Raymond James is extending its commitment to Downtown Memphis, where the investment firm will remain a key part of the city’s skyline for at least another decade.

The firm has reached a deal with Parkway Properties to extend its lease on the Raymond James Tower at 50 N. Front St. until March of 2024.

3. Cecil’s Automotive Owner Files $1.7 Million Loan -

The owner of Cecil’s Automotive at 3815 S. Houston Levee Road in Collierville has filed a $1.7 million loan on the property.

4. Shelby County Home Sales Climb 12 Percent in Quarter -

Shelby County’s housing market continued to show signs of improvement in the third quarter, posting double-digit increases in several key areas over the same period last year.

The county netted 4,686 home sales in the third quarter, a 12 percent increase from 4,176 in the third quarter of 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

5. LeSaint Logistics Leases Space Near Airport -

LeSaint Logistics LLC is entering the Memphis market, having recently leased 57,285 square feet at 3300 Jet Cove.

You’d have to have been hiding under a rock for the last several years not to know that real estate values have dropped across the board. Whether it’s residential or any type of commercial real estate, you’ll hear it said over and over that it is a buyer’s market. That may be a reasonably accurate generalization, but when it comes to commercial real estate, “location, location, location” alone hasn’t been sufficient investment criteria for today’s buyers.

Olive Branch-based Roller Properties LLC, which is affiliated with Cecil’s Automotive, has financed an auto garage at 3815 S. Houston Levee Road in Collierville through BancorpSouth Bank for $1.5 million.

10. Apartment Optimism -

Apartment owners and operators in the Memphis market forecast a bright 2011, boosted by a continued weak homebuying landscape and a lack of new multifamily product coming online within the market.

“2010 was certainly an improvement for the multifamily sector – both in operations and in sales – over 2009, and we expect to see more of the same next year,” said Blake Pera, senior vice president of CB Richard Ellis Memphis’ multifamily division. “Most operators experienced comfortable revenue growth throughout the year, and there is some positive momentum in continued stable occupancy and concession burn-off next year with the lack of new supply hitting the market.”

13. Roller Properties Buys Lot For Car Care Center -

Olive Branch-based Roller Properties LLC, the parent company of Cecil’s Automotive, has purchased for $695,000 a 1.01-acre lot on Houston Levee Road for a new full-service car care center. The sale took place Sept. 23. The seller was Kevin Hyneman of Kevin Hyneman Cos.

14. Impending Foreclosure Not First For Downtown Building -

The foreclosure notice filed Friday against One Commerce Square at 40 S. Main St. isn’t the first financial crisis the landmark tower has faced.

What goes up must come down. As far as mortgages filed in Shelby County are concerned, that old adage appears to hold true.

Between January and March, 13,604 mortgages were recorded at the Shelby County Register's Office, according to The Daily News Online, www.memphisdailynews.com.

16. Bowled Over -

Imperial Lanes at 4700 Summer Ave. soon will meet the same fate as a set of pins after a perfectly rolled strike.

A real estate deal is in the works to sell the property on which the bowling alley sits, a place that's become a Memphis landmark since it opened in December 1958. The details haven't been finalized, but the project apparently would involve knocking down the 48-lane bowlers' hotspot and putting up a retail strip center, according to sources close to the deal.
