From March 2012 to March 2013, the number of mortgages made in Shelby County dropped 8 percent – from 649 to 597.

March 2013 mortgage volume totaled a little more than $100 million, though, up from a little more than $97 million in March 2012.

20. Mortgage Activity Slows in February -

Mortgage activity in Shelby County began 2013 by shifting into a higher gear, but someone tapped the brakes in February.

Total mortgage volume countywide had started the year showing double-digit percentage growth over the same period one year earlier. But in February, volume was up just 1 percent over the same month in 2012.

Melanie A. Keller has been named president of Meritan Inc. Keller, who joined the nonprofit social services agency in 2006, previously served as its executive vice president. In her new role, she is responsible for oversight of more than 500 employees and contractors as well as the agency’s $21 million annual budget. Keller also manages its quality improvement and strategic planning efforts.

Last year was the most profitable year ever for Magna Bank since its founding in 1999.

Magna recorded a profit of $3.1 million in 2012, a 24 percent improvement over 2011. The bank’s assets were up 12.1 percent, loans were up 10.8 percent and deposits were up almost 10 percent.

29. December Mortgages Up 34 Percent -

Much like the fourth quarter, December was also an especially strong period for local mortgage activity.

From December 2011 to December 2012, total mortgage volume climbed 34 percent. December 2012 mortgages totaled a little more than $94 million, up from the nearly $70 million in December 2011.

30. Fourth-Quarter Mortgages Rise 21 Percent -

The fourth quarter of 2012 in Shelby County essentially followed the same upward swing in mortgage activity as was seen throughout the year as a whole.

There were 1,925 mortgages during the fourth quarter of 2012, up 21 percent from the 1,592 during the same period the previous year.

31. Mortgage Gains Point to Solid 2013 -

Shelby County’s mortgage market made decent strides during the past 12 months, posting gains over 2011 and foreshadowing a healthy 2013.

Banks and mortgage lenders made 8,028 purchase mortgages in Shelby County during 2012, a 17 percent improvement from the 6,862 mortgages during 2011, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

Continuing a pattern that’s been more the rule than the exception this year, Shelby County’s mortgage market keeps growing at a steady clip, and continued doing so through last month. Total mortgage volume countywide in November was up 7 percent over November 2011, climbing to almost $93 million in November 2012 from about $87 million during the same period last year, according to real estate information company Chandler Reports, www.chandlerreports.com.

The owner of the Village of Sycamore Ridge – a 114-unit apartment community at 1945 Sycamore View Road near Bartlett – has filed a $4.3 million multifamily deed of trust, absolute assignment of leases and rents and security agreement (including fixture filing) on the property.

Storage Towne of America LLC has filed a $2 million loan on its 66,802-square-foot storage facility at 5900 Stage Road in Bartlett.

37. Bank Profits Shrink in Third Quarter -

Memphis-area banks on the whole were a lot less profitable at the end of the third quarter than they were during the same period in 2011.

The two dozen or so banks in the Memphis market reported a little more than $12 million in year-to-date net income at the end of the third quarter, according to data from the Federal Reserve Bank of St. Louis. That’s a big drop from the $136.3 million in year-to-date net income the same banks collectively reported in the third quarter of 2011.

Most people already know some of the basic elements of the banking business. From the large national lenders with a Memphis presence to the community banks in the suburbs, one common element is they make money by charging borrowers more than the bank pays in interest to depositors.

53. Local Mortgage Market Up 22 Percent -

It’s been an old story for several quarters – for a few years now, in fact: Rates are low, and homebuyers keep tiptoeing back into the market.

That’s especially liable to be the case going forward, in light of the Federal Reserve’s steps last week to keep interest rates low for an indefinite period of time. Indeed, the local mortgage market continues to feel the effects of those low rates.

Spurred by interest rates that look to stay at record lows for the near future, local homebuyers keep coming out of the woodwork.

The trend manifested itself in a healthy pickup in mortgage activity last month. Total mortgage volume throughout Shelby County was up almost 30 percent over July 2011, climbing to $143 million in July 2012 from $111.7 million during the same period last year, according to real estate information company Chandler Reports, www.chandlerreports.com.

This month, Magna Bank is marking its fifth year in existence as a full-service community bank, one born in 2007 amid the calm just before the calamitous storm of 2008 that brought sweeping changes to banking and finance.

Tom Stewart has been named senior vice president and manager of the small business administration division at Magna Bank. 59. Q2 Mortgages up 14 Percent -

Shelby County’s mortgage market is continuing to turn a corner, with more buyers during the second quarter signing on the dotted line and bankers handing over a shiny new set of keys.

During the second three months of 2012, banks and mortgage lenders in Shelby County made 2,149 purchase mortgages, up 14 percent from the 1,878 mortgages during Q2 2011, according to real estate information company Chandler Reports, www.chandlerreports.com.

61. Bank of Fayette County Begins TARP Payback -

Another Memphis-area bank has started paying back money it got from the federal government amid the Great Recession of 2008.

The Bank of Fayette County has repaid $1.1 million of the more than $6 million it got as part of the Troubled Asset Relief Program (TARP), according to a report from the U.S. Treasury.

62. Land in G'town's Enclave Sells for $2 Million -

Memphis-based entity Enclave 5 & 6 Joint Venture has bought land in Enclave Planned Development in Germantown from Magna Bank for $2 million. The land, which is on the north side of Wolf River Boulevard west of where Forest Hill-Irene Road would run if extended, is proposed as Enclave phases five and six, according to documents filed with the Shelby County Register of Deeds.

70. CRE Lending Sees Slight Improvement -

The commercial lending landscape in the Memphis area continues to grind its way through an extended period of gradual improvement that began roughly two years ago after a dismal 2009.

“Loans for A- and B-class commercial properties are back. The owners have plenty of choices now,” said Frank Stallworth, president of Magna Bank’s commercial and multifamily division. “There’s no question that values have declined compared to 2007, but for the most part those values have stabilized. 2011 was better than 2010, 2012 is shaping up better than last year, and we expect 2013 to better than 2012 as it relates to occupancies as well as stabilizing and possibly increasing rents in the various sectors of commercial real estate.”

Magna Bank is taking steps to become a private banking company.

On the agenda is approval that’s being sought from shareholders to reclassify certain shares of the bank’s common stock and to convert from a federal savings bank to a state banking corporation.

A Memphis-based tubing supplier is renewing its lease and more than doubling its space in a distressed Hickory Hill industrial park.

Jacob Tubing LP – the U.S. subsidiary of European modular tubing manufacturer Jacob Soehne – has renewed its 10-year lease for 20,232 square feet and expanded into an additional 30,000 square feet at Willow Lake Business Park, 3948 Willow Lake Blvd., in the Southeast industrial submarket.

97. September Mortgages Drop 3.2 Percent -

The housing market saw a little bit of a pickup in the third quarter compared to Q3 2010 – but the same didn’t hold true for the month of September.

Banks and lenders made 564 mortgages in Shelby County in September 2011, down from 583 in September 2010 – a 3.2 percent drop. That resulted in total mortgage volume for September dropping to $84.7 million from $88.4 million in September 2010. And the average mortgage amount dropped from $151,557 to $150,188.
