28. Graceland Hotel Passes Crucial Hurdle -

A new hotel near Graceland has passed a key regulatory hurdle.

The Memphis-Shelby County Land Use Control Board approved a proposal from Elvis Presley Enterprises to build a 450-room hotel on the same side of Elvis Presley Boulevard as the historic Graceland mansion, one of the city’s top tourism sites.

31. Darden to Sell Red Lobster, Hold Onto Olive Garden -

NEW YORK (AP) – Darden is setting Red Lobster adrift, but betting that it can still turn around Olive Garden's fortunes.

The company, which is based in Orlando, Florida, said Friday that it would sell its seafood chain and the accompanying real estate to investment firm Golden Gate Capital in a $2.1 billion cash deal. The announcement came despite objections from some shareholders to the plan to separate Red Lobster, which was announced late last year.

32. Is Hot Market for IPOs Cooling? -

NEW YORK (AP) – A hot market for initial public offerings may soon face a cooler reception from investors.

IPOs are having their best start to a year since 2000. Eighty-nine companies have raised $19 billion through sales of new stock so far in 2014. But demand for more offerings depends largely on the health of the broader market, and after last week's sell-off, the clamor from buyers may quiet down.

33. CB Richard Ellis Brokers Four Multifamily Sales -

The multifamily group at CB Richard Ellis Memphis has closed on the sale of four properties in the Memphis market over the last several weeks.

Briar Club Apartments, a 272-unit apartment community constructed in 1985, sold for $8.7 million, or $32,093 per unit. Cinnamon Trails Apartments, a 208-unit apartment community constructed in 1989, sold for $8.6 million, or $41,461 per unit. respectively. CBRE Memphis represented the sellers, Briar Apartments LLC and Cinnamon Apartments LLC in the sale to New York based Briar Club LLC and Cinnamon Trail LLC.

35. German Eatery Slated for Overton Square -

Overton Square will be getting an international flavor with the addition of a German-themed restaurant in the space formerly occupied by Paulette’s.

Chef David Scott Walker has signed a lease to open Schweinehaus, a restaurant that will feature servers decked out in traditional Germanic dress and communal, handmade wood tables found in many German beer halls, at 2110 Madison Ave.

Conduit Global’s announcement this week that it is locating a call center in Shelby County that will employ 1,000 people was a breath of fresh air for local office real estate professionals.

38. Belz Launches Hotel Management Venture -

The night before Conduit Global announced this week it will hire 1,000 people to staff a large call center in Shelby County, representatives of the company stayed at The Peabody hotel.

Not only did they let it be known they were impressed by the South’s Grand Hotel, they said they’d love to stay at the Peabody again when they come back to Memphis. Other groups also use the hotel for similar purposes – the University of Memphis men’s basketball team, for example, might bring recruits there, as might St. Jude Children’s Research Hospital when they bring a doctor to town they want to woo to the city.

56. City Council Approves Amended Property Registry -

Memphis Mayor A C Wharton Jr. won a partial victory in his emphasis on fighting blight with final Memphis City Council approval Tuesday, April 2, of a property registration ordinance.

But the council amended out a provision in the ordinance that would have required the registration of all property. What is left is a registry of vacant and abandoned property where property taxes are delinquent and code enforcement finds violations.

57. City Council to Vote on Property Registration Ordinance -

Memphis City Council members take up third and final reading Tuesday, April 2, of an ordinance that requires registration and a fee for owners of property within the city.

The council meets at 3:30 p.m. at City Hall, 125 N. Main St.

When Rosemarie Fair was named Broker of the Year in investment sales at last year’s Pinnacle Awards, she became the first woman ever to do so.

Before Fair founded One Source Commercial Inc. in 1993, she worked with Carlisle Corp. in the early 1980s on Beale Street Landing Downtown. The 324-unit Autumnwood Apartments, situated at the southwest corner of Kirby Parkway and Mount Moriah Road Extended, has sold for $13.5 million to an entity named Autumnwood Investments LLC.

70. Madewell Coming to Saddle Creek -

The Shops of Saddle Creek in Germantown will soon gain another national retailer with no other presence in Tennessee.

Madewell, a subsidiary of J. Crew Group Inc., has signed a 3,061-square-foot lease in The Shops of Saddle Creek North, 7509 Poplar Ave., in part of the space that was previously The Gap in between James Avery Jewelry and Brighton Collectables.

71. Stonegate Apartments Financed for $3.6 Million -

The 208-unit Stonegate Apartments complex in Raleigh has been financed for $3.6 million by its ownership group, an affiliate of New York-based White Eagle Properties.

WE Stonegate LLC filed the five-year loan Jan. 30 for the Class C complex at 4500 Stone Gate Drive, situated on 12.3 acres at the northwest corner of Coleman and Raleigh-Lagrange roads.

72. Filling the Voids -

Last year was a banner year for adaptive reuse projects in Midtown and Downtown.

Developers announced plans for the Sears Crosstown building, Overton Square, Hotel Chisca, James Lee House and old United Warehouse in the South Main Historic Arts District. Construction began on The Pyramid, turning it into a 220,000-square-foot mega-Bass Pro Shop Outdoor World, and Memphis in May moved into its new headquarters at 56 S. Front St., a 14,600-square-foot building that’s on the National Register of Historic Places.

73. Dyersburg Mall Sells for $4.4 Million -

The Dyersburg Mall has fetched $4.35 million after hitting the online auction block in November.

Yazoo, Miss.-based Action Properties LLC purchased the 191,038-square-foot regional shopping mall at 2700 Lake Road in Dyersburg, Tenn., under the entity Action Dyersburg LLC. The seller, Jackson, Miss.-based Mattiace Properties Inc., disposed of the asset under the entity Dyersburg Mall Co. LLC.

The kickoff date to the Downtown Memphis Commission’s anti-blight initiative on April 1, 2011, is embedded in president Paul Morris’ memory.

75. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

High-end clothier chain Brooks Brothers plans to open a new location at The Shops of Saddle Creek West in Germantown.

The New York City-based retailer will open in 7,500 square feet of space at 7509 Poplar Ave. by early June, taking over the two suites formerly occupied by Indigo and Talbots Men’s. Indigo last month relocated and expanded two spaces down into the old Natural Body Spa & Shoppe space.
