8. Office Occupancy Ends 2013 on High Note -

An unusually strong fourth quarter helped push the overall Memphis office market occupancy rate into positive territory for 2013, according to year-end commercial real estate market reports.

The Memphis market recorded absorption of 225,338 square feet in the fourth quarter – the largest positive absorption the market has experienced during any quarter in more than 10 years – to end the year with positive net absorption of 40,558 square feet, according to CB Richard Ellis Memphis.

11. Germantown Board OKs Whole Foods Zoning -

Two major retail projects in Germantown have received a green light to move forward.

The Germantown Board of Mayor and Aldermen on Monday, Jan. 27, approved several zoning exemptions for a proposed Whole Foods store – important votes that moved the project closer to completion – as well as a redevelopment plan for the Shops at Saddle Creek.

12. Developers Show Interest in Germantown’s Arthur Property -

A 33-acre site near Saddle Creek in Germantown is seeing increased interest from developers and could change hands as early as this year, according to a real estate agent marketing the property.

Murray Foster, a broker with Taliesyn Realty, said interest in the property owned by the heirs of Boyd Arthur Sr. picked up last year and remains strong in 2014.

A digital marketing agency is expanding at Clark Tower in East Memphis.

KBM Group, which is part of Wunderman/WPP, one of the world’s largest marketers, is expanding at Clark Tower less than a year after moving into the East Memphis office building, 5100 Poplar Ave.

By the end of this year, Kroger will have spent between $150 million and $200 million on upgrades, fixes and renovations at its Memphis-area stores.

That investment is one example among many in the Memphis area of how the stiff competition among grocers and similar retailers is playing out as they make grabs for bigger slices of the customer pie.

Orangetheory Fitness will occupy 3,167 square feet at the location. Orangetheory Fitness is a workout method that is broken into intervals of cardiovascular and strength training while using heart rate monitors to keep heart rates in a targeted zone to stimulate metabolism and increases energy.

NEW YORK (AP) – Potential victims of credit card fraud tied to Target's security breach said they had trouble contacting the discounter through its website and call centers.

Angry Target customers expressed their displeasure in comments on the company's Facebook page. Some even threatened to stop shopping at the store.

Target is grappling with a data security nightmare that threatens to drive off holiday shoppers during the company's busiest time of year.

The nation's second largest discounter said Thursday that data connected to about 40 million credit and debit card accounts was stolen as part of a breach that began over the Thanksgiving weekend.

If you blink, you might miss a new restaurant opening along the Poplar Avenue corridor in East Memphis.

Over the last few months, several new restaurants have opened or are on the way around the heavily traveled Poplar corridor between Perkins Road and Kirby Parkway.

The development team behind a proposed Whole Foods store in Germantown is going back to the drawing board after some neighbors expressed concerns about the project, particularly over traffic.

The development team withdrew its application from the Germantown Planning Commission’s Tuesday, Dec. 3, agenda and will return next month. After that, the development team would need approval from Germantown’s Board of Mayor and Aldermen.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

The retail business has been described in recent times as Darwinian in nature to those in the industry, meaning formats come and go as competition intensifies each year.

That concept is apparent in retail chains having trouble finding the best real estate for new locations as antiquated strip centers retain high vacancies. Or in the resurgence of upscale retailers, while dollar stores are simultaneously expanding at a rapid clip.

89. Austin Peay Walgreens Financed for $2.3 Million -

A Walgreens store on Austin Peay Highway has been financed by its California-based ownership group, Antioch-Memphis Partners, for $2.3 million.

The 14,392-square-foot Class A store is situated on 1.9 acres at the northwest corner of Austin Peay and Singleton Parkway. Walgreen Co. began a 75-year lease on the property, which the Shelby County Assessor appraised this year at $2.2 million, when it was built in 2002.

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.
