5. Coffee, Beer Bar Coming Downtown -

Downtown residents and visitors will soon be able to grab a cup of joe, locally brewed beer and a fresh sandwich or salad in one convenient spot.

Taylor Berger, partner in YoLo Frozen Yogurt & Gelato, and partners Mitch Buckner (of Bella Café in Pink Palace) and Daniel Flanagan (of Chiwawa, the newly opened Southern-inspired eatery near Overton Square) have signed a lease for 2,755 square feet of retail space in the ground floor of Van Vleet Flats, 122 Gayoso Ave.

Hollywood Feed has renewed and expanded two of its Memphis locations.

The retail business has been described in recent times as Darwinian in nature to those in the industry, meaning formats come and go as competition intensifies each year.

That concept is apparent in retail chains having trouble finding the best real estate for new locations as antiquated strip centers retain high vacancies. Or in the resurgence of upscale retailers, while dollar stores are simultaneously expanding at a rapid clip.

23. Austin Peay Walgreens Financed for $2.3 Million -

A Walgreens store on Austin Peay Highway has been financed by its California-based ownership group, Antioch-Memphis Partners, for $2.3 million.

The 14,392-square-foot Class A store is situated on 1.9 acres at the northwest corner of Austin Peay and Singleton Parkway. Walgreen Co. began a 75-year lease on the property, which the Shelby County Assessor appraised this year at $2.2 million, when it was built in 2002.

24. Highpoint Church Buys Briarcrest’s East Memphis Campus -

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

25. Seminar Underscores Commercial Sectors’ Highs, Lows -

Memphis’ commercial real estate market for the most part appears to mirror national trends, with all four sectors boasting challenges and bright spots so far this year.

That was a message a room full of real estate professionals received when The Daily News hosted its second annual Commercial Real Estate seminar Thursday, Nov.1, at the Memphis Brooks Museum of Art, sponsored by Magna Bank and Evans Petree PC.

The quick-service food concept Panda Express has entered the Memphis retail market on the city’s highest-trafficked surface street.

The Chinese restaurant chain will open a 2,665-square-foot new prototype store in Cordova in early September at 577 Germantown Parkway in front of Walmart Supercenter.

36. Colliers Trio Nearly Triples Retail Portfolio -

In the past 12 months, Colliers International Memphis’ retail team of Andrew Phillips, Ed Thomas and Laura Frazier has grown its retail portfolio from about 300,000 square feet to nearly 850,000 square feet.

Two big retail deals have recently been inked on the Poplar Avenue corridor, soon filling empty spaces on the city’s busiest street.

A new Family Dollar is going in the old Stringer’s Garden Center site at 2974 Poplar, while Office Depot and Hollywood Feed are going in the former Samuel’s Furniture space at 5502-5510 Poplar, near South Yates Road.

A fully leased Downtown office building has traded hands for more than twice its assessed value.

309 Monroe Property LLC purchased the 22,792-square-foot property at 309 Monroe Ave. for $3.3 million. The Shelby County Assessor of Property’s 2011 appraisal was $1.5 million.

56. Morris Auction to Hold Multi-Property Auction -

Morris Auction Group will auction seven commercial properties Friday, April 13, at noon, at the company’s headquarters, 2687 Mt. Moriah Terrace.

The multi-property auction will include a Southeast Memphis office building, four office buildings in East Memphis, 30 acres of a former shopping center on American Way and a carwash in Horn Lake. All will sell absolute, meaning regardless of price.

57. Former Cleo Site Sells For $2.6M -

A Memphis-based buyer has bought more than 1 million square feet formerly occupied by Cleo Inc. gift-wrapping company in Airport Industrial Park Section A for less than two-thirds of the listing price.

A high-end automobile maintenance and repair shop soon will be added to Cooper-Young’s booming portfolio of local businesses.

59. Riding High -

The traditional enclosed shopping mall is supposedly a retail relic, a throwback to the days when most consumer buying activity occurred behind bricks and mortar.

Fifteen years after it opened, though, Wolfchase Galleria is still holding on, maintaining a high occupancy rate, bringing on innovative concepts that fit into the mall’s existing mix and having recently announced a group of new tenants.

60. Strong Retail Sales are Sign of Improving Economy -

NEW YORK (AP) – Americans stepped up their spending in February, boosting sales at many stores and offering the latest sign that shoppers are feeling more confident in the economy.

As merchants reported their monthly sales figures Thursday, a diverse group including Target and Macy's reported sales gains that exceeded Wall Street estimates. Even Gap Inc., long mired in a sales slump, posted an unexpected increase.

Last September Kroger Co. purchased nine Memphis-area Schnucks grocery stores.

Eight of the stores reopened as Kroger and the ninth remained vacant.

66. Grinding it Out -

After most recessions, real estate bounces back.

But the Great Recession has been notably different – long, deep and very prolonged.

To those who pushed for its development, the park is new life for a culture that had faded a bit from its popularity of the 1980s but never really went away.

88. Cordova Hastings Store to Close -

Entertainment retailer Hastings Entertainment has operated a store in Cordova for the last four years.

But the location at 1245 Germantown Parkway, where the chain has operated in a 25,000-square-foot space since 2007, has long been unable to hit the company’s earnings target. That’s according to Hastings chief financial officer Dan Crow, who cited that and the fact “we just didn’t have sufficient volume” at the location as reason the company is closing it in early December.

A Rome, Ga.-based surface components manufacturer is relocating its distribution facility to the Southeast Memphis industrial submarket.

Capitoline Products has signed a 23,500-square-foot lease at 5805 Advantage Cove, confirmed the firm’s co-owner, L.G. Smith. The company is currently located off Lamar Avenue.
