Investment firms nationwide are snatching up single-family real estate-owned (REO) properties, renovating and renting them, and then selling them to other investors.

This “house flipping” is seen as especially opportunistic in Memphis, where median asking prices are dwarfed by national averages and vacancies are widespread.

Memphis Invest – a local, family-owned, real estate investment firm – recently sold 11 properties, yielding an economic impact of nearly $1 million in local investment dollars.

Memphis Invest and FortuneBuilders.com in September hosted a MasterMind event for real estate-investment-business owners from California to New York and as far as New Zealand. Attendees studied best business practices such as growth strategies and relationship-building. Among other events, 85 attendees traveled on a one-day buying tour, where they were taken around the city on charter buses and introduced to immediate investment opportunities in Memphis.

INDIANAPOLIS (AP) – The nation’s largest shopping mall owner, Simon Property Group, made a $10 billion hostile bid Tuesday to acquire its ailing rival, General Growth Properties.

Simon has a large footprint in Memphis, where the company owns 94.5 percent of Wolfchase Galleria in Cordova and 100 percent of Oak Court Mall in East Memphis, two of the most successful area malls.

State and local governments are grappling with budget shortfalls and some are eyeing their office high-rises, prisons and even capitol buildings as assets to be sold or mortgaged for some fiscal relief.

BancorpSouth Bank has bought back three parcels totaling 51.7 acres of land in a substitute trustee’s deed following a foreclosure. The Tupelo, Miss.-based bank paid $1.2 million for two pieces of farmland and one vacant residential lot – all in unincorporated Southeast Shelby County – on the courthouse steps Nov. 10 from substitute trustee David J. Harris of Burch, Porter & Johnson PLLC.

38. $1B of Tax Exempt Properties Owned Outside Tenn. -

NASHVILLE, Tenn. (AP) - State records show $1 billion worth of commercial rental properties that qualify for a controversial tax break are owned by investors who live outside Tennessee.

State Revenue Department figures obtained by The Associated Press show a total of about 3,200 businesses are registered as family owned non-corporate entities, or FONCEs. They own a total of about $5.1 billion in properties that are exempt from corporate taxes.

Mascom Properties LLC has bought a 22,120-square-foot strip shopping center at 2686 Kirby Whitten Road in Bartlett for $1.8 million from W. Terry Edwards.

The Bartlett Commons Center, built in 2001, sits on 2.44 acres in the Bartlett Commons Planned Development, south of the Summer Avenue and Kirby-Whitten Road intersection. The sale closed June 12.

42. Mascom Properties Buys Bartlett Office Building -

Mascom Properties LLC has paid $1.1 million for a 14,332-square-foot office building at 8039 Stage Hills Blvd. in Bartlett. The sale closed May 30. The Shelby County Assessor of Property’s 2008 appraisal is $1.1 million.
