3. Orangetheory Fitness Signs New Lease In Stonecreek -

Orangetheory Fitness has signed a lease at Stonecreek Centre at Poplar Avenue and Forest Hill-Irene Road in Germantown.

Orangetheory Fitness will occupy 3,167 square feet at the location. Orangetheory Fitness is a workout method that is broken into intervals of cardiovascular and strength training while using heart rate monitors to keep heart rates in a targeted zone to stimulate metabolism and increases energy.

When the Economic Development Growth Engine of Memphis and Shelby County was formed in 2011, president and CEO Reid Dulberger knew it would take the organization a little time to gain its footing.

At first, EDGE did not have its own staff or its own office, and it lacked financial and operational control of several key component parts, such as the Port of Memphis and Shelby County and the Depot Area Development Corp.

13. Wills Stewarding Growth of East Memphis Land -

For Walter Wills III, taking care of his neighborhood and the surrounding area is one of his life tasks.

Wills & Wills LP has owned much of the land in the Kirby-Quince corridor for more than 40 years. The area is seeing an influx of medical office and retail users in the past few years, and more are expected with a new Regional Medical Center at Memphis outpatient center in the area.

Linkous Construction Co. Inc. is in the midst of building 108,000 square feet of retail space in the Wedgewood Commons shopping center, 5070 Goodman Road.

In just over a year, national fitness craze Pure Barre Technique has taken the Memphis market by storm.

The exercise routine that uses a ballet barre to perform small isometric movements set to music began in 2001 in Birmingham, Mich. In July 2009, Pure Barre became a nationwide franchise.

17. Polley: Local Entrepreneurs Keep Market Going -

With various national and regional retailers finally following suit and getting more active in the Memphis market, sometimes the local entrepreneurs can get overlooked.

As project leasing director of StoneCrest Investments LLC’s Memphis office, Jason Polley has been active in the city’s commercial real estate scene for 12 years, focusing almost exclusively on retail. He works closely with both national and local retailers, but credits the latter in keeping the Memphis retail market afloat.

18. Mixing it Up -

Scarce new development is providing the retail sector the opportunity to rethink how it delivers its goods and services, moving away from car-dependent models and toward walkable urban centers.

This mixed-use, walkable neighborhood concept is something Memphis will see more and more of, especially in the urban core, said Jason Polley, project leasing director for Stonecrest Investments LLC.

21. Family Dollar Signs 2 Leases for Stores -

Family Dollar has signed a 12,000-square-foot lease at 2754 Lamar Ave. Shawn Massey, partner with The Shopping Center Group LLC, represented the tenant. Harold Blockman with Keller Williams Realty Inc. represented the landlord, Chong K and Dul S. Pae.

22. Dotzour Outlines CRE Future at MAAR Summit -

For this year’s version of the commercial real estate industry to differ from 2010, the economy needs one thing – jobs.

That was the message Mark Dotzour, chief economist and director of research for the Real Estate Center at Texas A&M University, told a room full of local brokers, bankers and appraisers at Wednesday’s Commercial Property Forecast Summit, held at the Germantown Performing Arts Centre and sponsored by the Memphis Area Association of Realtors Commercial Council.

25. Countrywood TIC Activity Surpasses Purchase Price -

The Countrywood Crossing shopping center at 2257 N. Germantown Parkway in Cordova added its 32nd tenant-in-common (TIC) with the arrival of Countrywood-Hardt LLC of San Diego. That entity paid $2.2 million for 3.56 percent of the 175,000-square-foot shopping center.

The Memphis Area Association of Realtors Commercial Council has elected Irvin Skopp of Belz Realty Co. as the 2009 board of directors’ president and Wyatt Aiken of Commercial Advisors as 2009 president-elect.

Even though StoneCrest Investors LLC just unloaded $55.2 million worth of Cordova real estate, the Round Rock, Texas-based development company remains committed to the area, company CEO Brad Smith said this week.
