Cinnamon Trails Apartments, a 208-unit apartment community constructed in 1989, sold for $8.6 million, or $41,461 per unit. respectively. CBRE Memphis represented the sellers, Briar Apartments LLC and Cinnamon Apartments LLC in the sale to New York based Briar Club LLC and Cinnamon Trail LLC.

8. South Junction Files $14.8 Million Loan -

Just a few days after its permits were filed, the development group building the 197-unit South Junction apartments Downtown has taken out a $14.8 million construction loan for the project.

South Junction Partners – through a payment-in-lieu-of-taxes (PILOT) program via the Memphis Center City Revenue Finance Corp. – filed the deed of trust Aug. 27 with SunTrust Bank.

It’s been almost two years since Pinnacle Airlines moved more than 600 employees into the One Commerce Square building Downtown.

Hailed as a victory in the long-running battle to revive Downtown, Pinnacle’s move to the 29-story building at Union Avenue and Main Street was hailed by city, county and business leaders as a signature event that would spur more investment and development in the city’s core.

“Memphis: The Musical” meets the real life setting Friday, April 26, for the fictional story of a Memphis radio announcer in the 1950s.

Actor Bryan Fenkart will walk about a block on South Main Street from The Orpheum Theater to the old Chisca hotel to perform at the project’s launch party. The party in the hotel’s garage space kicks off the $24 million renovation of the hotel as an apartment building.

South Junction will rise on the vacant northwest and southeast corners of Carolina and Florida, in the South Main Historic Arts District.

28. Lynch Looks Ahead to Chisca’s Possibilities -

When the cast of “Memphis: The Musical” opens its run at The Orpheum Theatre later this month, they will include an extra performance the afternoon of April 26.

Cast members will sing several selections at the formal opening of the redevelopment of the old Chisca hotel, the real-life setting for the story of a Memphis disc jockey that is the basis for the fictional story line.

Developers announced plans for the Sears Crosstown building, Overton Square, Hotel Chisca, James Lee House and old United Warehouse in the South Main Historic Arts District. Construction began on The Pyramid, turning it into a 220,000-square-foot mega-Bass Pro Shop Outdoor World, and Memphis in May moved into its new headquarters at 56 S. Front St., a 14,600-square-foot building that’s on the National Register of Historic Places.

The Downtown Memphis Commission’s Center City Revenue Finance Corp. passed several housekeeping items at its Tuesday, Nov. 13, board meeting, including assigning a payment-in-lieu-of-taxes (PILOT) lease agreement to Montreal-based Olymbec USA LLC for Brinkley Plaza, 80 Monroe Ave.

39. Rekindling Crosstown -

Video artist Chris Miner says one way to explain the redevelopment of the Sears Crosstown building is likening it to the process of creating art.

“You get into it with a general idea of what you want to do, but then you kind of let it take you wherever you are going to go or wherever the piece wants to go,” he said.

The unofficial name for the $30 million project linking Main Street Memphis to Broadway Street in West Memphis via a bicycle and pedestrian boardwalk on the Harahan rail bridge across the Mississippi River draws fewer questions than the title that involves the term “intermodal connector.”

There was bicycle-powered smoothie preparation, an aerial circus-style art show, Beale Street Flippers, live music outside, a disc jockey inside, and food and drinks from Downtown restaurants and suppliers.

46. Work Moves Forward on Midtown’s Chiwawa -

Plans are moving forward for Chiwawa, a Southern-inspired Mexican restaurant near Overton Square in Midtown that hopes to open this fall.

A $347,257 permit was recently filed for Chiwawa’s renovations of the two-story, 3,196-square-foot building at 2059 Madison Ave. The space housed Chicago Pizza Factory in the 1980s and has been vacant since.

47. Visionary Project -

The reversal of fate for the blighted Chisca Hotel at the intersection of South Main Street and Dr. Martin Luther King Jr. Avenue, plagued by passive out-of-town ownership and environmental hazards, was set in motion during a phone call about 18 months ago.

Barboro Flats, a mixed-use building at 100 S. Main St., has been financed for $9.6 million.

100 South Main Partners filed a 35-year trust deed through Love Funding Corp. for the five-story building’s 92-unit apartment section and 7,000-square-foot ground-floor retail space. The building’s garage was not included in the financing, according to loan documents filed with the Shelby County Register of Deeds.

53. Slice of the Pie -

Come mid-July, local restaurateur Aldo Dean will launch Aldo’s Pizza Pies, his group’s third concept in Memphis and second in Downtown’s Central Business District.

Dean is one of three partners behind the new 3,900-square-foot restaurant on the ground floor of Henry Turley Co.’s Barboro Flats at 100 S. Main St. Adam Slovis of Slovis & Associates LLC represented Dean and his group in its seven-year lease for Aldo’s Pizza Pies.

TUPELO, Miss. (AP) – Five Tupelo groups have partnered to pay for a market analysis that will target the possibility of building an entertainment venue in the Fairpark District.

The Northeast Mississippi Daily Journal reports the Tupelo Redevelopment Agency on Monday said it has joined with the Tupelo Convention and Visitors Bureau, the Coliseum Commission, the Community Development Foundation and the Downtown Tupelo Main Street Association for the study.

58. Local to Open Second Locale in Overton Square -

After having a popular Downtown presence for more than two years, Local Gastropub has inked its second location in Overton Square.

Local Gastropub will open in the former Yosemite Sam’s at 2126 Madison Ave., at the northwest corner of Madison and North Cooper Street. The 100-year-old, 5,826-square-foot, two-story building housed Yosemite’s Sam’s for 39 years before Loeb Properties Inc. acquired the property from Faye Pannell in August for $350,000.

59. Memphis Company Inks Major Miami Lease -

Memphis-based commercial real estate firm SMPO Properties Inc. has executed a lease with The Miami Herald Media Co. for the former U.S. Southern Command Headquarters building in Doral, Fla.

60. 100 Years of Higher Learning -

You can find the origins of the University of Memphis in the 19th century – the 19th Century Club, that is.

It’s because the idea for the institution took root more than 100 years ago among a group of women who were members of the service and philanthropy group that still exists today.

Before there was South Bluffs, there was French Fort.

Before the Hernando DeSoto Bridge was built and city zoning regulations placed more distance between commercial, industrial and residential areas, this neighborhood by the trio of older Mississippi River bridges south of Downtown survived in one of the most historic and isolated parts of the city.

Main St. The event was led by Gary Prosterman, president and CEO of Development Services Group and one of the partners in Memphis Commerce Square Partners LLC, the new ownership group of One Commerce.

64. Tunica Recovery -

Two weeks after rising Mississippi River floodwaters forced a mandatory closure of all of Tunica County’s nine casinos, the area is doing its best to recoup.

Six of Tunica County’s nine casinos and resorts remain closed. Tunica County Emergency Management officials and the Mississippi Gaming Commission are currently working with all nine casino resorts in an effort to assess flood damage, begin the clean-up process and prepare for facility re-openings.

65. ‘Homage’ to Musical Greats on Display -

After the echoes of this weekend’s Memphis in May Beale Street Music Festival fade away, the images of some of its top 2011 performers will remain in a Downtown gallery.

The proposed City Market Groceries & Deli on Main Street is the latest sign of the long-sought fixes and additions along the Downtown thoroughfare that stretches from the city’s political hub to its vibrant arts district.

81. Main Street’s ‘Big Hole’ Reaches Symbolic Milestone -

Today’s topping off ceremony for what once was a giant hole at 100 S. Main St. represents a milestone. By next summer, the property will be the site of a parking garage and 92 apartment units.

82. Housing Divided -

A couple of years ago, when Clay Thompson of Memphis decided it was time to stop renting, he set his sights on the Downtown condominium market. He was especially interested in the old warehouses in the South Main Historic Arts District that had been converted to condos.

83. Overlook Apartments Sell for $1.5 Million -

The 252-unit Overlook Apartments complex at 3085 and 3158 Steele St. in Frayser sold Oct. 1 for a combined $1.5 million to a Chattanooga-based company called UIGTN LLC. The entity bought the property as an REO (real estate owned) asset from LNR Partners Inc. of Florida, which operated in the deal as LBUBS 2001-C3 Steele Street.

89. Lowenstein Building, Neighbors Born Again -

There were times in the past 25 years or so when Downtown watchers believed it was only a matter of time before the old Lowenstein Building would crumble from neglect.

Also known to longtime Memphians as the Rhodes Jennings building, the structure on the southeast corner of Main Street and Jefferson Avenue, was considered an eyesore. It was the case study behind an anti-neglect ordinance passed by city officials in the early 1990s.

Center City Commission president Jeff Sanford knew some developers and others doubted anything would get built anytime soon in the big hole at Gayoso Avenue and Main Street.

A Dallas-based company called TTOW Properties LLC has acquired a Memphis parking lot portfolio from CPC Realty LLC for a combined $1.5 million in special warranty deeds that also included quitclaim transfers.
