WASHINGTON (AP) – President Barack Obama on Thursday chose two old friends with corporate executive experience for top posts on his economic team, naming longtime fundraiser Penny Pritzker as Commerce secretary and adviser Michael Froman as U.S. Trade Representative.

Home sales activity picked up in the first quarter of this year across the Mid-South, and brokers believe the market recovery is gaining traction.

19. Shelby County Home Sales Up 19 Percent in 2012 -

Shelby County had the most home sales recorded in 2012 since 2008 when the housing market started drastically declining.

There were 14,946 home sales last year, up 19 percent from 12,600 unit sales during 2011, according to real estate information company Chandler Reports, www.chandlerreports.com. And industry professionals say the outlook for 2013 is continued modest improvement.

The Shelby County housing market continues to improve with 1,407 home sales recorded in October, up 36 percent from the 1,034 sales tallied in October 2011.

And year-to-date home sales activity is up 18 percent, with 12,585 sales recorded through October, according to real estate information company Chandler Reports, www.chandlerreports.com.

Memphis last month was named as one of 29 metropolitan areas to be included on the National Association of Home Builders/First American Improving Markets Index, which is now nearing 100 cities.

The index identifies metro areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. Other notable new entrants to the list in February were Miami; Boston; Detroit; Kansas City, Mo.; Portland, Ore.; and Salt Lake City.

First seen in Japan in the mid-1990s, quick response codes could add momentous efficiency in the residential real estate world, allowing virtual tours of houses to take place on mobile devices.

But only 14 million American mobile device users have interacted with a QR code, according to recent study by digital business analytics firm comScore Inc. That means less than 5 percent of the American public has scanned a QR code.

The parent company of Memphis-based NAI Saig Co. has been acquired by an Irving, Texas-based real estate investment and special loan servicing firm for an undisclosed amount.

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

NAI Saig Co. has negotiated a pair of investment sales in recent weeks. Corolla Management Corp. has purchased two sites totaling 10.6 acres on Thousand Oaks Cove from Bank of Bartlett for $925,000.

44. Multifamily Comeback -

With signs of resurgence in the commercial real estate industry, the multifamily sector looks to bounce back at an impressive clip.

So far this year, Memphis has seen a handful of big-ticket multifamily sales, including Preserve at Forest Creek ($45.5 million), Lynnfield Place ($22.4 million), Legends at Wolfchase ($27.8 million) and Orchards at Collierville ($15.7 million).

BGR The Burger Joint is the latest tenant to join Ridgeway Trace Center, the 347,358-square-foot development at Poplar Avenue and Interstate 240 anchored by Target, Best Buy, PetSmart and Sports Authority.

46. First National Realty Acquires Local Biz Brokerage Firm -

First National Realty Inc. has acquired Memphis-based Elite Business Brokers LLC in efforts to expand First National Realty’s regional and virtual market presence.

47. EDR Sees Q2 Net Income Rise -

Education Realty Trust Inc. on Thursday, July 21, announced net income of $0.6 million, or $0.1 per diluted share, in the second quarter.

48. Housing Market Plunges 16 Pct. in Q2 -

Residential sales during the second quarter of 2011 proved to be an improvement from the previous quarter but still shy of totals during the same period last year.

Shelby County saw just 3,453 new and existing home sales in the second quarter (April 1 to June 30), a 16 percent drop from Q2 2010, which totaled 4,099, according to real estate information company Chandler Reports, www.chandlerreports.com.

An Omaha, Neb.-based real estate investment firm has acquired a single-tenant office building near Poplar Avenue and the Union Avenue crossover.

Circo Enterprises LLC purchased the 10,180-square-foot Department of Safety & Homeland Security building at 3040 Walnut Grove Road for $1.6 million.

A budding Savannah, Ga.-based third-party logistics firm is expanding into the Southeast Memphis industrial market. Coastal Logistics Group Inc. has signed a new 50,000-square-foot lease at 5715 Distribution Drive.

The push for home ownership has been a fundamental element of the American Dream since the 1960s.

And because a home is typically a person’s most valuable asset, research indicates home ownership stabilizes neighborhoods while also contributing positively to the overall economy. Leading this promotional effort is the National Association of Realtors, which regularly links a healthy housing market to job creation.

One of Memphis’ most celebrated booksellers is here to stay. The new owner of Davis-Kidd Booksellers signed a 22,000-square-foot lease Tuesday at 387 Perkins Road Extended in Laurelwood Shopping Center for 10 years as first reported in The Daily News. The lease will begin Friday.

53. Mayall Celebrates 1 Year With Real Estate Board -

It’s been nearly one year since First National Realty Inc. principal Larry Mayall challenged the established order and formed his own independently operated Mid-South Real Estate Board. Mayall touts the new board, which includes all school districts and all mapping for the Mid-South region, as “one board and one MLS (Multiple Listing Service) for the tri-state market area.”

A Wolfchase auto dealership facility is officially changing hands and names.

First Tennessee Trust Department has bought the 48,085-square-foot auto dealership formerly known as Cadillac SAAB of Memphis, 7727 U.S. 64, for $4 million.

70. CVS Closes On Cordova Land -

CVS has closed on the 1.8-acre parcel of land on Germantown Parkway in Cordova where it will build its next area pharmacy. Terms of the deal weren’t immediately available.

The Daily News first reported in June that Woonsocket, R.I.-based CVS, the retail division of CVS Caremark, would buy the land from Gill Properties and bring a retail store to the site of the former Memphis Area Home Builders Association headquarters at 776 N. Germantown Parkway.

The National Association of Realtors reported Wednesday its seasonally adjusted index of sales agreements for previously occupied homes rose 6 percent in April from a month earlier to a reading of 110.9. March’s reading was revised upward to 104.6.

2009 went into the books as the worst year for home sales in 18 years, but a slight improvement in the final quarter signaled a sliver of hope for a beleaguered real estate industry.

Shelby County saw just 14,600 home sales last year, an 11 percent decline from 16,406 home sales during 2008 and a 29 percent decline from 20,706 home sales during 2007, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.
