1. Shelby County Home Sales Slow in November -

After an unusually strong October for home sales, activity in Shelby County cooled in November.

Memphis and Shelby County home sales were down 7.8 percent in November, with 1,034 sales recorded for the month, compared with 1,115 recorded in November 2013, according to real estate information company Chandler Reports, www.chandlerreports.com.

2. Williams-Sonoma Growth Highlights DeSoto Push -

In 1999, Williams-Sonoma Inc. opened its first DeSoto County distribution center on Polk Lane in Olive Branch.

5. That Realtor Key Box Might Welcome Unwanted Visitors -

This one may get me in trouble with some of my peers, but it is important, so here goes.

First, some background.

In most cases, when a buyer’s agents schedule appointments for showings, they find the properties on MLS and print the listing sheets.

7. Square Entertainment -

Everything about the redevelopment of Overton Square followed a script.

But weather, or bad weather for that matter, can wreak havoc on the best-laid plans.

After acquiring Overton Square and spearheading construction and leasing, landlord Loeb Properties wanted to activate the revived entertainment district with programming that would draw people to the revitalized district.

8. Hollingsworth Buys Mississippi Industrial Property -

The Hollingsworth Cos., which operates a prominent industrial development company with holdings across the South, has acquired an industrial building in Senatobia, Miss.

Clinton, Tenn.-based Hollingsworth recently acquired the 198,450-square-foot building at 795 Shands Bottom Road in Senatobia from BMW.

9. New Nonprofit Charts Role in Blight Fight -

The bulldozer went straight for the leasing office of the former Spanish Oaks apartments on Cazassa Road near Memphis International Airport.

Meanwhile another bulldozer across the two-lane road was deep into demolishing a set of buildings in the old Winchester Park apartments.

10. Loeb Files $2 Million Loan on Park Place -

The Loeb Properties affiliate that owns Park Place Centre at Park Avenue and Ridgeway Road has filed a $2 million loan on the property.

Park Place Memphis LLC filed the deed of trust and security agreement and fixture filing statement (second priority) Feb. 13 through Thrivent Financial for Lutherans. Loeb vice president Earl Williams signed the trust deed on behalf of the borrower.

11. PILOT Reform -

Nike is in the midst of a $301 million expansion of its Northridge plant in Frayser, a project that means the Beaverton, Ore.-based company will create 250 new jobs and retain 1,600 existing local jobs.

13. Bartlett Gas Station, Store Sell for $1.9 Million -

The Flash Market Citgo gas station and convenience store at 6505 Memphis-Arlington Road in Bartlett has sold for $1.9 million.

An entity called 6505 Memphis Arlington Bartlett TN LLC, which is a local affiliate of Florida real estate company Noble Properties, bought the property in a Dec. 13 special warranty deed from St. Elmo Place LLC.

14. Meadows Appointed to State Dentistry Board -

Dr. Dan T. Meadows has been appointed to the Tennessee Board of Dentistry by Gov. Bill Haslam. Meadows, who has a private practice on Walnut Grove Road, will serve as the Rotating Dentist member through June 2016.

16. Woodchase Apartments Owner Files Loan -

The owner of the 808-unit Woodchase Apartments at 1955 N. Germantown Parkway in Cordova has filed a $17.5 million loan on the property.

17. Overton Square Garage Opens -

Visitors to Overton Square know that parking has been at a premium recently, with side streets around the entertainment district filling up as quickly as the restaurants and shops there.

Parking at Overton Square should get much easier with the opening of its 451-space parking garage at the northeast corner of Monroe Avenue and Florence Street. The city-owned garage opened this weekend, and parking is free for the rest of October.

18. 19th Century Club, Lee House Facing Different Futures -

Memphis Mayor A C Wharton Jr. said Monday, July 1, the Midtown mansion that has been home to the 19th Century Club on Union Avenue for most of the 20th century and some of the 21st will probably be demolished.

20. Soul Fish to Open in Wolf Camera Spot on Poplar -

Soul Fish Café has selected a prime piece of real estate in East Memphis for its third location.

The catfish and Southern-inspired restaurant has signed a lease for the old Wolf Camera space in the Poplar Avenue/Perkins Road corridor. The 3,100-square-foot freestanding building at 4720 Poplar Ave. will mark Soul Fish’s third location in Memphis, behind its original spot in Midtown’s Cooper-Young district and its Germantown location near Forest Hill-Irene Road.

23. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

24. CashSaver Trades Hands for $3.2 Million -

The CashSaver in Midtown has traded hands. 

Kansas City, Kan.-based Super Market Developers Inc. bought the 69,017-square-foot building at 1620 Madison Ave. at Avalon Street from 1620 Madison LLC for $3.2 million. Fred Monks III, president/chief manager of 1620 Madison LLC, signed the special warranty deed.

25. Real Estate Profession Trends Toward Teams -

The residential housing market is recovering, but traditional real estate agents may not be, according to one agent who began at the height of the economic collapse.

Josh Hisaw of The Hisaw Team said that high-volume sales are now beyond the reach of individuals.

The Shelby County Assessor of Property’s 2011 appraisal of the parcel was $109,200.

59. Fannie Seeks Less Money, Bailout Price May Shrink -

WASHINGTON (AP) – Fannie Mae is asking for less money from the government, a sign that the cost to taxpayers for bailing out the mortgage giant could be billions lower than once thought.

The government-controlled mortgage buyer said Thursday it has now set aside enough money to cover the majority of losses stemming from bad loans made from 2005 through 2008.

Williams, who lists an address of 429 N. Main St., filed his voluntary bankruptcy petition in U.S. Bankruptcy Court for the Western District of Tennessee in June, according to The Daily News Online, www.memphisdailynews.com.

Five people have been indicted by a federal grand jury for an alleged mortgage flipping scheme in Memphis.

Michael Lusk, Mykisha Williams, Gloria Buntyn, Keith Threatt and Melanie Wilkes have been arrested on charges of conspiracy, mail, wire and bank fraud.

Al Bell has been elected the new chairman of the Memphis Music Foundation.
Under Bell’s direction, the foundation will continue to provide education, strategic planning and promotional opportunities to the Memphis music industry.

85. Shuttered Motels Head to Court -

The owners of five Memphis motels that were closed last week as nuisances under Tennessee law are due in Shelby County Environmental Court today.

The closings by the Shelby County District Attorney General’s office and the Memphis Police Department Organized Crime Unit (OCU) are the latest in a prostitution crackdown called Operation Heartbreak Hotel. District Attorney General Bill Gibbons has urged the City Council to make it harder for the owners and others getting into the motel business to open their doors.

Virginia Stallworth is the new president of the board of directors for the Association of Fundraising Professionals.

Stallworth has served on the board since 2005. She is the associate director at the Memphis Child Advocacy Center, where she has worked for nine years. Stallworth also serves on the board of directors for the Memphis Area Women's Council.

Trip Peeples has been promoted to administrator for Methodist Alliance Health Services' Home Medical Equipment and Infusion division.
