A Louisiana company has bought a real estate portfolio that includes a Taco Bell restaurant at 9821 U.S. 64 and an adjacent parcel of vacant land for slightly more than $2 million. The sale, in two separate transactions, closed Sept. 19. JPO Colorado LLC, the local affiliate of Lafayette, La.-based JP Oil Co. Inc., acquired the properties from VDS Development LLC of Memphis. Calls to both companies were not immediately returned.
The properties are in the 2.7-acre Houston Levee Trails Planned Development, Phase 10, on the southwest corner of the intersection of U.S. 64 and Houston Levee Road. The Taco Bell is flanked by an Advance Auto Parts to the west and a McLemore Market to the east.
Two transactions comprised the acquisition. The Taco Bell restaurant and its 0.6 acres of land fetched $1.6 million. The 2,460-square-foot building was completed in 2007; the Shelby County Assessor of Property’s 2008 appraisal is $583,000.
Also, the 1.19-acre parcel directly south of Taco Bell sold for $425,000. It was appraised in 2008 at $290,000 and is zoned commercial.
