26. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

A new excise tax will be levied on medical devices beginning Jan. 1, and the impact will be significant for medical device companies with a Memphis presence.

Memphis-based CLI Inc. has bought the 102,570-square-foot warehouse at 5837 Distribution Drive in Hickory Hill for $1.3 million from Tenoh LLC. The sale closed July 11.

Office sublease space reached a record high in the first quarter, and local experts are forecasting even more leases from one lessee to another to hit the market prior to year-end.

Office subleasing totaled 600,664 square feet during the first three months of the year, according to Cushman & Wakefield/Commercial Advisors LLC’s Q1 office market report. That’s nearly 14 percent of total available space.

Bluff City Coffee, the coffee and snack shop in Downtown’s South Main Historic Arts District, has recently unveiled some aggressive expansion plans.

The local eatery has leased a 3,000-square-foot kitchen in the Pembroke Building, 119 S. Main St., in the space behind the Center for Southern Folklore.

FTS USA has signed a 4,002-square-foot lease in East Pointe Business Center, 3915 S. Mendenhall Road.

91. Tunica Recovery -

Two weeks after rising Mississippi River floodwaters forced a mandatory closure of all of Tunica County’s nine casinos, the area is doing its best to recoup.

Six of Tunica County’s nine casinos and resorts remain closed. Tunica County Emergency Management officials and the Mississippi Gaming Commission are currently working with all nine casino resorts in an effort to assess flood damage, begin the clean-up process and prepare for facility re-openings.

The New York-based entertainment company that owns Elvis Presley Enterprises is being bought by Apollo Global Management, an asset management firm.

The planned merger of CKx Inc. into Apollo, also of New York, was announced Tuesday morning and is still awaiting the approval of CKx stockholders. The CKx board of directors has recommended approval.

Clearbrook Village Apartments LLC, a limited liability corporation associated with Brooklyn, N.Y.-based Besyata Corp., has bought Clearbrook Village apartments at 3516 Tall Oaks Circle from Alliance ES Clearbrook Village LLC for $2.7 million.

97. WPG Americas Signs Lease in Southaven -

A San Jose, Calif.-based worldwide electronics distributor is entering the Memphis area with full force.

WPG Americas Inc. has signed a 54,000-square-foot lease at Airways Distribution Center, 481 Industrial Drive, in Southaven. The project – a relocation of the WPG America’s New York facility – represents a $1.5 million investment by the company and will create 60 jobs over the next three years.

98. Mt. Zion Upgrades to Larger Church in Frayser -

Two Memphis area churches have closed on a deal that’s been in the pipeline for about a year and a half.

Mt. Zion Baptist Church, 1280 Stonewall St., bought the 36,000-square-foot church at 1621 Dellwood Ave. in Frayser from Schoolfield United Methodist Church Inc. for $500,000.
