3. Germantown Planning Commission OKs Plan for Whole Foods -

Developers on Tuesday, Jan. 7, cleared a key regulatory hurdle for a planned Whole Foods Market store in Germantown.

Before a packed house, the Germantown Planning Commission voted to approve a revamped plan for a new Whole Foods store at the southeast corner of the intersection of Poplar Avenue and Pete Mitchell Road, on the eastern edge of Germantown’s Central Business District.

4. Traffic Concerns Delay Germantown Whole Foods -

The development team behind a proposed Whole Foods store in Germantown is going back to the drawing board after some neighbors expressed concerns about the project, particularly over traffic.

The development team withdrew its application from the Germantown Planning Commission’s Tuesday, Dec. 3, agenda and will return next month. After that, the development team would need approval from Germantown’s Board of Mayor and Aldermen.

5. Saddle Creek Growth Sign of Future for City -

The Shops of Saddle Creek is in store for a multimillion-dollar makeover and expansion, a project that will likely be the first of several development dominoes to fall in Germantown.

Texas-based Trademark Property Co., which has operated the retail center since 2011, will expand the portion of the 148,000-square-foot lifestyle center on the southwest side of Poplar Avenue and West Street in Germantown.

6. Entry Point -

The city of Germantown is embarking on an effort to guide growth and development of the city’s western gateway corridor for the next 20 years.

The planning area encompasses the Poplar Avenue corridor at the city’s western gateway, paying special attention to proposed development opportunities, improvements to Poplar Avenue and Kirby and a new set of regulations designed to guide development.

7. Fresh Market Eyes Midtown Property for New Store -

The Fresh Market, the upscale specialty grocery store, has had its sights on Midtown Memphis for some time and may have found the right address.

The Greensboro, N.C.-based grocer and retailer is eyeing the vacant office building and hotel at the southwest corner of Union Avenue and McLean Boulevard, according to several sources, who said the property is under contract to be purchased.

When Rosemarie Fair was named Broker of the Year in investment sales at last year’s Pinnacle Awards, she became the first woman ever to do so.

Before Fair founded One Source Commercial Inc. in 1993, she worked with Carlisle Corp. in the early 1980s on Beale Street Landing Downtown. She remembers often what her mentor Gene Carlisle taught her – “Somebody will take care of the big stuff, it’s the nickels and dimes that make the difference.”

10. Soul Fish to Open in Wolf Camera Spot on Poplar -

Soul Fish Café has selected a prime piece of real estate in East Memphis for its third location.

The catfish and Southern-inspired restaurant has signed a lease for the old Wolf Camera space in the Poplar Avenue/Perkins Road corridor. The 3,100-square-foot freestanding building at 4720 Poplar Ave. will mark Soul Fish’s third location in Memphis, behind its original spot in Midtown’s Cooper-Young district and its Germantown location near Forest Hill-Irene Road.

A new brewery is headed to Cooper-Young. 

Memphis native and craft beer enthusiast Drew Barton plans to open Memphis Made Brewing Co. LLC at 768 S. Cooper St. near York Avenue along with two other silent partners by mid 2013. The 6,000-square-foot space is adjacent to Signworks and owned by Richard Sullivan.

13. Brooks Brothers Relocating to Saddle Creek -

High-end clothier chain Brooks Brothers plans to open a new location at The Shops of Saddle Creek West in Germantown.

The New York City-based retailer will open in 7,500 square feet of space at 7509 Poplar Ave. by early June, taking over the two suites formerly occupied by Indigo and Talbots Men’s. Indigo last month relocated and expanded two spaces down into the old Natural Body Spa & Shoppe space.

First Tennessee Bank is preparing its Downtown Memphis headquarters for occupancy of one of its units.

17. Five Guys to Open 2nd Local Burger Joint -

Five Guys Burgers and Fries has inked its second Memphis-area lease – this one in Bartlett – and is close to solidifying two other locations, including one in Midtown.

Jubilee Restaurant Group LLC, owner of the Memphis franchise, has signed a 3,100-square-foot lease in Stage Centre. Five Guys is taking the subdivided end-cap of the 6,660-square-foot space formerly occupied by Blockbuster Video.

21. CVS Buys Bartlett Locale for Pharmacy -

A local affiliate of Woonsocket, R.I.-based CVS Caremark Corp., has bought the former Blue Plate Cafe at 6676 Stage Road in Bartlett from Stage Centre GP and Gill Enterprises GP in two transactions for a combined $2.2 million.

23. France Perfect Spot to Broaden Palate -

We all know that travel is broadening, and there’s no reason why that expansion of knowledge and experience shouldn’t apply to what we eat and drink. Two Memphis area churches have closed on a deal that’s been in the pipeline for about a year and a half.

Mt. Zion Baptist Church, 1280 Stonewall St., bought the 36,000-square-foot church at 1621 Dellwood Ave. in Frayser from Schoolfield United Methodist Church Inc. for $500,000.

27. Gill Enterprises Buys Former Blue Plate Café -

Gill Enterprises GP, a partnership affiliated with Gill Properties, has bought the former Blue Plate Café, a 5,448-square-foot, single-story restaurant property at the corner of Stage and Kirby-Whitten roads from Best Breakfast Inc. for $1 million. The restaurant was built in 1991 and sits on about 1 acre as an outparcel to the 140,000-square-foot Stage Centre shopping center.

28. MAHBA Begins Search for New Headquarters -

The leadership of the Memphis Area Home Builders Association has tapped a 14-member committee to help the homebuilding trade association find a new office location.

Don Caylor of Summerset Homes is chairing the group. It’s sifting through such factors as deciding how much space will be needed and looking at membership growth to determine whether staying closer to Memphis’ core or going elsewhere within the group’s geography (which includes Fayette and Tipton counties) is the better option.

30. CVS Closes On Cordova Land -

CVS has closed on the 1.8-acre parcel of land on Germantown Parkway in Cordova where it will build its next area pharmacy. Terms of the deal weren’t immediately available.

The Daily News first reported in June that Woonsocket, R.I.-based CVS, the retail division of CVS Caremark, would buy the land from Gill Properties and bring a retail store to the site of the former Memphis Area Home Builders Association headquarters at 776 N. Germantown Parkway.

31. CVS Inks Deal for Former MAHBA HQ -

CVS has chosen a busy stretch of Germantown Parkway in Cordova for its next area pharmacy.

The company’s regional developer, Redd Realty Services Inc., has inked a deal with Gill Properties to build a retail store on the site of the former Memphis Area Home Builders Association headquarters at 776 N. Germantown Parkway.

32. Commercial Sales Close 2009 on High Note -

Shelby County’s commercial real estate market saved its best for last in 2009, as the final month registered the highest sales total and largest dollar volume all year.

Not only that, but December marked the first year-over-year increase for a month during 2009 and the first year-over-year increase for a month since December 2007.

34. Home Builders HQ Could Become Retail Outlet -

The Memphis Area Home Builders Association is in the market for a new home, and its soon-to-be former digs appear headed for redevelopment.

In a deal that closed Dec. 18, the longtime homebuilding trade association sold its headquarters at 776 Germantown Road for $2.7 million to Ray Gill of Gill Properties Inc. Gill was attracted to the property because of its large footprint – a 3.6-acre parcel on the east side of Germantown – and because of its placement near the Trinity Commons shopping center along a busy corridor with high traffic.
