6. Shelby County Mortgages Jump 12 Percent in February -

The latest monthly totals for Shelby County’s mortgage market show homebuying improved somewhat last month, with total mortgage volume up 12 percent compared to February 2013, according to real estate information company Chandler Reports,www.chandlerreports.com.

8. Mortgage Market Grows 3 Percent in 2013 -

The mortgage market in Shelby County ended 2013 with a modest improvement over 2012, with signs pointing to more advances in 2014.

Banks and mortgage lenders made 8,298 purchase mortgages in Shelby County during 2013, a 3 percent improvement from the 8,027 mortgages during 2012, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

TUPELO, Miss. (AP) – BancorpSouth has announced an agreement to acquire Monroe, La.-based Ouachita Bancshares Corp. and its main subsidiary, Ouachita Independent Bank.

More than 40 percent of the customer deposit share in the Memphis-area banking market belongs to institutions that have a presence here but are based outside the area, the latest figures from the Federal Deposit Insurance Corp show.

Borrowers are still rushing to lock in low rates, take advantage of a seemingly improving economy and get those keys to a new home in their hands.

That’s what the latest monthly mortgage numbers would suggest, as do the mortgage industry professionals who say borrowers kept the phones ringing at pretty much a steady clip in November compared to the previous month and helped November see a 10 percent uptick in the county’s mortgage volume.

22. Four Collierville Office Condos Sell for $900,000 -

Four office condos in the First Federal Place Condominiums on New Byhalia Road in Collierville have sold for $900,000.

Kia Investments LLC of Germantown bought the condos in a July 18 special warranty deed from BancorpSouth Bank, which foreclosed on the properties in May after the previous owner, L.T. Inc., defaulted on a $1 million loan dated January 2002.

23. June Mortgages Up 8 Percent -

June was a healthy month for the mortgage market in Shelby County. Last month saw 810 purchase mortgages made, an 8 percent improvement from 750 mortgages in June 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

Real estate investor Arnold R. Dormer Jr. has filed for Chapter 11 bankruptcy protection in the United States Bankruptcy Court, Western District of Tennessee.

Dormer’s real property assets are listed at more than $3.3 million, and he’s listed as having between 200 and 999 creditors, which include Independent Bank, BancorpSouth Mortgage and the city of Memphis.

51. New Owners Take Over at Hi-Speed Industrial -

Hi-Speed Industrial Service, a company that sells and repairs hoists, overhead cranes and electric motors in Millington and Little Rock, has new ownership.

Mark A. Burke and Benjamin J. Buffington recently bought the company, founded in 1946. Burke serves as CEO. Buffington is chairman of the board and majority owner.

52. Southeast Financial Buys BancorpSouth Branch -

Franklin, Tenn.-based Southeast Financial Credit Union earlier this month paid $1.8 million for a 3,442-square-foot bank at 9265 U.S. 72 (Poplar Avenue) in Germantown.

Southeast Financial bought the building from Tupelo, Miss.-based BancorpSouth Bank, which formerly had a branch there.

Not enough people want to – or are able to – borrow money. Yet bank deposits are healthy, and with asset quality improving that means balance sheets are looking better.

Those are some of the themes that emerged at the recent Memphis in May World Championship Bank Tour hosted by Memphis-based full-service brokerage firm Wunderlich Securities Inc.

70. Collierville Land Sells at Foreclosure Sale -

Memphis-based CGL Investments LLC has bought two parcels of vacant land in Collierville at a foreclosure sale for $942,400. The parcels were originally owned by MSMM-II Realty Investment Co., which defaulted on a 2005 loan.

71. Ongoing Foreclosure Crisis Far From Over -

The foreclosure crisis will get worse before it gets better – with 1 million homes foreclosed in 2010 and even more projected for default in 2011.

That was the message a room full of real estate professionals received this week when real estate information company Chandler Reports hosted its quarterly seminar on Shelby County Market trends, “Master Your Market: Year-in-Review.”

BancorpSouth Bank has sold to Nabsal Enterprises 15 properties it received via foreclosure sales in 2010. The properties belonged to David Miller LLC before BancorpSouth foreclosed on them.

74. Growth on Tap at BankTennessee -

At least one local bank is turning the page on 2010 – a year when the Shelby County housing market saw a drop in purchase mortgage activity – by growing its mortgage department.

Collierville-based BankTennessee has added a new mortgage underwriter and mortgage loan officer, moves the bank’s president and CEO Jim Rout said are part of a strategy to grow all areas of the bank and continue extending its reach into its Middle and West Tennessee markets.

Paul N. Bourassa has joined Unity Home Medical LLC as director. Unity Home Medical is a medical supply company and sister company of Unity Hospice Care based in Germantown.

76. Lending Slows to a Crawl -

According to commercial lending figures over the past two years, things are not going very well in the industry.

For the 12-month period from November 2009 to October 2010, Shelby County banks made 228 commercial mortgages, a 21 percent decline from 288 for the previous period, according to real estate information company Chandler Reports, www.chandlerreports.com.

Properties belonging to brothers G. Benjamin Clark and Nicholas G. Clark, as well as Hearthstone Investments LLC, an entity related to the Clarks, have been sold at foreclosure sales, according to The Daily News Online.

78. Clark Bros. Stymied By Housing Woes -

Partners with a renowned Memphis-based real estate development firm are experiencing the foreclosure crisis first-hand.

Brothers Benjamin G. Clark and Nicholas G. Clark are the subjects of five pending foreclosure lawsuits with Tupelo, Miss.-based BancorpSouth Bank, according to suits filed in Shelby County Chancery Court. BancorpSouth’s appraisals for the properties in question are valued at approximately $20.5 million, with loan balances of $17.5 million.

79. BancorpSouth Q3 Profit Down, But Beats Forecasts -

TUPELO, Miss. (AP) — Regional banker BancorpSouth Inc. watched its third-quarter earnings drop 47 percent as troubled loans grew, but the profit still handily beat analysts' forecasts, the company reported.

BancorpSouth Inc. has launched a new website for its mortgage servicing division.

The site, www.bxsmortgageservicing.com, will let clients make one-time draft payments, set up recurring draft payments, access up to 24 months of account history, update contact information and review escrow account information about their BancorpSouth mortgage.

88. 3251 Poplar Office Sells in Foreclosure -

BancorpSouth Bank has bought back at a $994,000 foreclosure sale an office building at Poplar Avenue and Holmes Road. Originally financed by Bank of Mississippi in 1997, the loan was currently owned by BancorpSouth and the original borrower was 3251 Poplar Avenue LLC.

89. David Miller Properties Up for Foreclosure Sale -

An automatic stay has been lifted in the bankruptcy case of developer David Miller, allowing BancorpSouth Bank to sell three lots in a foreclosure sale, according to three first-run notices in the foreclosures section of today’s Daily News.

Two properties owned by Players Crossing Partners have been foreclosed upon, according to today’s Daily News.

BancorpSouth Bank filed two first-run notices after default on separate loans – one for $1.7 million (filed in March 2005), the other for $1.4 million (filed in December 2005). The properties in foreclosure are both in Parcel C, Phase 9, of Players Crossing, also known as Fieldstone Planned Development. The site is near the southwest corner of Hacks Cross Road and Players Club Parkway.

The board of directors of BancorpSouth Inc. has declared a quarterly cash dividend of $0.22 per common share payable October 1 to shareholders of record at the close of business Sept. 15.

92. BancorpSouth Donates 29 Acres to Habitat -

Habitat for Humanity of Greater Memphis has received a land donation of 29 acres from BancorpSouth for the Lake Las Cruces neighborhood in Raleigh.

Memphis Habitat purchased 44 developed lots in the area from BancorpSouth with federal money awarded through the Neighborhood Stabilization Program. BancorpSouth donated the adjoining undeveloped 29 acres for future Habitat projects.

According to the notice, Mississippi-based BancorpSouth Bank is foreclosing on 14.8 acres Whisper Ridge GP financed in May 2006. The $1.6 million loan was taken out in May 2006.
