SDK Properties LLC sold the center at 105 Crescent Drive to Store Master Funding VII LLC for $2.5 million and the center at 1649 S. Shelby County homebuilders filed 70 permits in February averaging 3,142 square feet and $222,975, according to real estate information company Chandler Reports, www.chandlerreports.com. That compared to 72 permits filed in February 2012, averaging 3,520 square feet and $294,109.

The announcement Raymond James Financial Inc. is dropping the Morgan Keegan name was made during Raymond James’ first quarter earnings conference call last month. Arenda, working under the name Madison 324 LLC, closed on the purchase from G&I IV Madison LP on Wednesday, June 20. G&I is a joint venture between New York-based investment advisor DRA Advisors LLC and Memphis’ Fogelman Properties.

35. Housing Market Slowly Improving -

Memphis last month was named as one of 29 metropolitan areas to be included on the National Association of Home Builders/First American Improving Markets Index, which is now nearing 100 cities.

The index identifies metro areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. Other notable new entrants to the list in February were Miami; Boston; Detroit; Kansas City, Mo.; Portland, Ore.; and Salt Lake City.

While the holidays typically slow down the pace of building new homes, November’s permits took a bigger hit than usual as the industry continues to work through the recession.

Shelby County homebuilders filed 38 permits last month, a 34.5 percent decrease from 58 permits the same month a year ago, according to real estate information company Chandler Reports, www.chandlerreports.com.

50. Schilling Farms Land Sells for $2.4M -

     A group of investors related to Belz Enterprises Inc. and Makowsky Ringel Greenberg LLC has bought 18.31 acres of land in Collierville's Schilling Farms Planned Development for $2.4 million from Colonial Properties LLC.
     The buying entities and their percentage of ownership are Belz Investco GP (50 percent); LMR LP (31.22 percent); LMR V LP (17.78 percent); and MRG LLC (1 percent). The sale closed May 1.
     The property, which is on the north side of Winchester Road near West Schilling Blvd., eventually will be developed into multifamily housing, said Michael Greenberg, CEO of Makowsky Ringel Greenberg.
     "It's premature, although our plan pretty far down the line will be to develop it for apartments," Greenberg said. "The land is vacant and zoned, and we're just now going into the design process, so it will be a while before we submit plans and try to pull permits."
     Despite not being able to pin down a timeline, Greenberg said it made sense to invest in Schilling Farms and Collierville.
     "We think Collierville is a good market," he said.
     Schilling Farms is a $350 million, 443-acre, mixed-use planned development on the western edge of Collierville. It's being developed by Boyle Investment Co.
     The seller, Colonial Properties, bought the land in June 2006 for $2.2 million from Runnels Family Holdings LLC.
