10. Seeking Collaboration -

The debate over which development projects should be public or public-private efforts could intensify in the coming months as the city of Memphis explores multiple redevelopment plans.

Memphis Mayor A C Wharton Jr. said if the city, which is facing strong financial headwinds, hopes to attract investment, it must sometimes help jump-start developments in areas that the private sector may otherwise be hesitant to enter.

A partnership of two Utah-based companies has acquired a medical office building on Union Avenue near Overton Square.

Trivalis LLC and Novalis LLC, both based in Utah, acquired the medical office building built in 1967 at 2076 Union Ave., next door to the IHOP restaurant, for $2.6 million. The property, at the corner of Union Avenue and Florence Street, was appraised at $1.3 million in 2013, according to the Shelby County Assessor of Property’s office. The sellers, Missouri-based Roundabout Real Estate LLC and Visual Projects LLC, acquired the property in 2008 for $2 million.

Orangetheory Fitness has signed a lease at Stonecreek Centre at Poplar Avenue and Forest Hill-Irene Road in Germantown.

Orangetheory Fitness will occupy 3,167 square feet at the location. Orangetheory Fitness is a workout method that is broken into intervals of cardiovascular and strength training while using heart rate monitors to keep heart rates in a targeted zone to stimulate metabolism and increases energy.

Frank C. Pidgeon Industrial Park was completed in 1967, but it’s only now, four-plus decades later, that the property is finally realizing its full potential.

The 3,500-acre industrial park was developed when Memphis and Shelby County paid roughly $4.5 million to buy the land in the late 1950s after city, county and Port Commission leaders saw the need for a large industrial park following the creation of Presidents Island.

A fair housing organization is accusing a second major bank of discriminating against minority neighborhoods and property owners in Memphis for the way it handled bank-owned properties.

The National Fair Housing Alliance on Tuesday, Oct. 15, amended a complaint with the U.S. Department of Housing and Urban Development, alleging U.S. Bank failed to maintain and market properties in minority neighborhoods, while paying special care to its homes in predominantly white neighborhoods. The national nonprofit housing alliance said its investigation found that the bank’s properties in predominantly minority neighborhoods were much more likely to have structural and aesthetic problems than its homes in white neighborhoods.

I frequently hear radio ads by mortgage companies touting the importance of “locking in low interest rates,” which will, theoretically, increase your “purchasing power.” The idea is, if you want a monthly mortgage payment of roughly $1,100, assuming a 6 percent fixed rate for 30 years, you can afford a $184,000 home; whereas a using a 5 percent interest rate and the same loan terms you could afford a $205,000 mortgage. The implication that for that extra $20,000 in loan amount, you can move up to a nicer home, maybe even a ritzier neighborhood.

Visitors to Overton Square know that parking has been at a premium recently, with side streets around the entertainment district filling up as quickly as the restaurants and shops there.

Parking at Overton Square should get much easier with the opening of its 451-space parking garage at the northeast corner of Monroe Avenue and Florence Street. The city-owned garage opened this weekend, and parking is free for the rest of October.
