5. TSA Opening PreCheck Application Center -

Navigating the security process at Memphis International Airport could get a little easier for some passengers.

The Transportation Security Administration opened an application site at Memphis International Friday, April 11, for TSA PreCheck, an expedited screening program that allows travelers to leave on their shoes, light outerwear and belts, keep their laptops in cases and keep compliant liquids and gels in a carryon bag. TSA is currently in the process of expanding to more than 300 application centers across the country.

But the Great Recession has been notably different – long, deep and very prolonged.

That’s the message Dr. John Gnuschke, director of the Sparks Bureau of Business and Economic Research and co-director of the Center for Real Estate at the University of Memphis, delivered in December at the Urban Land Institute’s Real Estate Outlook for the Mid-South.

20. New Plants Bode Well for Industrial Sector -

Although the overall commercial real estate market is soft, Memphis’ industrial sector appears to be gathering more steam than any other category.

With the arrival of such large projects like the Electrolux and Mitsubishi plants and Norfolk Southern Corp.’s new Fayette County intermodal yard, industry professionals hope ancillary business will bolster the industrial market by sparking new development, attracting new investors and enhancing the area’s economy.

21. Staples to Build First Memphis Location -

The world’s largest office products company will soon enter the Memphis market.

Framingham, Mass.-based Staples Inc. has signed a 17,945-square-foot lease at Ridgeway Trace, the shopping center at Poplar Avenue and Interstate 240 developed by Houston-based Weingarten Realty Investors.

22. Moving Forward -

As the commercial real estate market remained soft in 2010, a handful of major deals – including some to close the year – indicated light at the end of the tunnel.

The year ended with the top retail investment sale of the year when Loeb Properties Inc. bought Park Place Centre from Belz Enterprises Inc. for $10.3 million.

The city of Memphis is poised to spend $8.7 million to buy and rehabilitate Hickory Ridge Mall, the struggling retail center that for years was among the most visible pieces of commercial real estate in Hickory Hill.

28. Gateway Center To Get Image Boost -

Belz Enterprises Inc. will complete a $1 million facelift on the Gateway Shopping Center at 3230 Jackson Ave. in the Berclair neighborhood of North Memphis, company officials have confirmed.

The longtime Memphis real estate and development firm has filed an application with the city-county Department of Construction Code Enforcement to renovate the exterior of Gateway, which was built in 1962 and sits on 9.62 acres.

29. York Elected President Of Memphis Tri-State Fence Association -

Bill York, vice president of sales and marketing for Dillard Door and Entrance Central, has been elected president of the Memphis Tri-State Fence Association, a chapter of the American Fence Association (AFA).

Its 28-room hotel opened in late October and its two restaurants opened last week. Now, the River Inn of Harbor Town is poised to become one of Downtown's premier destinations for business and leisure travelers - and also for Memphians looking for a quick getaway or gourmet meal.
