15. Victory Packaging Relocates to Memphis -

Victory Packaging soon will relocate its entire Southaven branch operation to the Southeast Memphis industrial submarket.

The Houston, Texas-based industrial packaging supplier and distributor inked 158,333 square feet in Shelby Air Park Building 1, 4500 Malone Road. The 475,000-square-foot building also houses Terminal Warehouse Inc.

16. Exeter Buys West Memphis Warehouse for $15.6 Million -

Pennsylvania-based Exeter Property Group has snatched up the Smucker’s distribution warehouse in West Memphis for $15.6 million.

The 600,000-square-foot facility was a foreclosed property from Bank of America, which was selling it with a year-end anticipated closing, said Matt Brodnik, Exeter’s director of capital markets.

19. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

LLC filed a $10 million loan through Lancaster Pollard for an Allenbrooke Cove nursing home. The New York-based entities bought the pair of properties last year for a combined $17 million, financing them at the time for $17 million.

59. NY-Based Retail Owner Defaults on $25.6M Loan -

Four retail properties across six parcels in Collierville and Cordova owned by affiliates of New York-based Nightingale Properties are in default and facing foreclosure.

A first-run foreclosure notice has been filed for three retail properties in Collierville and one in Cordova after borrowers defaulted on a $25.6 million loan secured by the properties. The properties are scheduled for sale Friday, June 29, at noon by substitute trustee Robert F. Tom.

The program entails crews working in predetermined “target zones” to mitigate grass and weed overgrowth, abandoned and dilapidated houses, litter and debris, impassable sidewalks, congested alleys, potholes and vacant lots.

A fully leased Downtown office building has traded hands for more than twice its assessed value.

309 Monroe Property LLC purchased the 22,792-square-foot property at 309 Monroe Ave. for $3.3 million. The Shelby County Assessor of Property’s 2011 appraisal was $1.5 million.

A Memphis-based buyer has bought more than 1 million square feet formerly occupied by Cleo Inc. gift-wrapping company in Airport Industrial Park Section A for less than two-thirds of the listing price.

Memphis-based commercial real estate firm SMPO Properties Inc. has executed a lease with The Miami Herald Media Co. for the former U.S. Southern Command Headquarters building in Doral, Fla.

Affiliates of a Grubb & Ellis healthcare real estate investment trust have bought nursing homes in Memphis and Millington for a combined $29.9 million.

G&E HC REIT II Memphis SNF LLC bought Parkway Health & Rehab Center at 200 South Parkway W. from Tennessee Property Associates LP for $15.9 million, and G&E HC REIT II Millington SNF LLC bought Millington Healthcare Center at 5081 Easley St. in Millington from West Point Road Associates LP for $14 million.

98. Multiple Reasons Behind Drop in Foreclosures -

This time last year, Corky Neale was forecasting that the Memphis area had already hit its peak – for the time being – when it comes to foreclosure activity.
