An affiliate of Denver-based Industrial Income Trust has filed a $9.1 million loan on the 437,740-square-foot warehouse at 6380 Holmes Road in Hickory Hill.

6. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

9. Capital Influx -

Capital is finally being set free in the Memphis industrial market, with opportunities on both the buy and sale side of investment deals.

Nearly $200 million has been spent since June, as public and private institutional buyers alike make large plays.

10. Commercial Sales Drop 36 Percent -

Local commercial real estate sales in July posted a 36 percent decrease from the same period a year ago.

Shelby County saw 41 sales last month, down from 64 sales in July 2011, according to the latest information from real estate information company Chandler Reports, www.chandlerreports.com.

11. Denver REIT Buys Industrial Portfolio for $24M -

Denver-based Industrial Income Trust Inc. has bought an 890,000-square-foot industrial portfolio in Southeast Memphis from CRP Holdings B LP for $24.3 million. The purchase, recorded under the entity IIT Memphis IC LLC on the Shelby County Register of Deeds, includes various lots in Memphis Distribution Center.

12. Hillwood Buys Pilot Drive Warehouse -

Hillwood Investment Properties has purchased the 605,000-square-foot warehouse at 4221 Pilot Drive in Southeast Memphis for $7.5 million from Addison, Texas-based MM Industrial Memphis LLC.

13. Haslam Stresses Transparency in Cabinet Meeting -

NASHVILLE (AP) – Gov. Bill Haslam stressed the themes of transparency, responsiveness and humility at his first full Cabinet meeting Wednesday even as he defended a decision to scrap financial disclosure rules for himself and other top officials.

14. Eastgate Sells for $31.5 Million -

The Eastgate Shopping Center on Park Avenue in East Memphis has sold to a Dallas-based entity for $31.5 million from Belz Enterprises, according to documents filed with the Shelby County Register of Deeds.

17. GM Rides Cost Cuts, New Model Sales to Q1 Profit -

DETROIT (AP) — General Motors Co. rode expense cuts from its bankruptcy and strong sales of redesigned models to its first quarterly net income in nearly three years, drawing the company closer to a stock offering that would repay at least part of its government aid.

18. Hospital Operator HCA Inc. Files for $4.6B IPO -

INDIANAPOLIS (AP) — Hospital chain HCA Inc. plans to raise $4.6 billion in its third initial public offering of common stock, more than three years after it was taken private in a leveraged buyout by a group of private equity investors.

20. 10 Big Banks Get OK to Repay $68B in Bailout Money -

WASHINGTON (AP) – The U.S. Treasury Department has approved 10 of the nation’s largest banks to repay $68 billion in government bailout money.

The department on Tuesday said the banks, which were not named, will be allowed to repay the money they received from the $700 billion Troubled Asset Relief Program created by Congress last October at the height of the financial crisis.

OMAHA, Neb. (AP) - Billionaire Warren Buffett remains confident that America's best days are ahead, but he says the nation likely will face higher unemployment and eventually inflation because of the current economic crisis.

22. Social Security Benefits Rise by 5.8 Percent -

WASHINGTON (AP) – Social Security benefits for 50 million people will go up 5.8 percent next year, the largest increase in more than a quarter century.

The increase, which will start in January, was announced Thursday by the Social Security Administration. It will mean an additional $63 per month for the average retiree.
