In Collierville for $4.3 Million -

Hilliard Crews Partnership has paid a combined $4.3 million for roughly 67 acres of land in Collierville from Shea Partners.

The buying partnership, composed of Hilliard R. Crews Jr. and Hilliard LLC, bought the vacant parcel in two special warranty deeds Oct. 31 from an entity composed of Boyle Investment Co. and Boyle North Co. LLC.

If a Wells Fargo & Co. survey is any indication, there’s no way to sugarcoat it: The retirement years look bleak for a large swath of the U.S. population. Take the fact that, according to the survey, more than one-third of respondents might find themselves living close to poverty in their golden years.
