ProLogis has landed a major renewal at one of its industrial parks.

Kyocera Document Solutions America Inc., which manufactures and markets network-ready digital copiers and printers, laser printers, color copiers and printers, digital laser facsimiles and multifunctional, wide-format imaging products, has renewed its lease for 300,000 square feet at 5510 Getwell Road in Memphis.

7. SK Realty Pays $9.4 Million For Raines Warehouse -

An affiliate of New York-based SK Realty Management has paid $9.4 million for the 658,257-square-foot warehouse at 5555 E. Raines Road in Hickory Hill.

8. Office Team Helps Colliers Expand Local Footprint -

As a part of the Colliers International office in Memphis’ growth strategy, the brokerage office has been expanding its presence in the office sector over the past year by adding a new office team consisting of Frazier Baker and Will Barden.

9. Exeter Property Group Buys Adjacent Warehouses -

Affiliates of Pennsylvania-based Exeter Property Group have paid a combined $9.4 million for the warehouses at 3630 E. Raines Road and 3676 E. Raines Road in Oakhaven.

13. Exeter Buys West Memphis Warehouse for $15.6 Million -

Pennsylvania-based Exeter Property Group has snatched up the Smucker’s distribution warehouse in West Memphis for $15.6 million.

The 600,000-square-foot facility was a foreclosed property from Bank of America, which was selling it with a year-end anticipated closing, said Matt Brodnik, Exeter’s director of capital markets.

14. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

Nearly $200 million has been spent since June, as public and private institutional buyers alike make large plays.

20. Firms Make Investments in Memphis Distribution -

In the past month, a pair of out-of-town firms have scooped up local distribution warehouses, growing its Memphis industrial real estate portfolio and planning for more.

Montreal-based Olymbec USA LLC recently closed on its $1.5 million purchase of 3615 Lamar Ave. from an entity affiliated with Miami-based loan servicer LNR Partners LLC.

21. Aren Buys SE Memphis Warehouse For $1.3M -

Trane U.S. Inc. has sold its parts distribution center in Southeast Memphis for $1.3 million.

Aren Investments LLC of Memphis acquired the 99,375-square-foot distribution warehouse at 4250 Concord Road. The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

22. Exeter Closes On Acquisition Of ProLogis Properties -

Pennsylvania-based Exeter Property Group has closed on its acquisition of 10 Memphis-area industrial buildings for $40 million from San Francisco-based ProLogis Inc.

23. Conn.-Based XSE Group Inks Deal -

A Middletown, Conn.-based office supply printing company has entered the local industrial scene, taking advantage of Memphis’ centralized logistical capabilities.

XSE Group Inc. has leased 40,214 square feet in Building 14 of Airport Distribution Center, 4006 Airpark St., owned by San Francisco-based ProLogis Inc.

Ewing Moving Service Inc. & Storage is relocating its operations in Southeast Memphis for better efficiencies and more office space.

26. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

27. Tubing Maker Doubles Space in Willow Lake -

A Memphis-based tubing supplier is renewing its lease and more than doubling its space in a distressed Hickory Hill industrial park.

Jacob Tubing LP – the U.S. subsidiary of European modular tubing manufacturer Jacob Soehne – has renewed its 10-year lease for 20,232 square feet and expanded into an additional 30,000 square feet at Willow Lake Business Park, 3948 Willow Lake Blvd., in the Southeast industrial submarket.

Colliers International’s industrial team of Andy Cates, Preston Thomas and Mike Driscoll has inked 63 transactions this year. Here’s a rundown on a flurry of recent deals the trio has brokered.

29. Green Shoots -

As the local commercial real estate market approaches the end of 2011, experts say it appears to be in line with national fundamentals for secondary and tertiary markets.

Shelby County commercial sales in the third quarter were the highest sales volume since Q3 2007, with $259 million, according to real estate information company Chandler Reports, www.chandlerreports.com.

30. Arlington Pet Hospital Files $1.2M Permit For Expansion -

Construction plans for a new stand-alone space for a growing Arlington veterinary clinic are under way near its current shopping center space.

Samuel Garrett Davis, founder of Arlington Pet Hospital PLLC, has filed a $1.2 million building permit application with the city-county Department of Construction Code Enforcement for a 5,200-square-foot facility, complete with hospital boarding and grooming capabilities.

31. Franklin Sports Extends Lease in ProLogis Park -

Franklin Sports Inc. has signed a four-year lease extension for its 300,000-square-foot industrial distribution warehouse in ProLogis Park Stateline, 5510 Getwell Road.

32. Nike Adds 400K Square Feet To Local Portfolio -

The world’s largest maker of athletic gear has signed a lease in Memphis’ Southeast industrial submarket to handle its newly acquired NFL contract.

Nike Inc. inked a 400,000-square-foot warehouse lease in Centerpointe Distribution Center No. 1, 3461 E. Raines Road. Built in 1994, the property, owned by San Francisco-based Prologis Inc., features 38 dock doors and an 11,687-square-foot office space component.

33. ProLogis, AMB Corp. Announce Merger -

Denver-based ProLogis and San Francisco-based AMB Corp. announced Wednesday, June 1, a definitive agreement to combine through a merger of equals.

34. Cordova’s Parkway Place Hits 100 Pct -

Two recent leases at Parkway Place Office have brought the center to 100 percent occupancy. Guardian Community Living LLC signed a 10,500-square-foot lease in the 70,000-square-foot office annex that is situated in Cordova.

36. Glencore Grain Buys Mendenhall Warehouse -

Glencore Grain USA LLC, a Stamford, Conn.-based affiliate of Swiss commodities giant Glencore International AG, has paid $6 million for the warehouse at 4834 S. Mendenhall Road.

37. AMB Property and ProLogis Agree to Combine -

The real estate investment trusts AMB Property Corp. and ProLogis said Monday they have agreed to combine in an all-stock deal that will create a global powerhouse in warehouses and other industrial real estate.

Pacific Logistics Corp. has signed a lease for its first Memphis-area location, which will serve as a regional hub for the company’s growing shoe and retail business.

41. Delp Street Warehouse Sells for $4.3 Million -

BRE/TN Industrial Properties LLC has bought a 300,000-square-foot warehouse at 4505 Delp St. from ProLogis-North Carolina LP for $4.3 million. The building, which the Shelby County Assessor of Property lists at 4485 Delp, sits on 18.7 acres on the west side of Delp Street south of Crowfarn Drive in Airport Industrial Park. The Shelby County Assessor’s 2010 appraisal is $5.8 million.

42. Menlo Bolsters Local Presence With New Lease -

Menlo Worldwide Logistics LLC is expanding its Memphis-area operations with a new 181,000-square-foot lease in ProLogis Park DeSoto in Olive Branch.

43. Pet Hospital Signs Lease at Corner Shops -

A new pet hospital is among the most recent tenants at The Corner Shops of Canada Road.

The Lakeland Pet Hospital signed a new 3,850-square-foot lease in the 32,500-square-foot center, at the northwest corner of U.S. 64 and Canada Road in Lakeland.

44. Hamilton Beach Signs Lease in Olive Branch -

ProLogis announced Thursday it has leased 1.2 million square feet of warehouse space in Olive Branch to Washington, N.C.-based Hamilton Beach Brands Inc. for a distribution center.

45. Aren Buys Delp Warehouse from Prologis -

Aren Investments LLC of Memphis has paid $1.5 million for the 86,400-square-foot warehouse at 4041 Delp St. from Prologis-North Carolina LP.

46. Global Cotton Firm Moves Into Memphis -

As two local cotton companies work through their lengthy merger, another player has arrived on the scene with the purchase of a 300,000-square-foot warehouse it will use as a major distribution center.

48. Hubcap LP Finances Warehouse Purchase -

The new owner of the 120,560-square-foot warehouse at 4000 Air Park Cove in Oakhaven/Parkway Village on July 29 filed a $2 million loan through Lafayette Life Insurance Co. for the property.

49. Commercial Real Estate Pocked by Financial Ruins -

Commercial real estate deals used to be hammered out in boardrooms, but with the rise of foreclosures in that sector, many of them are now being negotiated at the courthouse.

The steps of the Shelby County Courthouse proved to be a hot spot for high-dollar, high-profile commercial deals in June, a month that saw the most lucrative transaction and two of the top three sales occur following foreclosures.

51. Oakhaven Warehouse Sells for $2.6 Million -

The 120,560-square-foot warehouse at 4000 Air Park Cove in Oakhaven/Parkway Village has sold for $2.6 million in a special warranty deed to an entity called Hubcap LP. The seller was ProLogis-North Carolina Limited Partnership, a division of Denver-based distribution leasing giant ProLogis.

52. DeSoto Tops for Industrial Real Estate -

Sale after sale, lease after lease, DeSoto County in 2008 retained its role as the area’s dominant player in industrial real estate with a host of high-profile transactions.

The submarket notched a metro-wide high of 1.1 million square feet in positive absorption in the third quarter of 2008, according to the most recent data from CB Richard Ellis. All year, however, DeSoto County saw big deals get inked as companies either moved into the area from outside the region or relocated to the county from Memphis.

54. ProLogis Files $3.6M Permit For Warehouse Rehab -

ProLogis has filed a $3.6 million permit for additional repairs on its Hickory Hill facility, which was severely damaged in the storms that ripped through the area on Feb. 5. The warehouse is at 5700 Challenge Drive.

Earlier this year, the Gary Myers Co. sold a 17,000-square-foot office warehouse at 3121 Bartlett Corporate Center Drive to an investment group for $1.5 million.
