AutoZone Inc.

AutoZone Inc. is one of the largest auto parts retailers and distributors in the U.S., with a store count of 5,476 as of Feb. 14. Since 1998, the company has repurchased $15.7 billion worth of its own shares. At the end of March, AutoZone continued its share buyback program with the authorization to buy back another $750 million in company stock. WASHINGTON (AP) – U.S. home sales bloomed in March after a brutal winter, a sign of possible newfound momentum for housing.

Sales of existing homes jumped 6.1 percent last month to a seasonally adjusted annual rate of 5.19 million, the National Association of Realtors said Wednesday. The gains were solid enough to suggest that housing might be returning to stable footing after enduring a boom, a bust and a stubbornly tepid recovery over the past dozen years.

18. Shelby County Home Sales Surge In March -

Shelby County home sales activity surged in March when compared to last year, with the number of sales and the average sales price showing gains.

There were 1,293 homes sold in March, up 8.4 percent from 1,193 homes sold in March 2014, according to real estate information company Chandler Reports, www.chandlerreports.com. March home sales were up 32 percent from the 980 homes sold in February.

With the dismal winter behind us, and trees beginning to glow with greenery, many are hoping the spring will sprout some listings.

In the past few months, the lack of inventory and the market’s avaricious appetite have driven frustrated buyers to the point of anger. March Madness has a new meaning with buyers at wit’s end.

20. Sweet Potato Baby Cooks Up Awards -

Aryen Moore-Alston, executive chef and owner of Sweet Potato Baby, recently received two honors for the boutique catering and baked-goods company she opened in Memphis last year.

Sweet Potato Baby was named a winner of the American Small Business Championship by SCORE, a national organization that mentors entrepreneurs and small-business owners. It was also named to the Greater Memphis Chamber’s “10 to Watch” in 2015 list, which recognized companies and organizations that stood out in 2014 for their leadership in the community.

21. Surprising February Home Sales to Continue Through March -

February sales are up again, this time by 12.6 percent compared to last year’s sales for the same month, according to Greater Nashville Association of Realtors sales figures.

What is surprising to those who monitor such data is that the total number of sales is 2,091 units. As recently as 2011, that number was 1,134, up from 2009 and 2010. Such a number was formerly reserved for months like April, the beginning of the spring market, and April only reached a number as high as 2,091 in 2012.

Businesses looking for office space in Nashville are learning a painful lesson that homebuyers already know – prices are high, and if you take time to shop around for a better deal, someone else is likely to snap up the property, leaving you out in the cold.

23. Nashville Mayor’s Race Exposes Unpleasant Problems -

In six weeks or so, the Greater Nashville area will learn what a snowmegeddon can do to area home sales.

With a quarter of the month frozen, it was hard for buyers to let it go and embark upon a house hunt. March closings, reflecting February sales, will be released in early April and might slow the freight train that the residential real estate has been riding for almost three years.

24. Flexing Its Muscles, LA Fitness Eyes Third Store -

LA Fitness is eyeing a property in the heart of East Memphis for its third Memphis-area location.

The California-based fitness center chain is considering opening its third store in the Memphis market at 1285 Ridgeway Road, according to sources.

25. County Home Sales Dip in January -

Fewer homes were sold in Shelby County in January when compared to last year, but pricing remained strong.

There were 1,018 homes sold in Shelby County in January, down 7.5 percent from 1,100 sales in January 2014, according to real estate information company Chandler Reports, www.chandlerreports.com.

For the past two years, developers, property owners and Realtors alike have been treated to what some call the best real estate market in the country. Sellers are realizing astronomical returns on their investments as they shed properties that they have been strapped with for years.

29. Multiple Factors Create Strong Fourth-Quarter Home Sales -

Shelby County recorded a jump in homes sales in the fourth quarter when compared to the same period in 2013.

Shelby County recorded 3,944 home sales in the three-month period, up 9.6 percent from 3,600 sales in the fourth quarter of 2013, according to real estate information company Chandler Reports, www.chandlerreports.com.

30. Foreclosure Sales Drop 26 Percent in Shelby County -

Fueled by a steep drop in foreclosure sales, fewer homes were sold in Shelby County in 2014 when compared to 2013.

There were 15,702 homes sold in Shelby County in 2014, down 1.2 percent from 15,896 homes sold in 2013, when Shelby County hit a five-year high in sales, according to real estate information company Chandler Reports, www.chandlerreports.com.

Specialty retailer Conn’s Inc. will open a second store in Memphis, the second of possibly three stores the Texas-based home appliances and furnishings chain plans to open in Tennessee.

33. Shelby County Home Sales Slow in November -

After an unusually strong October for home sales, activity in Shelby County cooled in November.

Memphis and Shelby County home sales were down 7.8 percent in November, with 1,034 sales recorded for the month, compared with 1,115 recorded in November 2013, according to real estate information company Chandler Reports, www.chandlerreports.com.

34. Appraisals Trail Amount Middle Tennessee Buyers Willing to Pay -

There are a few hot topics from the real estate world this week, the first being that appraisers seem to have hit the wall on the rampant price inflation.

Home sales activity in Memphis and Shelby County certainly wasn’t spooky in October, with sales up 10 percent compared to the same month a year ago.

Memphis and Shelby County recorded 1,479 homes sales, up 10 percent from 1,343 in October 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. The 1,479 homes sold in October is down 4 percent from 1,543 in September.

40. Not Closing on Time? Little Issues Can Lead to Big Snags -

Here is a scary Halloween tale: Many real estate transactions do not close on the actual date specified by the legally binding contract.

This is not a recent phenomenon and has occurred since the time buyers required funding by third parties to purchase homes.

42. Waterford Place Apartments Sells for $28.3 Million -

The 320-unit Waterford Place Apartments in Southeast Shelby County has sold to an entity affiliated with Chicago-based Trilogy Real Estate Group for $28.3 million, or about $88,438 per unit.

TMF III Waterford Place Partnership purchased the complex in an Oct. 16 special warranty deed from WRF-Waterford Place LLC, an entity related to Boston-based real estate investment trust Winthrop Realty Trust. Winthrop bought the property in April 2012 for $21.5 million.

43. Silver Lining -

Fueled by a steep drop in bank sales, Shelby County home sales slowed slightly in the third quarter compared to the same three-month period in 2013.

There were a total of 486 bank sales in the quarter, as opposed to 752 in the same period last year, a decrease of 35 percent, according to real estate information company Chandler Reports, www.chandlerreports.com.

44. Home Sales Spike Surprises Realtors -

In welcome – if not slightly surprising – news for the local housing market, home sales jumped in September as housing values continued to rise, providing a measure of relief for a market that has endured slower-than-expected activity.

45. Marx-Bensdorf Expands in East Memphis -

A prominent Memphis realty company has expanded its presence in East Memphis. Marx-Bensdorf Realtors has grown in the office building at 5860 Ridgeway Loop Blvd. by 526 square feet, bringing its total to 4,653 square feet.

46. Asking for Moon Might Leave You Grounded -

There were 3,226 closings in August, Greater Nashville Association of Realtors numbers show, up 4.6 percent from last August. It could have increased 24.6 percent if there were more listings.

“Inventory is continuing to decrease,” GNAR president Hagan Stone notes. “There is demand from buyers.”

47. Knoxville-Area Real Estate Bouncing Back -

Knoxville’s housing market seems to be making steady gains after the setbacks of the Great Recession.

Doyle Webb, president of the Knoxville Area Association of Realtors and a Realtor with Realty Executives Associates, says the area’s housing market will continue to improve over the next five to 10 years and surpass its 2007 sales’ levels.

48. FedEx Decides Not to Renew a Renaissance Center Lease -

FedEx has decided not to renew a lease at a prominent East Memphis office building.

FedEx Services is not renewing a roughly 11,000-square-foot lease at the 189,644-square-foot Renaissance Center office building at 1715 Aaron Brenner Drive that expires Oct. 1. Employees affected by the decision will be moved to FedEx facilities, part of a broader consolidation and efficiency plan the company has been pursuing.

49. That Realtor Key Box Might Welcome Unwanted Visitors -

This one may get me in trouble with some of my peers, but it is important, so here goes.

First, some background.

In most cases, when a buyer’s agents schedule appointments for showings, they find the properties on MLS and print the listing sheets.

The Phoenix lawyer moved downtown a few months ago into a new $389,000 home with a warehouse-style floor plan, a Jacuzzi tub and kitchen counters made of Caesarstone quartz. His favorite coffee spot is three blocks away. When the Arizona Diamondbacks play on Friday nights, he can watch postgame fireworks from his deck.

56. Crye-Leike Removes Some Listings From Websites -

Memphis-based Crye-Leike Realtors Inc. is pulling its Little Rock and Hot Springs, Ark., listings from Zillow.com and Trulia.com, two of the Web’s biggest third-party listing services.

Pahlow, an executive vice president with Newmark Grubb Memphis, was named Commercial Broker of the Year Thursday night at the Memphis Area Association of Realtors Commercial Council’s 13th annual Pinnacle Awards gala.

Over the last several years, investors ranging from mom-and-pop shops to large hedge funds have been acquiring single-family homes in Memphis at a historic pace.

Fewer U.S. homes entered the foreclosure process or were repossessed by lenders last month, the latest indication that the nation’s foreclosure woes could be waning.

Nationally, home repossessions fell 20 percent in April from the previous month and were down 32 percent from a year earlier, foreclosure listing firm RealtyTrac Inc. said Thursday.

On Main Street, the ebbs and flows of foreclosure patterns – things like the public notice of a sale and the actual foreclosure transaction – still haven’t returned to a predictable or natural rhythm.

Home sales activity picked up in the first quarter of this year across the Mid-South, and brokers believe the market recovery is gaining traction.

Shelby County home sales rose 6 percent during the first quarter, with 3,382 sales from January to March compared to 3,179 during the first quarter of 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

87. Downtown Investment -

Downtown’s housing market is seeing more sales, less time on the market, lower price points and inventory shortages.

There were 51 home sales year to date through February for Downtown’s 38103 ZIP code, a 104 percent increase from the 25 sales through the first two months of 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

Archer-malmo has inked an additional 3,000 square feet in the Cotton Exchange Building, bringing its total footprint in the historic 12-story Downtown tower to 41,277 square feet across six floors.

91. Shelby County Home Sales Up 19 Percent in 2012 -

Shelby County had the most home sales recorded in 2012 since 2008 when the housing market started drastically declining.

There were 14,946 home sales last year, up 19 percent from 12,600 unit sales during 2011, according to real estate information company Chandler Reports, www.chandlerreports.com. And industry professionals say the outlook for 2013 is continued modest improvement.
