The Edge District near Downtown lost a theater but is gaining a new live music lounge in August.

The Dizzy Bird, named after legendary Jazz greats John “Dizzy” Gillespie and Charlie “Bird” Parker, is slated to open Aug. 2 at 652 Marshall Ave.

Logistics vendor Green Mountain Consulting wasn’t necessarily looking to buy an office building when it began its search for more office space for expansion.

“We’re not getting into the commercial real estate business because we wanted to be in it; we got into it because we have a company to operate and needed the space,” said Jim Jacobs, one of Green Mountain’s co-founders.

When Gov. Bill Haslam joined local economic development and civic officials at FedExForum in January to announce that Conduit Global would open a call center in Shelby County that would employ 1,000 people over the next three to five years, it provided a much-needed boost to the local office real estate sector.

The venerable Poplar Plaza shopping center at Poplar Avenue and Highland Street near the University of Memphis is slated to undergo a second facelift.

Finard Properties LLC is expected to soon launch extensive exterior improvements to the massive retail center at Poplar and Highland, starting with a fresh coat of paint.

When yours is a bank that’s traditionally had a suburban footprint, moving inside the Interstate 240 loop to open a new regional headquarters is the kind of thing that makes a statement.

Trustmark’s newly opened regional headquarters, at 5350 Poplar Ave. in East Memphis, was an attempt to do just that. It came after Gene Henson, the bank’s Memphis region president, had been hunting for such a space for years – for pretty much the entirety of his time in Memphis, actually.

A Memphis law firm is expanding its East Memphis office and improving public areas for clients and visitors.

Bourland Heflin Alvarez Minor & Matthews PLC renewed and expanded its lease in the 5400 Poplar Ave. office building.

21. Volvo Group’s Byhalia Facility to Employ 250 -

The Volvo Group will build a massive new distribution center in Byhalia, Miss., that should employ around 250 people.

The 1 million-square-foot distribution center will support the company’s Mack, Volvo and UD truck brands, as well as Volvo Construction Equipment and Volvo Penta.

23. Area Industrial Market Poised for Solid Year -

All signs are pointing toward a strong year for the Memphis-area industrial market.

The Memphis market closed the first quarter with 897,829 square feet of absorption and the total vacancy rate for the Memphis market – 10.8 percent - is the lowest the market has experienced in 14 years, according to CB Richard Ellis Memphis.

After experiencing a strong fourth quarter in 2013, confidence in the Memphis office market remains high so far this year.

First quarter leases signed outnumbered tenant move outs and the Memphis market ended the quarter with 54,989 square feet of absorption, according to CB Richard Ellis Memphis.

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

26. Trustmark Bank Opens Headquarters in East Memphis -

Trustmark Bank has officially opened its new regional headquarters location in East Memphis.

The regional headquarters opened at the 5350 Poplar Ave. office building, which has been renamed Trustmark Centre. The bank acquired naming rights as a part of the 12.5-year lease Trustmark Corp. signed in November.

27. Conn’s Plans Home Store in Memphis -

Texas-based retailer Conn’s will be opening a store in Southeast Memphis, one of possibly three stores the home appliances and furnishings chain plans to open in Tennessee.

The retailer will open a Conn’s HomePlus in May in 42,296 square feet at the Cross Creek Shopping Center at Riverdale and Tenn. 385 that Babies “R” Us vacated.

28. Commercial Real Estate Sales Up 6.1 Percent In March -

Shelby County recorded 208 commercial real estate sales in the first quarter, according to real estate information company Chandler Reports, www.chandlerreports.com.

29. Loeb Midtown Center Now Fully Leased -

Loeb Properties’ Belvedere Collection on Union Avenue in Midtown is 100 percent leased.

Agilitas USA Inc., operating as Results Physiotherapy, signed a new lease for 2,280 square feet in Suites 105-106 at the retail strip center.

After enduring early struggles in his commercial real estate career, Scott Pahlow has reached the top of his industry.

Pahlow, an executive vice president with Newmark Grubb Memphis, was named Commercial Broker of the Year Thursday night at the Memphis Area Association of Realtors Commercial Council’s 13th annual Pinnacle Awards gala.

33. CB Richard Ellis Brokers Four Multifamily Sales -

The multifamily group at CB Richard Ellis Memphis has closed on the sale of four properties in the Memphis market over the last several weeks.

Briar Club Apartments, a 272-unit apartment community constructed in 1985, sold for $8.7 million, or $32,093 per unit. Cinnamon Trails Apartments, a 208-unit apartment community constructed in 1989, sold for $8.6 million, or $41,461 per unit. respectively. CBRE Memphis represented the sellers, Briar Apartments LLC and Cinnamon Apartments LLC in the sale to New York based Briar Club LLC and Cinnamon Trail LLC.

Shelby County recorded 49 commercial real estate sales in February, according to real estate information company Chandler Reports, www.chandlerreports.com.

International Paper Co.’s new office tower in East Memphis is under construction now, but it’s been four years since the last speculative office building opened its doors in Memphis.

39. German Eatery Slated for Overton Square -

Overton Square will be getting an international flavor with the addition of a German-themed restaurant in the space formerly occupied by Paulette’s.

Chef David Scott Walker has signed a lease to open Schweinehaus, a restaurant that will feature servers decked out in traditional Germanic dress and communal, handmade wood tables found in many German beer halls, at 2110 Madison Ave.

When Rosemarie Fair first entered the world of commercial real estate in the early 1980s, it was still a largely male-dominated profession and she felt the biting sting of disrespect.

“When you’re in property management as a female and you’re developing a Downtown mixed-use project, when you walked into a construction site the contractors and subcontractors just assumed here comes the owner’s wife, or the secretary,” said Fair, owner of One Source Commercial Inc. “The old adage back then was you had to work twice as hard to be thought of half as much and back then it was absolutely true. I had to start below zero and prove myself. And I did, and I was successful.”

The former Mason YMCA on Walker Avenue near the University of Memphis is getting a new look. The redevelopment of the 11,500-square-foot property is underway and should be complete by the end of the year.

The law firm of Rogers, Berry, Chesney & Cannon PLLC, owner of 1713 Kirby Parkway since 2006, recently sold its office building and will relocate to the iBank building on Poplar Avenue in East Memphis.

Nashville-based Elmington Capital Partners apparently likes the apartment market in Downtown Memphis.

Legacy Wealth Management is starting 2014 with a handful of new faces and a move to a new office soon.

New additions to the ranks at Legacy include Brent Westbrook, who’s joined the firm as managing director of business development and client service. He came to Legacy from Argent Financial Group and will be working to introduce Legacy’s services to individuals, families and business-sponsored retirement plans.

46. Office Occupancy Ends 2013 on High Note -

An unusually strong fourth quarter helped push the overall Memphis office market occupancy rate into positive territory for 2013, according to year-end commercial real estate market reports.

The Memphis market recorded absorption of 225,338 square feet in the fourth quarter – the largest positive absorption the market has experienced during any quarter in more than 10 years – to end the year with positive net absorption of 40,558 square feet, according to CB Richard Ellis Memphis.

A digital marketing agency is expanding at Clark Tower in East Memphis.

KBM Group, which is part of Wunderman/WPP, one of the world’s largest marketers, is expanding at Clark Tower less than a year after moving into the East Memphis office building, 5100 Poplar Ave.

After months of planning, Wright Medical Group Inc. has signed the lease for its new headquarters and is in the process of moving to the wooded office campus at Park Avenue and Cherry Road in East Memphis.

The Memphis industrial market saw the return of speculative development in 2013 and an uptick in tenants seeking blocks of 500,000 square feet or more.

After suffering through a prolonged slump in industrial construction activity following the economic collapse and resulting recession, industrial development outside of Shelby County in the Memphis market roared back to life in 2013.

The Memphis multifamily market turned in a strong performance during 2013, with enhanced investor interest and new units under construction.

Blake Pera, senior vice president of CB Richard Ellis Memphis’ multifamily division, classified the multifamily market in 2013 as healthy and continuing to improve.

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

The little Memphis pizzeria that could will soon be opening a new location in Jackson, Tenn.
