1. US Home Repossessions Fall in April, RealtyTrac Says -

Fewer U.S. homes entered the foreclosure process or were repossessed by lenders last month, the latest indication that the nation’s foreclosure woes could be waning.

Nationally, home repossessions fell 20 percent in April from the previous month and were down 32 percent from a year earlier, foreclosure listing firm RealtyTrac Inc. said Thursday.

2. Mortgages Near $107 Million in April -

From where he sits, Renaissance Realty’s Jeff Jenkins is optimistic that 2013 will be a fruitful one for the local real estate industry.

3. Foreclosures Drop 17 Percent -

Regulators and major lenders are still on the hot seat over flawed and sometimes abusive foreclosures that were carried out in recent years.

On Main Street, the ebbs and flows of foreclosure patterns – things like the public notice of a sale and the actual foreclosure transaction – still haven’t returned to a predictable or natural rhythm.

4. Signs of Life -

Home sales activity picked up in the first quarter of this year across the Mid-South, and brokers believe the market recovery is gaining traction.

Shelby County home sales rose 6 percent during the first quarter, with 3,382 sales from January to March compared to 3,179 during the first quarter of 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

5. Downtown Investment -

Downtown’s housing market is seeing more sales, less time on the market, lower price points and inventory shortages.

There were 51 home sales year to date through February for Downtown’s 38103 ZIP code, a 104 percent increase from the 25 sales through the first two months of 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

When Rosemarie Fair was named Broker of the Year in investment sales at last year’s Pinnacle Awards, she became the first woman ever to do so.

Before Fair founded One Source Commercial Inc. in 1993, she worked with Carlisle Corp. in the early 1980s on Beale Street Landing Downtown. She remembers often what her mentor Gene Carlisle taught her – “Somebody will take care of the big stuff, it’s the nickels and dimes that make the difference.”

7. Green Line Marketing Doubles Office -

Green Line Marketing Group has outgrown its East Memphis office space due to its expanded staff and client roster.

The boutique agency has signed a 2,000-square-foot lease in Racquet Club Plaza, where it will relocate from its three 350-square-foot executive suites in Clark Tower by the end of the month.

8. Archer-Malmo Grows Again With Lease Expansion -

Archer-malmo has inked an additional 3,000 square feet in the Cotton Exchange Building, bringing its total footprint in the historic 12-story Downtown tower to 41,277 square feet across six floors.

9. Shelby County Home Sales Up 19 Percent in 2012 -

Shelby County had the most home sales recorded in 2012 since 2008 when the housing market started drastically declining.

There were 14,946 home sales last year, up 19 percent from 12,600 unit sales during 2011, according to real estate information company Chandler Reports, www.chandlerreports.com. And industry professionals say the outlook for 2013 is continued modest improvement.

10. First National Expanding Into Memphis-Area Walmart Stores -

The New Year marks a major milestone for First National Realty Inc., as the Memphis-based residential real estate brokerage firm has plans to expand branch offices into 13 Walmart Supercenters in the Memphis metro area.

12. Levenger Leases Up EastPark IV -

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.

14. October Home Sales Rise 36 Percent -

The Shelby County housing market continues to improve with 1,407 home sales recorded in October, up 36 percent from the 1,034 sales tallied in October 2011.

And year-to-date home sales activity is up 18 percent, with 12,585 sales recorded through October, according to real estate information company Chandler Reports, www.chandlerreports.com.

A well-known snack food company has boosted its distribution presence in the Memphis area.

Snyder’s-Lance Inc. signed a 26,757-square-foot lease at Airways Distribution Center Building F, 8425 Airways Blvd., in Southaven.

22. August Home Sales up 21 Percent -

Home sales in August were up 21 percent year over year, representing the eighth consecutive monthly increase from 2011.

Memphis-based CLI Inc. has bought the 102,570-square-foot warehouse at 5837 Distribution Drive in Hickory Hill for $1.3 million from Tenoh LLC. The sale closed July 11.

27. Pair of Nursing Homes Financed for $22 Million -

Quince Property Co. LLC has filed a $12 million loan through Lancaster Pollard Mortgage Co. for a Quince Road nursing home, while related entity Allenbrooke Property Co. LLC filed a $10 million loan through Lancaster Pollard for an Allenbrooke Cove nursing home. The New York-based entities bought the pair of properties last year for a combined $17 million, financing them at the time for $17 million.

But thanks to Memphis native and current Los Angeles resident Dana Gabrion, the three-story complex will soon breathe new life to 1508 Madison Ave. Under the entity Gabrion Properties LLC, she acquired the 30-unit, Class C investment-grade multifamily building for $455,000 in fall 2010 and hopes to have it ready for occupancy come June.

40. Housing Market Slowly Improving -

Memphis last month was named as one of 29 metropolitan areas to be included on the National Association of Home Builders/First American Improving Markets Index, which is now nearing 100 cities.

The index identifies metro areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. Other notable new entrants to the list in February were Miami; Boston; Detroit; Kansas City, Mo.; Portland, Ore.; and Salt Lake City.

41. Housing Increase Marred by Bank Sales -

Local home sales posted a 36 percent increase in February, but many of those sales were executed by banks and investors.

A trio of office buildings at Washington Avenue and Danny Thomas Boulevard has traded hands for $900,000.

43. Gastro Group Opens Office In Senatobia -

Utley Properties has closed on a flurry of deals in its Northwest Plaza Shopping Center in Senatobia in recent weeks.

Dr. Ulric Duncan of Delta Gastroenterology PC has leased 1,200 square feet of space at 113 Northwest Drive for two years.

44. Home Sales See 8 Pct. Increase -

January home sales posted an 8 percent increase compared to the same month a year ago as average pricing remained flat, due in large part to the market’s abundance of foreclosures.

Shelby County saw 923 home sales last month, compared to 855 in January 2011 and 880 in December, according to real estate information company Chandler Reports, www.chandlerreports.com.

45. Elite Electric Relocates to Hickory Withe -

A local electrical designer is relocating its operations from Collierville to Hickory Withe.

Elite Electric & Lighting Inc. has purchased 5,000 square feet of the former John Deere Landscapes facility at 2875 U.S. 64 from K&L Highway 64 Investments LLC for $425,000.

48. Trane Signs Lease on Tradeport Drive -

Trane U.S. Inc. has finalized its 625,000-square-foot industrial lease in Southeast Memphis after the deal process initially began in January 2011.

49. Tubing Maker Doubles Space in Willow Lake -

A Memphis-based tubing supplier is renewing its lease and more than doubling its space in a distressed Hickory Hill industrial park.

Jacob Tubing LP – the U.S. subsidiary of European modular tubing manufacturer Jacob Soehne – has renewed its 10-year lease for 20,232 square feet and expanded into an additional 30,000 square feet at Willow Lake Business Park, 3948 Willow Lake Blvd., in the Southeast industrial submarket.

Willow Lake Business Park and Corporate Park in Hickory Hill sold back to the lender for $26 million Friday, Oct. 14, on the Shelby County Courthouse steps following a foreclosure.

A single-purpose entity named 198-6 Memphis Industrial Portfolio Holdings LLC, which is related to U.S. Bank NA, bought the property from substitute trustee R. Spencer Clift III of Baker, Donelson, Bearman, Caldwell & Berkowitz PC.

57. Housing Market Inches Upward in Q3 -

Local home sales saw an uptick during the third quarter, and local professionals say it’s due to the sluggish market conditions yielding incentives for buyers.

Shelby County registered 3,568 home sales in the third quarter (July 1 to Sept. 30), a 7 percent increase from Q3 2010, which totaled 3,332, according to real estate information company Chandler Reports, www.chandlerreports.com.

With signs of resurgence in the commercial real estate industry, the multifamily sector looks to bounce back at an impressive clip.

So far this year, Memphis has seen a handful of big-ticket multifamily sales, including Preserve at Forest Creek ($45.5 million), Lynnfield Place ($22.4 million), Legends at Wolfchase ($27.8 million) and Orchards at Collierville ($15.7 million).

60. JLS Enterprises Buys SE Market Warehouse -

A 51,000-square-foot industrial building in the Southeast submarket has traded hands. JLS Enterprises LLC purchased 4021 Delp St. in Airport Industrial Park for $850,000. The warehouse currently houses Coca-Cola Enterprises Inc. and is 100 percent occupied.

For the past decade or so, many homebuyers have settled outside the Shelby County limits, flocking to outlying counties such as DeSoto, Tipton and Fayette.

Greenlines, greenbelts and greenways are already under way and are expected to grow and converge across the city in the years to come.

And while property owners should see increasing values as the Shelby Farms Greenline and other green assets become community fixtures and expand throughout the area, so far the depressed housing market is keeping all property values – no matter their location – in check.

A Cordova retail center is under new ownership for the third time in five years. Atlanta-based Altus Real Estate Advisors LLC has purchased Trinity Place, 7990 Trinity Road, for $2.8 million.

Some seasoned professionals with a large referral base and repeat clientele opt out, while others are avid believers.

70. Driver Services Center Site Sells for $1.6M -

An Omaha, Neb.-based real estate investment firm has acquired a single-tenant office building near Poplar Avenue and the Union Avenue crossover.

Circo Enterprises LLC purchased the 10,180-square-foot Department of Safety & Homeland Security building at 3040 Walnut Grove Road for $1.6 million.

73. Dollar General Building Store On Jackson In N. Memphis -

Plans for a new Dollar General store in the city’s North submarket are under way. Ware Properties LLC purchased 9,100 square feet of vacant land at 3433 Jackson Ave. from Hector Tejeda in May for $140,000, according to the Shelby County Register of Deeds. The Shelby County Assessor of Property’s 2011 appraisal of the parcel was $109,200.

74. May Home Sales Drop 13 Percent -

While May is traditionally thought of as the kickoff to homebuying season, last month’s sales total was down 13 percent from May 2010, proof that the depressed housing market has a way to go before full recovery.

75. Cordova’s Parkway Place Hits 100 Pct -

Two recent leases at Parkway Place Office have brought the center to 100 percent occupancy. Guardian Community Living LLC signed a 10,500-square-foot lease in the 70,000-square-foot office annex that is situated in Cordova.

A Nashville-based health care company is expanding its Memphis presence. First Call Ambulance Services LLC has signed a three-year, 13,500-square-foot lease at 5155 Wilfong Road, more than doubling its existing space on Federal Avenue.

77. Fayette, Tipton Home Sales See Big Drops -

April home sales in Fayette and Tipton counties – down 20 and 38 percent, respectively, from April 2010 – have local agents hanging in there and hoping for the best.

Fayette County saw 44 home sales last month, compared to 55 in April 2010, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com. Last month’s total, however, was down 22.8 percent from March’s 57 sales.

80. Black Equip. Supply Grows Memphis Presence -

Black Equipment Supply is relocating its Memphis presence to a space that nearly doubles the size of the firm’s former location.

The company will vacate its 14,000-square-foot space off Cherry Road and has signed a 25,372-square-foot lease at Shelby Air Park, 4570 Shelby Air Drive, suite 8.

A San Jose, Calif.-based worldwide electronics distributor is entering the Memphis area with full force.

WPG Americas Inc. has signed a 54,000-square-foot lease at Airways Distribution Center, 481 Industrial Drive, in Southaven. The project – a relocation of the WPG America’s New York facility – represents a $1.5 million investment by the company and will create 60 jobs over the next three years.

83. Home Sales Stumble in Fayette, Tipton Counties -

February home sales declined in Fayette and Tipton counties – 26.7 and 7.9 percent, respectively, from the same month a year ago – but local agents are hoping an uptick in online shoppers will translate into more activity in the months ahead.
