The Standard & Poor's/Case-Shiller 20-city home price index rose 8.1 percent in June from 12 months earlier, according to a Tuesday report. That's down from 9.4 percent a month earlier and the smallest annual gain since December 2012.

Downturns, while painful, can be very useful for the information they provide.

The S&P 500, representative of U.S. large cap stocks, declined 4 percent between July 24 and Aug. 7. Limiting our data set to this time period produces a couple of interesting observations. First, while interest rates didn’t actually move as feared, interest rate sensitive investments did. Master limited partnerships, utilities and high dividend payers underperformed over the period. Second, the emerging and frontier markets outperformed notably.

11. Krispy Kreme Pulls Permit for Third Store -

Krispy Kreme has filed a $575,000 building permit for a new store at 4198 Hacks Cross in Southeast Memphis, its third location in the city.

The Winston-Salem, N.C.-based company filed the permit with the city-county Office of Construction Code Enforcement, listing Chris Sneeden, the director of U.S. real estate at Krispy Kreme, as the owner.

12. Tubbs Joins Humane Society as Development and Marketing Director -

Nikki Tubbs has joined the Humane Society of Memphis & Shelby County as director of development and marketing, responsible for developing and executing the humane society’s fundraising plan, overseeing special events and securing sponsorships, and supervising supplemental development programs and the development team.

13. Shelby County Home Sales, Prices Dip in July -

From 2008 to 2012, bank sales – or foreclosure sales – propped up what was an otherwise crumbling real estate market.

After several years of historically high bank sales, that inventory has finally thinned out and their months-long decline is impacting overall sales figures, according to several Memphis-area Realtors.

An affiliate of Orlando, Fla.-based Darden Restaurants has sold the city’s two Red Lobster locations, along with a Bahama Breeze restaurant, as part of the company’s larger move to sell off the entire seafood chain and accompanying real estate for $2.1 billion.

WASHINGTON (AP) — For millions of workers, happy days aren't quite here again.

Though the U.S. unemployment rate has plunged since the start of last year to a five-year low of 6.1 percent, the Gallup Organization has found that consumers' view of the economy is the glummest it's been in seven months.

21. US Home Price Gains Slow for Sixth Straight Month -

WASHINGTON (AP) — U.S. home prices rose in May from a year earlier at the weakest pace in 15 months as sales remain modest in the spring buying season.

The Standard & Poor's/Case-Shiller 20-city home price index, released Tuesday, increased 9.3 percent in May from 12 months earlier. That's down from 10.8 percent in the previous month and the smallest annual gain since February 2013.

22. Contracts to Buy US Homes Slip in June -

WASHINGTON (AP) — Fewer Americans signed contracts to buy homes in June, as the real estate market appears to have cooled off this summer.

The National Association of Realtors said Monday that its seasonally adjusted pending home sales index slipped 1.1 percent to 102.7 last month. The index remains 7.3 percent below its level a year ago.

WASHINGTON (AP) – Average U.S. long-term mortgage rates were stable to slightly higher this week, remaining near their lows for the year.

Mortgage company Freddie Mac said Thursday that the nationwide average for a 30-year loan was 4.13 percent, unchanged from last week. The average for the 15-year mortgage, a popular choice for people who are refinancing, edged up to 3.26 percent from 3.23 percent last week.

26. US New-Home Sales Plummet in June -

WASHINGTON (AP) – Sales of new U.S. homes plunged in June, a sign that real estate continues to be a weak spot in the economy.

New home sales fell 8.1 percent last month to a seasonally adjusted annual rate of 406,000, the Commerce Department said Thursday. The report also revised down the May sales rate to 442,000 from 504,000.

31. Company Buys 30 Acres Of Land for $1.3 Million -

An affiliate of Lakeland-based real estate company WESSCORP Communities has paid $1.3 million for about 30 acres of vacant land in Northeast Memphis near Arlington.

The entity known as The Charleston HL Apartment Community LLC bought the two parcels – one totaling 29.6 acres and one totaling 0.1 acres – in a June 30 special warranty deed from First Alliance Bank.

WASHINGTON (AP) — Would-be home sellers across the country are grappling with a once-in-a-lifetime problem: They have mortgage rates so absurdly low it would hurt them financially to sell.

WASHINGTON (AP) – U.S. home prices rose in May compared with a year earlier, but the gains have slowed.

Data provider CoreLogic said Tuesday that prices increased 8.8 percent in May compared with 12 months earlier. The pace of gains has slowed as more homes have come onto the market, according to CoreLogic.

44. Building Permits Tumble 38 Percent in May -

Homebuilding activity slowed in May compared to a year ago, with builders filing fewer permits and selling fewer new homes than the same month last year.

Builders pulled 72 permits in Shelby County in May, down 38.4 percent from 117 permits in May 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. The 72 permits filed by builders in May were up slightly from 68 permits filed in April.

45. US Home Building Declined 6.5 Percent in May -

WASHINGTON (AP) – The pace of U.S home construction slipped in May with many Americans still struggling to afford new houses.

Builders started work at a seasonally adjusted annual rate on 1.01 million homes last month, the Commerce Department said Tuesday. That was down 6.5 percent from 1.07 million in April.

The Phoenix lawyer moved downtown a few months ago into a new $389,000 home with a warehouse-style floor plan, a Jacuzzi tub and kitchen counters made of Caesarstone quartz. His favorite coffee spot is three blocks away. When the Arizona Diamondbacks play on Friday nights, he can watch postgame fireworks from his deck.

48. FAA OKs Commercial Drone Flights Over Land -

WASHINGTON (AP) – The Federal Aviation Administration said Tuesday it has granted the first permission for commercial drone flights over land, the latest effort by the agency to show it is loosening restrictions on commercial uses of the unmanned aircraft.

Sales of U.S. new homes recovered in April after slumping in the previous two months. But Americans are still buying new homes at a slower pace than they did a year ago.

The Commerce Department said Friday that sales of new homes rose 6.4 percent last month to a seasonally adjusted annual rate of 433,000. That compares with an upwardly revised annual pace of 407,000 in March, when purchases fell 6.9 percent. Buying had dropped 4.4 percent in February, in part because of winter snowstorms.

The National Association of Realtors said Thursday that sales rose 1.3 percent from March to a seasonally adjusted annual rate of 4.65 million. Purchases of homes over the past 12 months have dropped 6.8 percent.

WASHINGTON (AP) – Nearly 10 million Americans remain financially trapped by homes worth less than their mortgage debts – an enduring drag on the U.S. economy almost seven years after the housing bust triggered the Great Recession.

WASHINGTON (AP) – U.S home construction surged in April to its highest pace in five months. Almost all that increase came from the volatile apartment sector, a sign that Americans are still struggling to buy single-family homes.

65. Darden to Sell Red Lobster, Hold Onto Olive Garden -

NEW YORK (AP) – Darden is setting Red Lobster adrift, but betting that it can still turn around Olive Garden's fortunes.

The company, which is based in Orlando, Florida, said Friday that it would sell its seafood chain and the accompanying real estate to investment firm Golden Gate Capital in a $2.1 billion cash deal. The announcement came despite objections from some shareholders to the plan to separate Red Lobster, which was announced late last year.

66. Comic Convention Drops Ashlar Hall Plans -

The Memphis Comic and Fantasy Convention says it no longer wants to be part of Ashlar Hall’s future under terms proposed by the building’s current owner.

Joe Thordarson, founder of the fantasy convention, said disagreements over how much Ashlar Hall’s current owner, Kenny Medlin, wanted to charge in rent led him to withdraw from the process.

A Memphis law firm is expanding its East Memphis office and improving public areas for clients and visitors.

Ray’s take: There was a time when debt was something to be proud of. It was the badge of progress and a good credit rating. 2008 made us all rethink the place of debt in our lives.

If you have debt, you should think carefully about keeping it or prepaying it.

69. Brewery’s Fate Unchanged Despite Untapped’s Success -

Tennessee Brewery Untapped, the festival-like celebration that’s turned the long-vacant brewery structure Downtown into a packed community space, is now roughly halfway through its six-week run.

Approaching the end arguably hasn’t served to diminish the enthusiasm of the crowds that still converge on the brewery’s courtyard and connected spaces each week of Untapped.

70. Average US 30-Year Mortgage Rate Falls to 4.21 Percent -

WASHINGTON (AP) – Average U.S. rates on fixed mortgages fell this week for a second straight week as the spring home-buying season has gotten off to a slow start.

Mortgage buyer Freddie Mac said Thursday the average rate for the 30-year loan declined to 4.21 percent from 4.29 percent last week. The average for the 15-year mortgage eased to 3.32 percent from 3.38 percent.

71. Tile Shop Inks Lease for First Area Store -

A specialty retailer of high-quality tile will open its first location in Memphis later this year.

The Tile Shop is in the final stages of negotiating a roughly 20,000-square-foot lease at 1245 Germantown Parkway, between Cordova Road and Autumn Creek Drive, in the Germantown Square Shopping Center in Cordova, according to company representative Lindsey Rose.

72. Slowing Chinese Economy Likely to Pinch US, Too -

WASHINGTON (AP) – After watching China narrow the U.S. lead as the world's largest economy, Americans might be tempted to cheer signs that the Chinese economy might be stumbling.

Any schadenfreude would be short-sighted.

73. Shelby County Home Sales on the Rise -

Shelby County experienced a modest increase in home sales in April compared to the same month last year, but sales rose sharply from March and prices continued their upward surge.

Shelby County recorded 1,356 home sales in April, up 2 percent from the 1,335 homes sold in April 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. However, the 1,356 homes sold in April is up 14 percent from the 1,192 homes sold in March, giving Realtors hope that the market is heating up along with the weather.

74. FedEx Consolidates Office Space -

For months, commercial real estate brokers have been watching closely for any signs that might hint at what FedEx Corp. and its subsidiaries will do with the hundreds of thousands of square feet of commercial space the Memphis-based company leases across the area.

75. Couple Find Business Love in Cordova Thrift Store -

Keith and Carol Choukalas had fallen in love. Not with each other – that was old business, happened years ago – but with Murray, Ky., home of Murray State University.

They had sent two of their children to MSU and they had a dream of moving to Murray, finding a business to buy, and living out the rest of their days near the lake. They had even bought a house.

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

WASHINGTON (AP) – Average U.S. rates on fixed mortgages fell after three weeks of increases, edging closer to historically low levels.

Mortgage buyer Freddie Mac said Thursday that the average rate for the 30-year loan declined to 4.28 percent from 4.37 percent last week. The average for the 15-year mortgage fell to 3.32 percent from 3.39 percent.

WASHINGTON (AP) – U.S. service companies expanded more slowly in February as hiring levels declined in a cautionary sign for the economy coming out of winter.

The Institute for Supply Management said Wednesday that its service-sector index fell to 51.6 from 54 in January. Any reading above 50 indicates expansion.

WASHINGTON (AP) – U.S. home prices rose in January after three months of declines as a tight supply of properties likely supported prices despite slower sales.

Real estate data provider CoreLogic said Tuesday that prices rose 0.9 percent in January after dipping 0.1 percent in December. Over the past 12 months, home prices have risen 12 percent, the biggest year-over-year gain in more than eight years.
