1984: On the front page of The Daily News: Studebaker’s was about to open in the Overton Square space that had been Playhouse on the Square. The Dallas-based chain of diners featured a Memphis version that was heavy on the neon and Elvis and 1950s nostalgia decor with waitresses in poodle skirts or cheerleader outfits and doormen with white sports coats and carnations.

Shelby County Election Commissioners certified the ballot Wednesday, April 16, for the Aug. 7 state and federal primary elections and the nonpartisan judicial and Shelby County Schools board elections on what politicos call the “big ballot.”

The day after First Tennessee Bank celebrated its 150th birthday a few weeks ago by shooting fireworks over its Downtown Memphis headquarters, with executives and bank stakeholders mingling on a nearby hotel rooftop, the bank’s chairman, president and CEO looked back with pride at his bank’s long history.

9. Fundraising Help for Orchestra Continues -

The Kickstarter campaign to raise at least $25,000 for the financially struggling Memphis Symphony Orchestra has beaten its goal, pulling in a little more than $28,500.

That’s one example among many of how, once the orchestra’s dire straits became known earlier this year, supporters have been lining up to come to the rescue. And more chances for the public to help are still to come.

23. Eddleman Joins Family Safety Center -

Vernetta Eddleman has joined the Family Safety Center, Memphis and Shelby County’s center for victims of domestic violence, as director of client services.

In her new role, Eddleman will be responsible for the planning, design, development and management of client services, and will also supervise and train staff and partner agency providers in delivering quality care to victims and their families.

24. Seeking Collaboration -

The debate over which development projects should be public or public-private efforts could intensify in the coming months as the city of Memphis explores multiple redevelopment plans.

Memphis Mayor A C Wharton Jr. said if the city, which is facing strong financial headwinds, hopes to attract investment, it must sometimes help jump-start developments in areas that the private sector may otherwise be hesitant to enter.

37. Office Occupancy Ends 2013 on High Note -

An unusually strong fourth quarter helped push the overall Memphis office market occupancy rate into positive territory for 2013, according to year-end commercial real estate market reports.

The Memphis market recorded absorption of 225,338 square feet in the fourth quarter – the largest positive absorption the market has experienced during any quarter in more than 10 years – to end the year with positive net absorption of 40,558 square feet, according to CB Richard Ellis Memphis.

41. Germantown Board OKs Whole Foods Zoning -

Two major retail projects in Germantown have received a green light to move forward.

The Germantown Board of Mayor and Aldermen on Monday, Jan. 27, approved several zoning exemptions for a proposed Whole Foods store – important votes that moved the project closer to completion – as well as a redevelopment plan for the Shops at Saddle Creek.

42. Developers Show Interest in Germantown’s Arthur Property -

A 33-acre site near Saddle Creek in Germantown is seeing increased interest from developers and could change hands as early as this year, according to a real estate agent marketing the property.

Murray Foster, a broker with Taliesyn Realty, said interest in the property owned by the heirs of Boyd Arthur Sr. picked up last year and remains strong in 2014.

Developers on Tuesday, Jan. 7, cleared a key regulatory hurdle for a planned Whole Foods Market store in Germantown.

Before a packed house, the Germantown Planning Commission voted to approve a revamped plan for a new Whole Foods store at the southeast corner of the intersection of Poplar Avenue and Pete Mitchell Road, on the eastern edge of Germantown’s Central Business District.

By the end of this year, Kroger will have spent between $150 million and $200 million on upgrades, fixes and renovations at its Memphis-area stores.

That investment is one example among many in the Memphis area of how the stiff competition among grocers and similar retailers is playing out as they make grabs for bigger slices of the customer pie.

City officials are working on plans to kick-start the dormant Washington Bottoms project at Poplar Avenue and Cleveland Street in Midtown.

Memphis Housing and Community Development director Robert Lipscomb confirmed that he is working on the effort but said he was not yet able to release detailed information on the project.

The Memphis office real estate market began showing signs of life in 2013, with the market for Class A office space in the East Memphis submarket fueling the resurgence.

While the city’s overall office market numbers may not appear very strong, the city’s most desired office submarket – East Memphis around Poplar Avenue and Interstate 240 – began showing strong signs of improvement in the second half of the year.

Orangetheory Fitness has signed a lease at Stonecreek Centre at Poplar Avenue and Forest Hill-Irene Road in Germantown.

Orangetheory Fitness will occupy 3,167 square feet at the location. Orangetheory Fitness is a workout method that is broken into intervals of cardiovascular and strength training while using heart rate monitors to keep heart rates in a targeted zone to stimulate metabolism and increases energy.

Major road and highway projects like the Interstate 269 loop, I-40/240 and the Mallory Road interchange near Frank Pigeon Industrial Park made substantial progress during 2013, with several phases of important transportation corridors wrapping up and new projects planned for 2014 and beyond.

The Shopping Center Group LLC is moving to a new office.

The Memphis office of the Atlanta-based retail real estate brokerage firm, which leases a total of approximately 4 million square feet of retail space and represents 100 retailers, is moving from 773 E. Brookhaven Circle to 5101 Wheelis Drive, Suite 106, at Clark Centre.

Plans for a fifth leg of the Wolf River Greenway in North Memphis are getting $271,305 in state funding awarded through the local Metropolitan Planning Organization.

The 1.5-mile segment along McLean Boulevard from Nedra Avenue to Chelsea Avenue is part of the list of 15 “transportation alternatives” projects totaling $2.6 million announced this week by the MPO, a regional planning organization that takes in Shelby and DeSoto counties, and parts of Fayette and Marshall counties.

A Texas-based group had inked a deal to purchase the long-vacant French Quarter Suites Hotel near Overton Square, but the proposed sale fell through the cracks.

Austin, Texas-based ASC Management had until Oct. 31 to close on the purchase of the 105-room inn at the northeast corner of Madison Avenue and Cooper Street but did not complete the sale.
