Malco spokeswoman Karen Scott said it’s a result of the Memphis-based theater chain preferring to build free-standing facilities moving forward, rather than operate inside someone else’s facility, as it has done at Wolfchase.

Shelby County Commissioners talked Monday about consolidation, education funding and minority business contracts during a session that also included a debate about building a new morgue.

A resolution approving the agreements between Shelby County and the state for the construction of a new Regional Forensic Center passed on an 11-0 vote. Commissioner Heidi Shafer abstained and Commissioner Justin Ford, who is a funeral director, recused himself from the vote.

59. CVS Ventures Into Local, Walgreens-Dominated Market -

CVS is already bringing one pharmacy to U.S. 64 and Houston Levee Road in Cordova, and the company last week secured the land where it will build its second Memphis store.

Woonsocket, R.I.-based CVS, the retail division of CVS Caremark, paid $1.4 million for the 7,344-square-foot retail store at 5055 Stage Road, on the southwest corner of Stage and Covington Pike in Raleigh. The building, which formerly housed a Hollywood Video store, sits on 1.1 acres near the Memphis-Bartlett border.

Commercial real estate suffered a sharp decline in May, with sales falling dramatically from the same month a year ago and the previous month.

Shelby County saw just 35 commercial sales in May, marking a 49 percent dropoff from 69 sales in May 2008 and a 35 percent dropoff from 54 sales in April, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

Zoned residential, the property fronts South Houston Levee Road on the eastern side of the road. Central Church administrator Jim Pritchard said the land acquisition was strategic for the church.

“It’s the last piece of property that’s between us and Houston Levee, and obviously they don’t make any more of that (land),” Pritchard said. “Over the last five years we’ve just been praying and searching the Lord and seeing what might work out, and He just orchestrated it in such a way that we were able to purchase that property, so we moved to that end.”

The Shelby County Assessor of Property’s 2008 appraisal is $682,900.

Pritchard said the church plans to build a road through the property, connecting the church with South Houston Levee Road, but nothing is imminent since the church would need approval from Collierville before moving forward.

“That’s a pretty important piece to be able to have access to Houston Levee at some point in the future,” Pritchard said, “so we thought that was something the Lord would have us go ahead and do.”

The 6,000-square-foot lot will house a 5,000-square-foot retail center, said John B. Walker, managing partner at Poplar Station South GP. The address of the center will be 6267 Poplar Ave. “It’s a retail building,” Walker said. “It is (100 percent) leased. We’re trying to get our plat recorded; if we get our plat recorded, we’re going to start construction this week.” Walker said the plan is to finish the retail center by April or May.

81. Taco Bell and Land Sell for $2 Million - A Louisiana company has bought a real estate portfolio that includes a Taco Bell restaurant at 9821 U.S. 64 and an adjacent parcel of vacant land for slightly more than $2 million. The sale, in two separate transactions, closed Sept. 19.

JPO Colorado LLC, the local affiliate of Lafayette, La.-based JP Oil Co. Inc., acquired the properties from VDS Development LLC of Memphis. Calls to both companies were not immediately returned.

The properties are in the 2.7-acre Houston Levee Trails Planned Development, Phase 10, on the southwest corner of the intersection of U.S. 64 and Houston Levee Road. The Taco Bell is flanked by an Advance Auto Parts to the west and a McLemore Market to the east.

Two transactions comprised the acquisition. The Taco Bell restaurant and its 0.6 acres of land fetched $1.6 million. The 2,460-square-foot building was completed in 2007; the Shelby County Assessor of Property’s 2008 appraisal is $583,000.

Also, the 1.19-acre parcel directly south of Taco Bell sold for $425,000. It was appraised in 2008 at $290,000 and is zoned commercial.
