Parking at Overton Square should get much easier with the opening of its 451-space parking garage at the northeast corner of Monroe Avenue and Florence Street. The city-owned garage opened this weekend, and parking is free for the rest of October.

25. New Day Coming for Sears Crosstown Urban Village -

The historic Sears Crosstown building in Midtown Memphis is being redeveloped as a mixed-used vertical urban village, with nine “founding partners” in local health care, education and arts organizations that have signed on to occupy 600,000 square feet of the total 1.4 million square feet of space.

FedExFamilyHouse has been awarded Leadership in Energy and Environmental Design Gold certification and is one of the country’s first pediatric residences to be awarded LEED certification.

The 33,850-square-foot FedExFamilyHouse qualified to receive a $15,000 award from the Memphis Regional Chapter of the U.S. Green Building Council. The award was funded by a 2008 grant from Memphis Light, Gas and Water Division to encourage and recognize businesses and organizations that achieve LEED certification with extra emphasis on energy and water measures.

27. ‘Perfect Storm’ -

Office sublease space reached a record high in the first quarter, and local experts are forecasting even more leases from one lessee to another to hit the market prior to year-end.

Office subleasing totaled 600,664 square feet during the first three months of the year, according to Cushman & Wakefield/Commercial Advisors LLC’s Q1 office market report. That’s nearly 14 percent of total available space.

Before a standing room only crowd Tuesday at the office of Memphis Heritage Inc., 2282 Madison Ave., Loeb president Bob Loeb unveiled the site plan for a 53,000-square-foot grocery store, more than double the size of Schnucks’ Midtown location.

Trinity Park, the first all-green neighborhood being developed by Habitat for Humanity of Greater Memphis, reached an important milestone last week when crews began site work on the project.

After years of fundraising – and those efforts are still under way – the $3.1 million, 38-home neighborhood will begin taking form on 8.6 acres at Winchester and Tchulahoma roads in Oakhaven near Memphis International Airport.

Dr. Todd Preston has joined the University of Tennessee Health Science Center’s Department of Otolaryngology as a specialist in head and neck cancer and reconstructive surgery. He also has been named assistant professor at UTHSC. Preston comes from the University of Iowa, where he completed his residency in head and neck surgery and was a clinical instructor.

The long development process and occasional setbacks that have come with filling what's been referred to as the giant hole on Main Street have taken several years to work through. But a new five-story mixed-use development is planned for the site - a project that was given the green light last year - and construction could begin as soon as early fall.

HERNANDO - During the last decade, the 1,139 acres known as the Banks land just west of Hernando have been the focus of much debate.

The land, a mixture of rolling hills, open pasture and woodlands that begins near the historic square at Elm Street and Miss. 304 and continues north to Pine Tree Loop, begins the scenic highway that heads west.

Memphis rarely is described as a chic city, but upscale hotel projects in Midtown and Harbor Town could work toward changing that.

The 28-room River Inn of Harbor Town is being built at 50 and 51 Harbor Town Square for around $9.3 million, and the America's Best Inn & Suites at 1837 Union Ave. is being renovated to become The Artisan Hotel, Memphis, for around $1.5 million. Together, these projects will bring two boutique hotels to the Bluff City. Boutique hotels tend to be smaller, but offer amenities similar to larger facilities.

73. 'Close-Knit" and 'Well-Planned' Become Suburban Mantra -

A good title for a book about real estate development in Shelby County might be "The Rise and Sprawl of the American Dream."

One chapter could touch on how well-manicured suburbs like Germantown and Collierville have become magnets for growth. Another could show how those growth patterns have carried a few unwanted side effects, such as cookie-cutter subdivisions and retail strip centers.

TDN: Tell us a little about the history, function and funding of the Mid-South Coliseum.

SF: The Coliseum operates under no debt service and until two years ago financed its operating cost by event revenues and the reserve funds generated over its some 40 years. Today it still funds over 70 percent of its operating expenses through event activity. The Coliseum will host over 75 events this year alone and see some 300,000 people enter through its doors. The Coliseum is rich in history and was placed on the National Register of Historic Places because of its diversity and event legacy.

75. Redevelopment Scenarios 'Like a Chess Board' -

TDN: LRK offered several different scenarios to the fairgrounds committee regarding reuse of the property. Could you give a brief summary of these scenarios?

FR: Yes, there were six redevelopment scenarios presented to the committee, but all of these used the same guiding principles that we were provided as a rulebook for the engagement. We looked at what's on the site now, what kinds of things should be there and how that might happen. Since the site is fully occupied at this time, it's like a chess board with too many pieces. There is no place to move, so you have to take out a piece before you can add one. The pieces that could not be moved are the Liberty Bowl Stadium and its adjacent parking and the Children's Museum. Everything else was "in play." Of the six scenarios we presented, all were feasible, but some had higher impact. We basically offered a new game board of ideas and concepts. The most important challenge for us was to present a long-term development strategy that would be adopted and nurtured over time. The concepts cannot be implemented all at once, so part of our challenge is staying on focus and shepherding the plan over time to keep it on track. When you look at an aerial view of the property now, what is most striking are rooftops and asphalt. We need to take as much asphalt out as possible and create an open recreational space that can still be used for parking in peak events. The first step is to create a "festival green" that has a park-like character and pedestrian activity. This would incorporate the old main entrance on East Parkway and create a focal point for the street pattern to help arrange the property. This civic green would be an attractive, open and inviting space for recreation, as well. Additionally, Young Avenue would be brought across Parkway to connect with Early Maxwell Boulevard. This would allow the look and feel of the Cooper-Young area and its antiques district and restaurants to extend into the park. It also creates a large square with Early Maxwell, Central Avenue, East Parkway and Young. Along Central, we proposed some neighborhood commercial and residential mixed-use developments to encourage and take advantage of the year-round activity in the park.

76. Local Leaders Mull Fairgrounds' Reuse -

In August 1966, the screams of teenage girls reverberated throughout the Mid-South Coliseum during two shows the Beatles played there.

That gig - on what would be the group's last tour - was memorable for several reasons: It was only a few months after John Lennon made a controversial remark about religion to a reporter, and when someone tossed fireworks onstage during the band's second Memphis show, each musician thought the other had been shot. The Ku Klux Klan also showed up to stage a dramatic protest around the Coliseum.
