Arenda Capital Management, a Los Angeles-based private real estate investment firm, has bought the 324-unit Madison at Schilling Farms apartment complex in Collierville for $32 million.

Arenda, working under the name Madison 324 LLC, closed on the purchase from G&I IV Madison LP on Wednesday, June 20. G&I is a joint venture between New York-based investment advisor DRA Advisors LLC and Memphis’ Fogelman Properties.

28. Grinding it Out -

After most recessions, real estate bounces back.

But the Great Recession has been notably different – long, deep and very prolonged.

That’s the message Dr. John Gnuschke, director of the Sparks Bureau of Business and Economic Research and co-director of the Center for Real Estate at the University of Memphis, delivered in December at the Urban Land Institute’s Real Estate Outlook for the Mid-South.

A Memphis-based multifamily renovation and maintenance firm is expanding its presence in the northeast industrial submarket.

Crain Contractors LLC, doing business as Contractors Inc., has purchased the 21,000-square-foot office flex warehouse at 6707 Fletcher Creek Cove in Kirby Whitten Industrial Park for $1 million.

Local commercial real estate sales improved in all categories last month, strongly aided by two big-ticket multifamily sales.

Shelby County saw 53 CRE sales in June, a 20 percent increase from 44 sales in June 2010, and a 4 percent boost from 51 in May, according to the latest information from real estate information company Chandler Reports, www.chandlerreports.com.

Lynnfield Holdings LLC, which shares a Philadelphia address with Resource Real Estate Inc., bought the complex from Los Angeles-based Lynnfield Place Tennessee LLC. The deal closed June 14. No mortgage document was filed at the time of purchase.

Planners of an upcoming conference are hoping to put Memphis on the map even more so than it already is.

The Conference On Sustainable Real Estate is slated for March 24 to 26 at the University of Memphis. The conference – modeled after a similar program offered by the Massachusetts Institute of Technology – brings to Memphis internationally recognized leaders on sustainable real estate, land economics, land planning and Leadership in Energy and Environmental Design, or LEED, construction procedures.

48. Multifamily Market Dominated By Foreclosure Sales -

Apartment complexes can be found throughout Memphis, but lately it seems the center of the multifamily world is on the courthouse steps Downtown.

Foreclosure sales have dominated the industry’s activity in Shelby County of late, with the most lucrative deals occurring as trustees’ deeds after the original owner defaults on a property or as bank sales after the lender reclaims and resells the property.

The Memphis multifamily market once again proved itself resistant to the economic downturn, registering another period of improvement during the third quarter (July through September) as other sectors continued their slide.

Apartment business registered a solid second quarter (April through June) this year with steady occupancy plus upward trends in the categories of rents, construction and absorption, according to the latest multifamily report by CB Richard Ellis Memphis’ multifamily division.

Memphis' multifamily industry enjoyed one of the most dynamic years in recent memory, as 2007 saw increased occupancy, rental rates and even construction, according to the fourth quarter and 2007 "Memphis Multi-Housing Marketview" report by the local office of CB Richard Ellis (CBRE).

Thanks to the arrival of Philadelphia-based BPG Properties Ltd., the 1,002-unit Class B complex can now add another distinction to its resume - most lucrative.

Philadelphia-based Madison Apartment Group LP, the multifamily arm of private equity real estate firm BPG Properties Ltd., has bought Watergrove Townhomes for $46 million, the Pennsylvania company reported Friday.

For the first time in the past few years, the Memphis multifamily housing market is gaining strength, and all signs point to growth in the year to come.

"The last couple of years have been very challenging for our business due to the fact that the pricing of single-family or for-sale housing alternatives has been very tempting for our residents," said Mark Fogelman, president of Memphis-based Fogelman Management Group. "In many cases, (renters) were able to buy a home for a lower monthly payment than actually renting an apartment. We lost a lot of residents over the last couple of years.

With mortgage interest rates remaining at low levels, potential homebuyers continue to flock to the single-family home market rather than opting to rent.

Apartment vacancy rates remain high in the local market, but some area property owners are seeing slight improvement in the numbers, despite a recent report in The Wall Street Journal that ranks Memphis in the bottom tier nationwide for vacancies.
