It also is pursuing other retailers for the planned development that will bring more goods and jobs to the community.

13. Drug Trafficking Indictment Targets Gang Members -

One of the leaders of a street gang banned last year from the Legends Park area has violated the “no-gang zone” court order and is now charged with drug trafficking.

Steve Nelson, an alleged leader of the Dixie Homes Murda Gang, directed the gang’s drug dealing activities from the Shelby County Jail. When he wasn’t in jail, he was arrested twice in the Legends Park area for violating the court order that bans gang activity as well as gang members from congregating in the area.

14. Local Investment Group Files $11.4 Million Loan -

Radiant Group of Properties LLC filed an $11.4 million loan with BancorpSouth Bank on June 14 for 14 of its retail properties around Memphis and Shelby County.

A new, 9,000-square-foot liquor store is opening this week in Germantown.

18. Collierville Repaints Traffic Masts -

The town of Collierville has completed a $37,786 project to refurbish and repaint a set of traffic signal masts. The city has switched to the masts as older traffic hardware is replaced and signals are upgraded. The masts align the signals with road lanes and reduce overhead wires along roadways.

Memphis Mayor A C Wharton Jr. wants to bring state funding to the table when he takes his “Blueprint for Prosperity” to the Memphis City Council and others.

Wharton was to meet with Tennessee Gov. Bill Haslam Friday, April 24, in Nashville to secure the state’s commitment to the effort, he said after taping the WKNO-TV program "Behind The Headlines" earlier that day.

47. Office, Industrial Real Estate Rebounds in First Quarter -

In a sure sign that the local economy is in rebound mode, the Memphis-area commercial real estate market is heating up with the industrial and office sectors producing strong gains.

Fueled by strong demand and tightening of available space, rental rates for Class A space in East Memphis, the city’s primary business district, are approaching pre-recession levels, according to a new report.

Loeb Properties has picked up a new lease and a lease renewal inside the Executive Square development in East Memphis.

An entity operating as FarmEx Rail LLC acquired the 137,554-square-foot shopping center at 1991 Exeter Road, near the southwest corner of Exeter and Farmington Boulevard, from Finard Germantown LLC, according to a March 19 warranty deed. The buyer, FarmEx Rail LLC, filed a $10.7 million loan in association with the purchase with CitiGroup Global Markets Realty Corp, according to a March 21 deed of trust.

55. Council Weighs City Debt Payment Restructuring Proposal -

Memphis City Council members discuss and could vote Tuesday, March 17, on a restructuring of the city’s debt payments.

Memphis Mayor A C Wharton Jr. has proposed the restructuring to delay a balloon payment in 2020 that would see the city’s annual payment go from $15 million the year before to $30 million in that fiscal year.

A Chick-Fil-A restaurant in East Memphis is getting a makeover.

The fast food chain has applied to the city-county Office of Construction Code Enforcement for a $501,000 building permit for “interior renovation.”

57. Holding On -

The national outlook for traditional enclosed malls is bleak. No new enclosed mall has been built in the U.S. since 2006. More than 24 have closed since 2010, and an additional 60 are teetering on the edge, according to data from Green Street Advisors. Around 15 percent of malls nationwide are expected to close in the next decade.

58. Another Broken Egg Café Opening March 30 -

A Southern-inspired restaurant serving breakfast, lunch and a weekend brunch is finally opening in East Memphis at the end of this month.

Gouras Restaurant Group is holding the grand opening for Another Broken Egg Café March 30. The 3,000-square-foot restaurant is opening at Loeb Properties’ Park Place Centre, 6063 Park Ave., and will be open from 7 a.m. to 2 p.m. seven days a week. It will seat 88 indoors, with an additional 48 seats on the outdoor patio.

Retail development in the Memphis area is booming in what construction and retail officials describe as the most active period for retail construction since the recession, with everything from a massive outlet mall in Southaven to grocery stores and smaller, traditional retail centers going up.

With the greater Memphis area slower to recover from the recession and economic downturn than other parts of the country, frustrated local general contractors watched in 2012 and 2013 as firms across the country participated in what appeared to be a robust national economic rebound.

After finally latching on to the broader national economic recovery in 2013, the Memphis-area commercial real estate market shook of the last vestiges of the Great Recession and roared back to life in 2014 with the office, retail, industrial and apartment sectors all producing solid gains.

66. Flexing Its Muscles, LA Fitness Eyes Third Store -

LA Fitness is eyeing a property in the heart of East Memphis for its third Memphis-area location.

The California-based fitness center chain is considering opening its third store in the Memphis market at 1285 Ridgeway Road, according to sources.

She does not want to tell this first story, the one that could have meant there would be no more stories. There is fear in sharing the story about how two airplanes nearly collided because she never wants to say anything that might dissuade people from flying.

68. Sprouts Opening Lakeland Store May 13 -

Sprouts Farmers Market, a fast-growing specialty grocery chain, has set an opening date for its first Memphis-area store.

Phoenix-based Sprouts, which replicate the look and feel of an indoor farmers market and specialize in fresh, organic and healthy food, will open a 28,000-square-foot store in a former Kroger at 9050 U.S. 64 in Lakeland on May 13.

69. Wharton: Tourism Is Serious Business -

Sometimes in tourism, it is the little things that count. But “little” is relative. Consider the digital LED display screen on the west wall of the Memphis Cook Convention Center – big enough to be seen by eastbound traffic on the Hernando DeSoto Bridge – which local leaders debuted this month after three years of planning.

New York-based investor Jacob Sofer will pay Parkway Properties around $20 million for the Raymond James Tower at 50 N. Front St. Downtown, according to several people with knowledge of the transaction. The Shelby County Assessor of Property’s 2014 appraisal for the 340,000-square-foot building is $24 million.

The venture is a partnership between Dr. Albert Bean and Charles Billings who plan to take a three-story building previously used for office space and which is now vacant, renovating the ground floor and basement for use as a retail coffee house and roastery.

The proposal by Memphis Mayor A C Wharton Jr. sets up a nine-member body appointed by the mayor and confirmed by the City Council to issue bonds for construction projects in the district, levy fees to pay off the debt and to make lease agreements with tenants.
