Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

5. Commercial Real Estate Sales Up 6.1 Percent In March -

Shelby County recorded 208 commercial real estate sales in the first quarter, according to real estate information company Chandler Reports, www.chandlerreports.com.

11. Industrial Portfolio Sells for $40.1 Million -

Three Class A warehouses totaling close to 1.9 million square feet in Southeast Memphis have been sold for a combined $40.1 million.

The Memphis Logistics I and II buildings at 5510 E. Holmes Road and 5540 E. Holmes Road and the warehouse at 4880 Tuggle Road were sold in two separate deeds in lieu of foreclosure that closed Dec. 16.

It still takes too long to make a deal to move a business to Memphis with tax incentives, but without them, Memphis can’t compete with tax rates in other cities in the Southeast U.S., according to two local business leaders.

A growing Philadelphia-based value retailer has inked a substantial industrial lease deal in Olive Branch.

Five Below Inc. has leased 605,427 square feet in Hacks Cross Logistics Center Building 1, 9105 Hacks Cross Road.

25. Kroger Buys Union Space for Expansion -

Kroger has acquired the Belvedere Apartments in Midtown as part of a long-term project to reconfigure the grocery store’s antiquated and challenged layout.

Kroger Delta Division closed Wednesday, Sept. 12, on the 10-story apartment high-rise at 1733 Union Ave. from Belvedere Apartment Inc. The sale includes Belvedere’s attached and front parking areas.

26. Invacare Inks Lease in SE Memphis -

Invacare Continuing Care Inc. has inked a 3,500-square-foot lease at 4187 Senator St. in Southeast Memphis.

27. Hillwood Buys Pilot Drive Warehouse -

Hillwood Investment Properties has purchased the 605,000-square-foot warehouse at 4221 Pilot Drive in Southeast Memphis for $7.5 million from Addison, Texas-based MM Industrial Memphis LLC.

28. Georgia 3PL Growing Its Area Footprint -

A Savannah, Ga.-based third-party logistics firm is seeing rapid expansion in the Southeast Memphis industrial market after its local entrance less than a year ago.

Coastal Logistics Group Inc. has signed a 50,000-square-foot lease extension at 5715 Distribution Drive, bringing its Memphis footprint to 100,000 square feet. The company inked its initial 50,000-square-foot warehouse lease in June.

30. Millington Company Provides Key Supply Chain Link -

Much of the shoptalk in logistics is about the journey goods make by roads and rail and jet and by river or sea.

31. LNR Buys Warehouse at 3615 Lamar -

FUCMS 2001-C2 Lamar Industrial LLC, an entity affiliated with Miami-based loan servicer LNR Partners LLC, has bought a warehouse at 3615 Lamar Ave. at a foreclosure auction for $1.6 million after borrower 3615 Lamar Partners LLC defaulted on a $3.7 million loan backed by the property. The limited liability company took out that loan through First Union National Bank in February 2001.

32. Ga.-Based Coastal Logistics Signs Lease -

A budding Savannah, Ga.-based third-party logistics firm is expanding into the Southeast Memphis industrial market. Coastal Logistics Group Inc. has signed a new 50,000-square-foot lease at 5715 Distribution Drive.

33. MBIN Signs New Lease At Bellbrook Park -

A Memphis-based wholesaler of collectable items has signed a new industrial lease in the Southwest submarket.

MBIN Global Inc. has signed a new lease for 26,250 square feet at Bellbrook Industrial Park, 1004 Brooks Road.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

37. Skyline Grows Local Footprint on Vantech Dr. -

Skyline Exhibits MidSouth is expanding its presence at East Pointe Business Center.

The St. Paul, Minn.-based tradeshow exhibits company renewed its 9,958-square-foot lease at 3895 Vantech Drive, Suite 9, and expanded into an additional 3,524 square feet. The additional space will enable Skyline to assemble and store exhibits for clients.

38. Menlo Bolsters Local Presence With New Lease -

Menlo Worldwide Logistics LLC is expanding its Memphis-area operations with a new 181,000-square-foot lease in ProLogis Park DeSoto in Olive Branch.

39. Realizing Dreams -

William Adair’s quad-cab, four-wheel-drive pickup truck is splattered with mud. The office where he parks it out back, a converted country home at the corner of Tenn. 196 and U.S. 72, is littered with maps.

42. FedEx Company Anticipates Recovery With Expansion -

At a time when many companies are putting the brakes on large-scale projects, FedEx Global Supply Chain Services Inc. is undertaking a $1 million expansion and renovation of its warehouse at 5025 Tuggle Road in Oakhaven/Parkway Village, a facility it will fully occupy once the work is complete.

43. Rail Yard Site All But Nailed -

The land where Norfolk Southern Corp. wants to build an intermodal yard was annexed Monday night by the town of Rossville, paving the way for the railroad’s proposed multimillion-dollar, multi-acre facility.

44. Former FedEx Employee Starts Logistics Business -

Like it was for hundreds of other Memphians, April 3 proved to be a watershed date for Terica Lamb. She lost her job at FedEx Express that day when the company laid off 1,000 salaried managers and professionals, half of whom came from the Memphis area.

45. Tight Credit Put Squeeze On ‘08 Commercial Real Estate Sales -

As with the residential sector, 2008 was a year to forget in commercial real estate, which suffered declining sales and endured a nationwide credit crunch throughout the year.

“The big storyline in ’08 was that lenders weren’t lending,” said Johnny Lamberson, senior vice president at CB Richard Ellis Memphis. “It put a real tightening on deals getting done. If deals weren’t highly leveraged, as the year went on it became harder and harder to get transactions closed because nobody was lending money.”

46. PharMEDium Expected to Create Up to 250 Jobs In First Five Years -

Illinois-based pharmacy compounding company PharMEDium Healthcare Corp. has closed on nine acres of property in the Distriplex Farms industrial park south of Holmes Road and is moving ahead with plans to create a compounding facility in Memphis.
