The 100-unit Georgian Woods Apartments at 118 St. Agnes Drive in Midtown has sold for $3.9 million.

Georgian Woods Property Owner LLC, an affiliate of Woodbury, N.Y.-based CLK Properties, bought the property, whose alternate address is 2451 Union Ave., in a March 14 special warranty deed.

6. Exeter Property Group Acquires Industrial Portfolio -

Exeter Property Group has acquired a 4.4 million-square-foot industrial portfolio – including four properties in Memphis – for $132 million.

Exeter recently acquired the properties located in Memphis, Nashville and Columbus, Ohio, from LNR Property LLC, a special servicer appointed to the portfolio upon its transfer from London-based Strategic Realty Advisors Ltd. in June 2013.

Memphis City Council members got a first and at times conflicting look Tuesday, Jan. 21, at the hard decisions they could make about city spending on public safety.

Memphis Mayor A C Wharton Jr. walked the council through some ideas for cuts in city spending beyond larger changes in city retirement and health benefits. Those obligations are the “cornerstone” of the efforts to get the city’s financial house in order, said city Chief Administrative Officer George Little.

18. Germantown Planning Commission OKs Plan for Whole Foods -

Developers on Tuesday, Jan. 7, cleared a key regulatory hurdle for a planned Whole Foods Market store in Germantown.

Before a packed house, the Germantown Planning Commission voted to approve a revamped plan for a new Whole Foods store at the southeast corner of the intersection of Poplar Avenue and Pete Mitchell Road, on the eastern edge of Germantown’s Central Business District.

21. Corinth Silicon Plant Adds to 2013 Mississippi Jobs Total -

Mississippi Gov. Phil Bryant capped a busy 2013 on the economic development front with a New Year’s Eve announcement of a $200 million silicon metal plant near Corinth.

The Mississippi Silicon plant will employ 200 when completed in the town of Burnsville, 100 miles southeast of Memphis. The metal made there will be used in chemical, aluminum and automotive plants.

City officials are working on plans to kick-start the dormant Washington Bottoms project at Poplar Avenue and Cleveland Street in Midtown.

Memphis Housing and Community Development director Robert Lipscomb confirmed that he is working on the effort but said he was not yet able to release detailed information on the project.

33. Leases Push Renaissance Center Near Capacity -

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

The limited opening of the historic home at 198 Adams Ave., part of the city’s museum system, will be from 1 p.m. to 4 p.m. on the first Saturday of each month. Tours of the house and garden will take about 40 minutes.

The 10-building, 85,390-square-foot American Mini Storage at 7399 U.S. 64 in Northeast Memphis has sold for $2.4 million following a foreclosure.

An entity called 7399 US Highway 64 Holdings LLC – which is affiliated with Miami Beach, Fla.-based loan servicer LNR Partners LLC – bought the property in a July 15 substitute trustee’s deed from Stewart G. Austin Jr. and R. Mathew Brinner of Glankler Brown PLLC.

The Internal Revenue Service is auctioning a Midtown building with an interesting history.

On Friday, Aug. 9, at the Shelby County Courthouse, the IRS will auction the building and a vacant lot at 319 Dr. M. L. King Jr. Drive and 323 Dr. M. L. King Jr. Drive. The minimum bid the IRS is seeking is $12,356. The IRS seized the building for nonpayment of IRS taxes due from Faith Village.

The Fresh Market, the upscale specialty grocery store, has had its sights on Midtown Memphis for some time and may have found the right address.

The Greensboro, N.C.-based grocer and retailer is eyeing the vacant office building and hotel at the southwest corner of Union Avenue and McLean Boulevard, according to several sources, who said the property is under contract to be purchased.

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.
