In the past month, a pair of out-of-town firms have scooped up local distribution warehouses, growing its Memphis industrial real estate portfolio and planning for more.

FUCMS 2001-C2 Lamar Industrial LLC, an entity affiliated with Miami-based loan servicer LNR Partners LLC, has bought a warehouse at 3615 Lamar Ave. at a foreclosure auction for $1.6 million after borrower 3615 Lamar Partners LLC defaulted on a $3.7 million loan backed by the property. Change is afoot with the area’s transportation and logistics industries. New developments in the region – from a proposed third bridge spanning the Mississippi River to a new multimillion-dollar intermodal facility – should keep transportation and logistics as the area’s bread-and-butter businesses.

53. Dodging the Deluge -

The last time the Memphis river gauge was this high, Memphis was a much different place. In 1937 when the Mississippi River at Memphis topped 48.7 feet, Mud Island was really an island with no levee connecting it to the city and the Wolf River flowing between it and the city proper. Parts of the city were still rural as was the county outside Memphis. Today’s suburban development was a long way off, and Millington was still a few years away from getting the Naval Air Station.

A San Jose, Calif.-based worldwide electronics distributor is entering the Memphis area with full force.

WPG Americas Inc. has signed a 54,000-square-foot lease at Airways Distribution Center, 481 Industrial Drive, in Southaven. The project – a relocation of the WPG America’s New York facility – represents a $1.5 million investment by the company and will create 60 jobs over the next three years.

Although the aftermath of the recession was palpable across all industry sectors in 2010, Memphis continued to prove its status as a critical logistics and distribution center.

The year came to a close with a milestone in economic development when Swedish manufacturer Electrolux said it will build a $190 million manufacturing plant on 800 acres of land in the Frank C. Pidgeon Industrial Park in southwest Memphis.

Commercial real estate’s downward spiral continued in October, with sales falling by a third compared to the same month a year ago.

Just 64 commercial deals occurred in Shelby County last month, a 33.3 percent decline from 96 in October 2007, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.
