The 320-unit Waterford Place Apartments in Southeast Shelby County has sold to an entity affiliated with Chicago-based Trilogy Real Estate Group for $28.3 million, or about $88,438 per unit.

TMF III Waterford Place Partnership purchased the complex in an Oct. 16 special warranty deed from WRF-Waterford Place LLC, an entity related to Boston-based real estate investment trust Winthrop Realty Trust. Winthrop bought the property in April 2012 for $21.5 million.

25. Owner Files $1.7 Million Loan on Arlington Center -

The new owner of the 13,658-square-foot retail center at 9915 U.S. 64 in Arlington has filed a $1.7 million loan on the property.

HGG Investments LLC filed the deed of trust May 6 through First Citizens National Bank. The financing was in conjunction with HGG Investments obtaining the property in a quitclaim deed from Robert E. Harris, Beverley R. Harris, Becky J. Graybill and Andrew P.P. Golay.

The world’s largest maker of athletic gear has signed a lease in Memphis’ Southeast industrial submarket to handle its newly acquired NFL contract.

75. High-Dollar Deal Boosts Commercial Real Estate -

Following what has become a pattern, the local commercial real estate market in September was salvaged by one large deal that offset an otherwise dreary month.

This time it was Resource Real Estate Inc. to the rescue. The Philadelphia-based company bought the Wyndridge Apartments for $9.5 million Sept. 29 and carried the weight for Shelby County’s commercial activity during the month.

76. New Owner Hopes to Improve Apartment Complex -

Philadelphia-based Resource Real Estate Inc. has pulled the trigger on Shelby County’s third-largest commercial real estate deal of the year, paying $9.5 million for the Wyndridge Apartments in a special warranty deed.

77. CN’s Harrison Yard Elevates Railroad, Memphis -

E. Hunter Harrison’s railroad legacy was cemented last week when Canadian National Railway Co. renamed its Johnston Yard freight car switching facility after him.

79. Arlington Center Sells for $1.8 Million -

Southeast Investments LLC of Slidell, La., has bought a 23,952-square-foot retail center at 6050 Air Line Road in Arlington for $1.8 million in a deed in lieu of foreclosure. The sellers were Pleasant Place LLC, Waymon H. Welch, Danya Welch, Dawn Welch, Jon E. McCreery and Phillip Chamberlain. The sale closed Sept. 2.

80. Redevelopment Ahead for Poplar-Colonial Intersection -

Change is coming to a busy East Memphis intersection, where a car wash will soon be built as the first piece of a larger redevelopment plan.

SunShine Car Wash is planning a new facility at the southeast corner of Poplar Avenue and Colonial Road, on land the company’s owners recently acquired. Last month a group called BCH Investments LLC bought three parcels – 4811, 4825 and 4831 Poplar Ave. – for $1.4 million.

81. Another Black Eye for Commercial Real Estate -

Commercial real estate sales suffered yet another decline in July as the ongoing economic crisis and tightened lending landscape continued to wreak havoc on the market.

Just 45 sales were made last month in Shelby County, down 24 percent from 59 sales in July 2008 and even down 15 percent from 53 sales in June, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

Although Norfolk Southern Corp.’s planned $129 million intermodal yard won’t be built within the city limits but instead in neighboring Rossville, Memphis’ logistics and distribution industries stand to benefit from the railroad’s decision to expand its local presence.

The Sharp Manufacturing plant in Hickory Hill has always been a symbol as much as a working part of the city’s economic infrastructure.

The plant on South Mendenhall Road represents the city’s first truly international big business presence. It opened in 1978 after Japanese executives came to Memphis to negotiate directly with city leaders. And once the deal closed, a now-legendary picket line was thrown up by local union leaders. The picketing symbolized organized labor’s determination to have a voice in local economic development.

But even people who don’t cross railroad tracks during their commutes are likely to hear the distant blare of horns at some point during the day as locomotives make their way into and out of the city.

87. Industrial Real Estate Shows Rare Q1 Weakness -

Industrial real estate in many ways is the backbone of Memphis’ economy, providing warehouse and distribution space to the myriad transportation companies that move freight in and out of the city.

That sector began 2009 by showing rare signs of weakness, suffering its first three-month period of negative absorption since late 2007. The Memphis Metropolitan Statistical Area saw a loss of 521,677 square feet in the first quarter, according to quarterly data released last week by the Memphis office of CB Richard Ellis.
