8. Lincoln at Wolfchase Apts. Sells for $29.5 Million -

A Birmingham, Ala.-based real estate investment firm specializing in apartment communities has made a purchase in Memphis.

EBSCO Wolfchase LLC, an affiliate of EBSCO Income Properties LLC, bought the 408-unit Lincoln at Wolfchase Apartments community at 8230 Rockcreek Parkway in Cordova from MLQ-ELD LLC for $29.5 million, according to a special warranty deed. The purchase price breaks down to $72,303. The buyer filed a $23.6 million loan with Compass Bank in association with the purchase.

9. Raymond James Tower Fetches $20 Million -

How much is a 21-story skyscraper overlooking the Mississippi River worth? About $1 million a floor.

New York-based investor Jacob Sofer will pay Parkway Properties around $20 million for the Raymond James Tower at 50 N. Front St. Downtown, according to several people with knowledge of the transaction. The Shelby County Assessor of Property’s 2014 appraisal for the 340,000-square-foot building is $24 million.

A Phoenix-based real estate investment trust has acquired two Walgreens stores from the retailer’s parent company.

ARCP WG Memphis TN LLC and ARCP WG Bartlett 5950 Stage Road LLC, both affiliates of Phoenix-based American Realty Capital Properties, acquired the Walgreens stores at 3670 Riverdale Road and 5950 Stage Road in Bartlett from the Walgreen Co. for $11.3 million, according to two Nov. 24 special warranty deeds.

An affiliate of a California-based real estate investment firm has acquired a Walgreens site in Bartlett for $4.8 million.

Realty Income Properties 5 LLC, an affiliate of California-based Realty Income Corp., bought the Walgreens store at 8097 U.S. 70 in Bartlett from Cole WG Bartlett TN DST, according to a Jan. 5 warranty deed. Realty Income Corp. acquires and manages freestanding, single-tenant properties leased to retail chains.

16. New York Investor to Buy Raymond James Tower -

A New York-based investor is under contract to purchase the Raymond James tower on Front Street Downtown, one of the most recognizable office buildings in the city.

The upswing in the industrial real estate sector that started in 2012 and gained momentum in 2013 continued in 2014 and the Memphis market, fueled by several large transactions late in the year, should top 2013's level of around 3.2 million square feet of absorption.

24. REIT Sells Three Memphis Properties for $7.2 Million -

A Texas-based real estate investment trust has sold three Memphis properties for $7.2 million.

Cobalt Industrial REIT II, an affiliate of Cobalt Capital Partners, has sold the properties at 4366, 4406 and 4436 Malone Road to Colfin Cobalt I-II Owner LLC, an affiliate of Santa Monica, Calif.-based Colony Financial Inc., according to a Dec. 18 special warranty deed.

25. REIT Buys Distribution Center for $14.5 Million -

A large distribution center in Southeast Memphis has traded hands for $14.5 million, and it’s another out-of-state real estate investment trust doing the buying.

Crown Memphis Associates LLC sold the distribution center at 4836 Hickory Hill Road to SIR Properties Trust, an affiliate of Massachusetts-based Select Income REIT, according to a Dec. 23 warranty deed. Select Income REIT primarily owns properties that are net leased to single tenants. Around 35 percent of SIR’s rents are from land the company owns in Hawaii that is under long term lease to clients with the remaining revenues coming from single-tenant office and industrial properties across the U.S.

26. Loeb Acquires Newby’s Restaurant Space -

Memphis-based Loeb Properties has acquired one of the most venerable locations on the Highland strip.

Loeb purchased the long-time home of club and restaurant Newby’s at 535 and 539 Highland St. from Paragon Bank. A purchase price was not disclosed Friday, Jan. 2.

35. Anixter Moving Memphis Distribution Operations -

A leading supplier of communications and security products, electrical and electronic wire and cable, fasteners and other small components is relocating to a new Memphis distribution center.

Anixter International Inc., which is based in the Chicago area, has leased 100,000 square feet at 4001 Hickory Hill Road inside Memphis Distribution Center. Anixter will be relocating from 4580 S. Mendenhall Road, where DDN is expanding.

38. Germantown Mayor-Elect Discusses Revenue, Schools -

The incoming mayor of Germantown wants to grow the city’s sales tax base to make its government a bit less reliant on property tax revenue.

Property taxes fund about 60 percent of Germantown city services, said mayor-elect Mike Palazzolo, who takes office Dec. 16. Sales tax revenue funds another 16 percent, with the rest coming from fees and state and federal funding.

39. Collierville Daycares Sell for $4.4 Million -

Two Collierville daycare centers have sold for a combined $4.4 million.

SDK Properties LLC sold the center at 105 Crescent Drive to Store Master Funding VII LLC for $2.5 million and the center at 1649 S. Shea Road to the same entity for $1.8 million, according to warranty deeds filed Nov. 14. The buyer, Store Master Funding VII LLC, is an affiliate of Scottsdale, Ariz.-based real estate investment trust STORE Capital. The centers operate as Kid Tech #1 and Kid Tech #2.

40. Collierville Daycares Sell for $4.4 Million -

Two Collierville daycare centers have sold for a combined $4.4 million.

SDK Properties LLC sold the center at 105 Crescent Drive to Store Master Funding VII LLC for $2.5 million and the center at 1649 S. Shea Road to the same entity for $1.8 million, according to warranty deeds filed Nov. 14. The buyer, Store Master Funding VII LLC, is an affiliate of Scottsdale, Ariz.-based real estate investment trust STORE Capital. The centers operate as Kid Tech #1 and Kid Tech #2.

Hillwood Investment Properties is expected to begin site work in around 30 days on Legacy Park, a 266-acre distribution and business park on the south side of Goodman Road, just east of Hacks Cross Road near Polk Lane.

LifeStorage, through an entity operating as SSTN 651 S. Rowlett Street LLC, acquired the 62,170-square-foot facility at 651 S. Rowlett St. from LottaStorage LLC, according to an Oct. 6 special warranty deed. The Shelby County Assessor of Property’s 2014 appraisal is $2.2 million.

55. Three Companies Seek PILOTs for Projects -

Three companies – including a wing of Memphis-based FedEx – are considering investing more than $25 million in Memphis for new distribution operations that would create 272 new jobs.

“It's always good to see FedEx expanding and the other two projects appear to be new to Memphis,” said Kemp Conrad, principal of Cushman & Wakefield/Commercial Advisors. “This balanced growth is encouraging and we expect more good news later in the fourth quarter."

59. Building a Reputation -

This week, Lafayette’s Music Room reopened in its old location at Overton Square, bringing live music back to the rejuvenated district.

The famed club, which hosted a wide range of local and nation acts in its original incarnation, was named after the late Lafayette Draper, a Memphis bartender who earned a reputation as one of the best in the business. Draper died in September at the age of 77.

LYFE Kitchen, a unique California-based restaurant concept, will move its headquarters to Memphis and open two locations – one in Downtown and another in East Memphis.

Palo Alto, Calif.-based LYFE, which stands for Love Your Food Everyday, will open a restaurant in the former Sharky’s Gulf Grill location at 6201 Poplar Ave. and another inside Downtown’s Chisca Hotel, now under construction.

72. Midtown Corner Could See Turnaround -

While Midtown as a whole is experiencing a resurgence, two properties at the key intersection of Union Avenue and McLean Boulevard remain vacant, decaying eyesores.

But a real estate agent representing the owner of the vacant office building and hotel at the southwest corner of Union and McLean says both properties are under contract to be sold.

St. Louis-based Marmi Shoes offers a wide variety of women’s shoe styles and sizes with a European influence. The Saddle Creek location, the first in the Memphis area and the second in Tennessee, is expected to open in the fall.

90. Graceland Hotel Passes Crucial Hurdle -

A new hotel near Graceland has passed a key regulatory hurdle.

The Memphis-Shelby County Land Use Control Board approved a proposal from Elvis Presley Enterprises to build a 450-room hotel on the same side of Elvis Presley Boulevard as the historic Graceland mansion, one of the city’s top tourism sites.
