3. Centennial Crossing Parcels Sell for $3.4 Million -

Two parcels in the Centennial Crossing shopping center in Southeast Shelby County have sold for $3.4 million following foreclosure.

An entity called 7915 Winchester Road Holdings LLC, which is an affiliate of CWCapital Asset Management LLC, bought 7915 Winchester Road and an outparcel of the center in a July 25 substitute trustee’s deed from R. Spencer Clift III of Baker, Donelson, Bearman, Caldwell & Berkowitz PC.

An affiliate of D. Canale & Co. has bought the Downtown property where it will develop a spirits distillery and public tasting room.

7. Owner Files Loan on 3 Gas Stations -

After receiving two convenience stores and gas stations in quitclaim deeds, the new owner filed a $2 million loan on those properties and one other.

The entity, N & S LLC, doing business as Hwy 64 BP, filed the deed of trust July 16 through Renasant Bank. Nizar Lalani Sr. signed the deed as member of the borrower, and he is also related to the ownership entities that quitclaimed the properties.

The Riverfront Development Corp. is filling in a calendar of events at the newly opened Beale Street Landing that stretches into the fall and demonstrates the role of programming in holding the larger public’s interest beyond those coming to the landing now out of curiosity.

10. French Fort Plan Calls for $150 Million Development -

What would begin as 67 apartments in the former U.S. Marine Hospital and nurses’ quarters on the northern edge of the French Fort neighborhood would grow in phases to a $150 million development south of E.H. Crump Boulevard, according to a plan unveiled over the weekend.

11. Downtown Stakeholders Talk Office Space, Riverfront -

Office space is moving east in Memphis for now.

But the head of the Downtown Memphis Commission says that doesn’t appear to be a long-term trend.

“I don’t disagree that that’s happened. I disagree that that will continue to happen over the next 20 or 30 years,” Downtown Memphis Commission president Paul Morris said on the WKNO-TV program “Behind the Headlines.” “If you look at it from the longer-term perspective across America, more and more offices are returning to downtown areas.”

12. EdR Finalizes Sale Of Two Properties -

Memphis-based EdR has completed the sale of two properties to separate companies for a combined $29.9 million, the company announced Wednesday, July 16.

The student housing development and management firm said the sale of Pointe West, a 480-bed community built in 2003 that is about two miles from the University of South Carolina, closed on July 1. The sale of The Reserve on South College, a 576-bed community built in 1999 that is about a half-mile from Auburn University, on July 14.

13. Crews Realty Buys Collierville Acreage for $2 Million -

Three vacant parcels totaling about 231 acres at Tenn. 385 and Houston Levee Road in Collierville have sold for a combined $2 million.

A Germantown-based entity called HL385 Investments LLC, an affiliate of Crews Realty, bought the properties in two July 14 special warranty deeds from Jane Isbell Haynes, Barton F. Haynes, Elizabeth F. Haynes Burnett and Mary F. Haynes Gardner.

16. Citigroup to Pay $7 Billion in Subprime Mortgages Probe -

WASHINGTON (AP) – Citigroup agreed Monday to pay $7 billion to settle a federal investigation into its handling of risky subprime mortgages, admitting to a pattern of deception that Attorney General Eric Holder said "shattered lives" and contributed to the worst financial crisis in decades.

20. Pathmark Inks Lease at I-Bank Tower -

A longtime third-party logistics company is on the move.

Pathmark Transportation Co., which was started in 1984 as a subsidiary of petroleum marketing company Pathmark International before becoming a national logistics provider, has signed a new lease for 3,800 square feet at the i-bank Tower on Poplar Avenue in East Memphis.

21. After the Flood -

When the flood water and debris from Nonconnah Creek receded last week from the Wheel Estate Mobile Home Park on East Brooks Road, it exposed a set of familiar issues for such properties in Memphis.

25. Six Poplar View Office Park Buildings Sell for $1.5 Million -

Six buildings in Collierville’s Poplar View Office Park have sold for $1.5 million.

Poplar View Offices LLC, which lists a Collierville address, purchased the buildings in the Class B office park from Pro Memphis LLC in a June 16 warranty deed. In conjunction with the purchase, the buyer filed six trust deeds totaling $1.2 million through Bank of Bartlett.

26. Malone Center Owner Files $4.1 Million Loan -

The owner of the 23.7-acre Malone Distribution Center near the intersection of East Raines Road and Lamar Avenue in Oakhaven has filed a $4.1 million loan on the industrial property.

Cobalt Industrial REIT II filed the deed of trust with absolute assignment of leases and rents, security agreement and fixture filing July 1 through Wells Fargo Bank NA. The deed encompasses parcels at 4366 Malone Road, 4406 Malone and 4436 Malone.

28. ‘Significant Headwinds’ -

When Gov. Bill Haslam joined local economic development and civic officials at FedExForum in January to announce that Conduit Global would open a call center in Shelby County that would employ 1,000 people over the next three to five years, it provided a much-needed boost to the local office real estate sector.

29. Poplar Plaza to Undergo Renovation -

The venerable Poplar Plaza shopping center at Poplar Avenue and Highland Street near the University of Memphis is slated to undergo a second facelift.

Finard Properties LLC is expected to soon launch extensive exterior improvements to the massive retail center at Poplar and Highland, starting with a fresh coat of paint.

The Shell gas station and convenience store at 2205 E. Holmes Road in Whitehaven has sold for $900,000.

32. Health Choice Selects Abisch to Lead Population Health Services -

Ellen Abisch has joined Health Choice LLC as senior director of population health services. In the newly created position, Abisch will be responsible for designing, implementing and managing population health and wellness programs for the Health Choice network.
Prior to joining the physician hospital organization, she served as manager of benefits and wellness for ServiceMaster.

33. Palazzolo Opens Run for Germantown Mayor -

So far, Germantown Alderman Mike Palazzolo has no opposition in his bid to become the next mayor of Germantown in the Nov. 4 elections.

And his early start campaigning door to door in March and covering about 25 percent of the city so far means he may not in the race to succeed outgoing Mayor Sharon Goldsworthy.

34. Two Centennial Crossing Parcels Face Foreclosure -

The owners of two parcels in the Centennial Crossing shopping center in Southeast Shelby County have defaulted on a loan and are facing foreclosure.

MLC Investors LLC (56.08 percent interest), EJP Investors LLC (38.71 percent) and EK Investors LLC (5.21 percent interest) defaulted on their $5.8 million loan through IXIS Real Estate Capital Inc. dated Nov. 17, 2006, according to a first-run foreclosure notice in the Tuesday, July 1, edition of The Daily News.

Clinton, Tenn.-based Hollingsworth recently acquired the 198,450-square-foot building at 795 Shands Bottom Road in Senatobia from BMW.

39. Raymond James Recommits to Downtown -

Raymond James is extending its commitment to Downtown Memphis, where the investment firm will remain a key part of the city’s skyline for at least another decade.

The firm has reached a deal with Parkway Properties to extend its lease on the Raymond James Tower at 50 N. Front St. until March of 2024.

40. New Nonprofit Charts Role in Blight Fight -

The bulldozer went straight for the leasing office of the former Spanish Oaks apartments on Cazassa Road near Memphis International Airport.

Meanwhile another bulldozer across the two-lane road was deep into demolishing a set of buildings in the old Winchester Park apartments.

Two major Downtown projects that suffered setbacks after the real estate market seized up when the recession battered the economy are poised for a comeback.

NEW YORK (AP) – Priceline has negotiated a $2.6 billion entree into the restaurant business.

The global travel booking king announced Friday it is acquiring the OpenTable Inc. in a deal that would put Priceline into a new business doing for restaurant reservations much what it does for hotel bookings.

Local real estate investment firm Aren Investments LLC has paid $1.1 million for the Haverty’s furniture store at 6870 Winchester Road in Hickory Hill.

52. Renovation, Expansion Underway at Saddle Creek -

The Shops at Saddle Creek has picked up a new tenant as the lifestyle center undergoes a renovation.

Marmi Shoes has leased 1,395 square feet between Vera Bradley and Madewell at Saddle Creek. St. Louis-based Marmi Shoes offers a wide variety of women’s shoe styles and sizes with a European influence. The Saddle Creek location, the first in the Memphis area and the second in Tennessee, is expected to open in the fall.

53. Graceland Hotel Passes Crucial Hurdle -

A new hotel near Graceland has passed a key regulatory hurdle.

The Memphis-Shelby County Land Use Control Board approved a proposal from Elvis Presley Enterprises to build a 450-room hotel on the same side of Elvis Presley Boulevard as the historic Graceland mansion, one of the city’s top tourism sites.

Net Lease Capital Advisors, a national real estate investment company based in Nashua, N.H., purchased the portfolio of three single-tenant medical facilities for approximately $12.1 million from Core Real Estate Capital, which acquired the properties in 2011. The deal closed Tuesday, May 20.

73. Kyocera Inks ProLogis Park Lease Renewal -

ProLogis has landed a major renewal at one of its industrial parks.

Kyocera Document Solutions America Inc., which manufactures and markets network-ready digital copiers and printers, laser printers, color copiers and printers, digital laser facsimiles and multifunctional, wide-format imaging products, has renewed its lease for 300,000 square feet at 5510 Getwell Road in Memphis.

A small group of people gathered last week in the front room of a new Southwest Memphis housing development for senior citizens.

The scene marked the ending of one era in public housing and the start of another as the doors opened to the newest facility in the nearly 20-year makeover of public housing.

75. US Home Sales Rose 1.3 Percent in April -

WASHINGTON (AP) – Sales of existing U.S. homes rebounded slightly in April, but the pace of buying remained below last year's level.

The National Association of Realtors said Thursday that sales rose 1.3 percent from March to a seasonally adjusted annual rate of 4.65 million. Purchases of homes over the past 12 months have dropped 6.8 percent.

NEW YORK (AP) – Darden is setting Red Lobster adrift, but betting that it can still turn around Olive Garden's fortunes.

The company, which is based in Orlando, Florida, said Friday that it would sell its seafood chain and the accompanying real estate to investment firm Golden Gate Capital in a $2.1 billion cash deal. The announcement came despite objections from some shareholders to the plan to separate Red Lobster, which was announced late last year.

WASHINGTON (AP) – Average U.S. rates on fixed mortgages fell this week for a second straight week as the spring home-buying season has gotten off to a slow start.

Mortgage buyer Freddie Mac said Thursday the average rate for the 30-year loan declined to 4.21 percent from 4.29 percent last week. The average for the 15-year mortgage eased to 3.32 percent from 3.38 percent.

A specialty retailer of high-quality tile will open its first location in Memphis later this year.

The Tile Shop is in the final stages of negotiating a roughly 20,000-square-foot lease at 1245 Germantown Parkway, between Cordova Road and Autumn Creek Drive, in the Germantown Square Shopping Center in Cordova, according to company representative Lindsey Rose.
