The firm redeveloping Overton Square considers its task at hand to be playing to its Midtown audience – not only in building construction, but also in incorporating art.

Loeb Properties Inc. is investing more than $20 million to revive the once-booming arts and entertainment district of the 1970s and 1980s. That includes adding new tenants to expand Overton Square’s footprint, redesigning existing structures and building new ones, and implementing a dozen or so multimedia art projects throughout.

Hollywood Feed has renewed and expanded two of its Memphis locations.

The Memphis-based natural and holistic pet food merchant is growing its 2648 Broad Ave. warehouse from 44,400 square feet to 77,763 square feet.

11. Brothers to Open Brewery on Broad -

A new craft brewery is coming to one of Memphis’ up-and-coming areas – the Broad Avenue Historic District.

Wiseacre Brewing Co., a concept from brothers Kellan Bartosch and Davin Bartosch, has leased 13,000 square feet at 2783 Broad Ave. and is planning to open by late 2013. They chose the old warehouse for its “big open space” and the Binghampton neighborhood for its community appeal.

12. Bar Louie, Chiwawa File Business Licenses -

Two long-awaited Madison Avenue restaurants have filed for business licenses with the Shelby County Clerk’s Office.

Memphis Louie LLC applied for its Bar Louie location at 2125 Madison in Overton Square, the Midtown district being redeveloped by Loeb Properties Inc. The Addison, Texas-based franchise will occupy 5,982 square feet of the curved building on the southwest corner of Madison and Cooper Street. The space originally housed Playhouse on the Square in the 1970s.

13. Filling the Voids -

Last year was a banner year for adaptive reuse projects in Midtown and Downtown.

Developers announced plans for the Sears Crosstown building, Overton Square, Hotel Chisca, James Lee House and old United Warehouse in the South Main Historic Arts District. Construction began on The Pyramid, turning it into a 220,000-square-foot mega-Bass Pro Shop Outdoor World, and Memphis in May moved into its new headquarters at 56 S. Front St., a 14,600-square-foot building that’s on the National Register of Historic Places.

14. Loeb: City Should Increase Investment in Urban Core -

The relevance of Overton Square is that it’s one of many initiatives the city has in place to make Memphis a better place and a city of choice for the millennial generation.

Seventy-seven percent of those born from the early 1980s to the early 2000s want to live in the urban core and to drive less.

15. Sekisui, Circa to Relocate Spaces -

Two East Memphis restaurants soon will have new addresses. 

Sekisui is moving from its original location in the Shops of Humphreys Center, 50 Humphreys Blvd., into Circa by John Bragg’s space in Regalia Shopping Center at 6150 Poplar Ave., suite 122. Circa plans to relocate west to Chickasaw Crossing, 2855 Poplar, in the space where Ronnie Grisanti’s restaurant operated for years.

16. Exeter Buys West Memphis Warehouse for $15.6 Million -

Pennsylvania-based Exeter Property Group has snatched up the Smucker’s distribution warehouse in West Memphis for $15.6 million.

The 600,000-square-foot facility was a foreclosed property from Bank of America, which was selling it with a year-end anticipated closing, said Matt Brodnik, Exeter’s director of capital markets.

17. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

18. Midtown Momentum -

The Midtown real estate market has long been an anomaly compared to its Bluff City counterparts, with fundamentals as diverse as its demographics.

“The types of real estate that you’ll find in Midtown can be some of the most expensive or some of the most modest when it comes to prices and facility,” said Gary Myers of Gary Myers Co. “Retail in particular.”

19. New Brewery on Tap for Cooper-Young -

A new brewery is headed to Cooper-Young. 

Memphis native and craft beer enthusiast Drew Barton plans to open Memphis Made Brewing Co. LLC at 768 S. Cooper St. near York Avenue along with two other silent partners by mid 2013. The 6,000-square-foot space is adjacent to Signworks and owned by Richard Sullivan.

20. MemShop Latest Boon for Overton Square -

A year ago, Loeb Properties Inc. was granted the green light from Memphis City Council for the funds necessary to construct a parking lot and detention pond west of Cooper Street – the last component in the more than $30 million public/private partnership to revitalize the once thriving Overton Square district.

21. United Housing to Relocate to Oakhaven/Parkway Village -

United Housing Inc. is preparing to move from its Midtown offices at 51 N. Cooper St. to 2750 Colony Park Drive, near the old Mall of Memphis site in the Oakhaven/Parkway Village area.

22. Bike Lane Boost -

A year ago, city roads crews were wrapping up the installation of dedicated bike lanes on the two-mile stretch of Madison Avenue between McNeil and Cooper streets – the culmination of an extensive debate that included those radically for or radically against the two-wheeled route that entailed a major road diet and on-street parking.

23. Bioventus Inks Deal for 40,000 Square Feet -

A Durham, N.C.-based biologics company is relocating its Memphis presence, signifying a boon to the Northeast office submarket.

Bioventus LLC has inked 38,880 square feet of office and manufacturing space in Goodlett Farms Business Campus, 1900 Charles Bryan Road, in Cordova.

24. Children’s Heart Foundation Given $15,000 for Relocation -

The International Children’s Heart Foundation was awarded a $15,000 commercial office grant Wednesday, Nov. 14, by the Center City Development Corp. to move its offices from 1750 Madison Ave., suite 500, to Downtown’s Brinkley Plaza, 80 Monroe Ave., suite G-1.

25. Gen X Inks State’s First Location on Austin Peay -

A trendy Vernon, Calif.-based retailer has inked its first Tennessee location in Austin Peay Plaza.

Gen X Clothing Inc. signed a 35,000-square-foot lease at 3252 Austin Peay Highway. The space was formerly occupied by Big Lots.

26. Highpoint Church Buys Briarcrest’s East Memphis Campus -

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

27. Center City Revenue Finance Corp. to Consider Brinkley Plaza Tax Break -

The Downtown Memphis Commission’s Center City Revenue Finance Corp. (CCRFC) has a full agenda for its Tuesday, Nov. 13, board meeting, with leasing and financing requests for Brinkley Plaza, Toyota Plaza and the Peabody Hotel Tract.

28. Brinkley Plaza Sells to Olymbec for $7.2 Million -

Downtown’s Brinkley Plaza has sold for $7.2 million to a Canadian real estate investment firm.

Montreal-based Olymbec USA LLC, an entity of Olymbec Corporate Group, acquired the 219,557-square-foot tower at 80 Monroe Ave., its ground lease and the adjacent 300-space covered parking garage.

Two big retail deals have recently been inked on the Poplar Avenue corridor, soon filling empty spaces on the city’s busiest street.

A new Family Dollar is going in the old Stringer’s Garden Center site at 2974 Poplar, while Office Depot and Hollywood Feed are going in the former Samuel’s Furniture space at 5502-5510 Poplar, near South Yates Road.

47. City Should Keep Square Revival Front and Center -

The plan for the revitalization of the Overton Square entertainment district needs to move forward before it changes again or becomes even more complex than it is now.

The latest iteration of the redevelopment plan includes Overton Square becoming part of a Tourism Development Zone and Tax Increment Financing district that would funnel its anticipated increase in sales tax revenue to get the Fairgrounds renovation back on track.

The revitalization of Overton Square can perhaps be best summed up with a famous quote often attributed to Mark Twain: “History does not repeat itself, but it does rhyme.”

The history of the Midtown entertainment district dates back to late 1970, when T.G.I. Friday’s opened its first franchised location on Madison Avenue near Cooper Street following the passage of a referendum vote allowing liquor by the drink citywide a year prior.

The Memphis City Council has approved the resolution key to the construction of an Overton Square parking garage and a new Hattiloo Theater on what is now an open parking lot for the Midtown entertainment district.

Bill Latham, owner of Interim Restaurant, has renewed his lease for 4,957 square feet at Sanderlin Place, 5040 Sanderlin Ave. Carey White, Loeb senior vice president of asset management, brokered the deal.

68. Crye-Leike Sells Properties, Land At Feb. Auction -

Multiple properties in the Memphis area have traded hands as a result of an auction held by Crye-Leike Auction Services in February.

Kays Nawaf Employee Pension Plan sold three flex warehouse buildings at 4652 Damascus Road, 4660 Damascus Road and 4668 Damascus Road, ranging from 7,450 square feet to 10,160 square feet. There was a published minimum bid of $83,000 each.

69. Yorkshire Center Adds Las Delicias to Mix -

A popular Mexican restaurant has inked its third Memphis-area lease. 

Las Delicias Mexican Bar and Grill has signed a 6,400-square-foot lease in Yorkshire Center, 5689 Quince Road. The space formerly housed Thyme Bistro – which closed in June after about a year in business – and Jarrett’s for 15 years prior.

The good news for the local hotel industry is that last year notched the most rooms ever sold on a daily basis with 4.8 million – 115,628 more than 2010 and 76,780 more than the previous high set in 2007.

73. Gastro Group Opens Office In Senatobia -

Utley Properties has closed on a flurry of deals in its Northwest Plaza Shopping Center in Senatobia in recent weeks.

Dr. Ulric Duncan of Delta Gastroenterology PC has leased 1,200 square feet of space at 113 Northwest Drive for two years.

74. Neil’s to Relocate to East Memphis -

Neil’s Bar is moving to East Memphis, across town from its Midtown home of nearly 20 years that was destroyed in a fire last year.

The longtime Memphis bar and grill is setting up shop at 5727 Quince Road in Yorkshire Square, in the 6,000-square-foot space formerly occupied by Whole Hog Café. The shopping center is owned by Loeb Properties Inc. and includes tenants MemFish, ARC of the Mid-South, First American Bank and Yorkshire Liquors.

75. Neil’s to Relocate to East Memphis -

Neil’s Bar is moving to East Memphis, across town from its Midtown home of nearly 20 years that was destroyed in a fire last year.

The longtime Memphis bar and grill is setting up shop at 5727 Quince Road in Yorkshire Square, in the 6,000-square-foot space formerly occupied by Whole Hog Café. The shopping center is owned by Loeb Properties Inc. and includes tenants xpedx and MemFish.

76. French Quarter’s New Owners Meet With Residents -

Two new local owners are under contract to buy and convert the former French Quarter Suites Hotel in Midtown’s Overton Square district to a Comfort Suites in a $6 million project.

At a public meeting Wednesday, Feb. 1, at Memphis Heritage Inc.’s office, 2282 Madison Ave., partners Jay Kumar and Rishi Chopra revealed plans to purchase the vacant 103-room hotel at 2144 Madison Ave., at the northeast corner of Cooper Street and Madison from FQI LLC for $2.3 million and pump about $3.7 million into renovations.

77. Former French Quarter Hotel to Become Comfort Suites -

Two new local owners are under contract to convert the former French Quarter Suites Hotel in Midtown’s Overton Square district to a Comfort Suites in a $6 million project.

At a public meeting Wednesday, Feb. 1, at Memphis Heritage, 2282 Madison Ave., partners Jay Kumar and Rishi Chopra revealed their plans to purchase the vacant 103-room hotel at the northeast corner of Cooper Street and Madison Avenue from FQI LLC for $2.3 million and pump about $3.7 million into renovations.

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.
