12. Leases Push Renaissance Center Near Capacity -

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

20. Levenger Leases Up EastPark IV -

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.

21. Local Logistics Firms Expand Medical Real Estate Offerings -

Memphis area industrial brokers are reporting an increase in activity with third-party and proprietary logistics companies involved in distribution of medical/pharma-related product.

During the second half of this year, several local companies have inked new leases that will expand their overall space in the Memphis area, creating new jobs in the process.

LGSTX Services Inc. is relocating and expanding its Memphis warehouse operations. The Wilmington, Ohio-based firm, which specializes in aviation support and facility services, has leased 184,680 square feet across two facilities in the Southwide Distribution area at 363 Burma Road and 410 Burma Road.

A distributorship of Pella Corp. has inked 11,300 square feet in Appling Farms Corporate Park, 6972 Appling Farms Parkway.

26. Millstone Medical Expands Local Operations -

Fall River, Mass.-based Millstone Medical Outsourcing LLC is relocating its Memphis operations to a larger Olive Branch facility to broaden services and capacity.

31. ‘Perfect Storm’ -

Office sublease space reached a record high in the first quarter, and local experts are forecasting even more leases from one lessee to another to hit the market prior to year-end.

Office subleasing totaled 600,664 square feet during the first three months of the year, according to Cushman & Wakefield/Commercial Advisors LLC’s Q1 office market report. That’s nearly 14 percent of total available space.

32. Dunavant Development Buys Bartlett Logistics Portfolio -

Dunavant Development Co. has reached a deal to buy Bartlett Logistics, a 515,000-square-foot multi-tenant flex portfolio consisting of Bartlett Logistics Park, at 8370-8500 Wolf Lake Blvd., and Stage Hills Industrial Park, 3080-3150 Stage Post Road. Dunavant bought the property from CMLT 2008-LS1 Wolf Lake Drive LLC (LNR Partners).

Coral Springs, Fla.-based Swiss Capital Group LLC has acquired The Shops of Woodland Hills in Cordova for $3.1 million.

36. Commercial Advisors Awarded Industrial Listing -

Cushman & Wakefield/Commercial Advisors Asset Services LLC has been awarded listing and management of the 900,000-square-foot industrial space at 5461 Davidson Road, the largest vacancy in the Memphis market.

Federal Deposit Insurance Corp. has inked a substantial lease in Lakecrest III, marking the market’s largest office lease signing this year.

40. Office Opportunities -

Memphis’ office real estate landscape is changing, and for three firms, those changes are creating opportunities.

Orlando, Fla.-based Parkway Properties Inc. in March completed the sale of its interest in Renaissance Center – a 190,000-square-foot office building at 1715 Aaron Brenner Drive in the Poplar Avenue corridor – to partner Parkway Properties Office Fund LP.

41. Former Mazda Warehouse Sells for $13.5M -

The former Mazda North America Inc. distribution center in DeSoto County has been acquired by Hillwood Investment Properties for $13.5 million.

42. Grinding it Out -

After most recessions, real estate bounces back.

But the Great Recession has been notably different – long, deep and very prolonged.

That’s the message Dr. John Gnuschke, director of the Sparks Bureau of Business and Economic Research and co-director of the Center for Real Estate at the University of Memphis, delivered in December at the Urban Land Institute’s Real Estate Outlook for the Mid-South.

43. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

44. ‘Get In and Out’ -

In a local commercial real estate market where prices have plunged as much as 40 percent from 2007 peaks, special service companies are taking advantage of opportunities for buying distressed debt.

45. Tubing Maker Doubles Space in Willow Lake -

A Memphis-based tubing supplier is renewing its lease and more than doubling its space in a distressed Hickory Hill industrial park.

Jacob Tubing LP – the U.S. subsidiary of European modular tubing manufacturer Jacob Soehne – has renewed its 10-year lease for 20,232 square feet and expanded into an additional 30,000 square feet at Willow Lake Business Park, 3948 Willow Lake Blvd., in the Southeast industrial submarket.

46. Green Shoots -

As the local commercial real estate market approaches the end of 2011, experts say it appears to be in line with national fundamentals for secondary and tertiary markets.

Shelby County commercial sales in the third quarter were the highest sales volume since Q3 2007, with $259 million, according to real estate information company Chandler Reports, www.chandlerreports.com.

47. Depot Biz Park Changes Direction -

From Army supply base to base of operations, the new owners of the Memphis Depot Business Park hope to position their revitalized 260-acre site in South Memphis on real estate brokers’ radar screen as a solution for industrial needs.

48. Company Buys 11 Acres On Thousand Oaks -

NAI Saig Co. has negotiated a pair of investment sales in recent weeks. Corolla Management Corp. has purchased two sites totaling 10.6 acres on Thousand Oaks Cove from Bank of Bartlett for $925,000.

49. Obsidian PR Preps For South Main Move -

Obsidian Public Relations is relocating less than a mile from its current office, in efforts to establish a presence in the South Main Historic Arts District by having its own creative space that will allow plenty of room for growth.

50. Universal Commercial Built On Deep Family Legacy -

For some people, the prospect of working with one’s brother, wife and mother on a daily basis would be a less than enticing proposition.

But as far as Darrell Cobbins, the owner, president and CEO of Memphis-based Universal Commercial LLC, is concerned, there’s no other way he’d rather do business.

51. Cable Service Provider Signs New Lease -

A Madison, Tenn.-based cable service provider is taking advantage of lower rates in a competitive leasing environment.

FTS USA has signed a 4,002-square-foot lease in East Pointe Business Center, 3915 S. Mendenhall Road.

52. Duo Helps Strengthen Colliers’ Retail Face -

After being historically thought of as a driving force in industrial real estate, Colliers International is becoming a rising star in the retail arena.

The retail team of Andrew Phillips and Ed Thomas has been involved in three of the largest retail lease transactions in the last six months with the 45,000-square-foot Habitat for Humanity, 24,000-square-foot Memphis Judo and 14,000-square-foot Jack Wills Co.

53. Black Equip. Supply Grows Memphis Presence -

Black Equipment Supply is relocating its Memphis presence to a space that nearly doubles the size of the firm’s former location.

The company will vacate its 14,000-square-foot space off Cherry Road and has signed a 25,372-square-foot lease at Shelby Air Park, 4570 Shelby Air Drive, suite 8.

54. Electrolux Officials Sign Downtown Office Lease -

Before it builds a new manufacturing plant at Frank C. Pidgeon Industrial Park, Electrolux will set up shop in Memphis with a Downtown office.

The Swedish appliance maker has signed a 14,000-square-foot lease at One Commerce Square, 40 S. Main St., where it will occupy the building’s entire 24th floor.

55. Staples to Build First Memphis Location -

The world’s largest office products company will soon enter the Memphis market.

Framingham, Mass.-based Staples Inc. has signed a 17,945-square-foot lease at Ridgeway Trace, the shopping center at Poplar Avenue and Interstate 240 developed by Houston-based Weingarten Realty Investors.

56. 2011 CRE Outlook Cautiously Optimistic -

Optimism is in the eye of the beholder in the commercial real estate industry. In a city plagued with high vacancies and scarce speculative development, investors have Memphis on its radar – and Memphis should too.

57. Montreal Investor Pays $7.3M for Memphis Center -

A Canadian real estate investment group has bought a distressed South Memphis industrial park with plans to reabsorb the space and bring it back to life.

Richard Stern, principal with Montreal-based Olymbec purchased the 1.1 million-square-foot Space Center, 3051-3133 Tranquility Drive, for $7.3 million.

59. Pacific Logistics Picks Olive Branch for Hub -

Pacific Logistics Corp. has signed a lease for its first Memphis-area location, which will serve as a regional hub for the company’s growing shoe and retail business.

60. Menlo Deal Tops Noteworthy Leases -

The Daily News in September launched a new weekly column called “Inked” to spotlight Memphis’ commercial leasing landscape.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

61. EMHC Moving to Appling Farms, Doubling in Size -

Emergency Mobile Health Care is more than doubling the size of its Memphis corporate headquarters.

EMHC has signed a 14,200-square-foot lease at 6972 Appling Farms Parkway. EMHC currently occupies 6,900 square feet at 5071 Wilfong Road, and also has an office in Jackson, Tenn.

62. Aces Increases Presence With Two Leases -

Aces A/C Supply North has recently signed two leases in the region – one in Memphis and one in Jackson, Tenn.

Carrollton, Texas-based Aces, a representative of American Standard Heating and Air Conditioning, is a wholesaler of air conditioning and equipment and parts.

63. Omni Visions Deal Headlines Leasing Activity -

Omni Visions Inc. recently signed a new lease at Kirby Gate Business Campus, 2725 Kirby Parkway, for 3,523 square feet.

64. Colliers Sells Property to Union Forklift -

Colliers International recently sold an 18,750-square-foot building in the Perimeter Point Business Park, 2188 Spicer Cove.

65. MAAR Commercial Council Welcomes New Board Members -

The Memphis Area Association of Realtors Commercial Council held its annual board of directors meeting Thursday, approving three new members for its 2011 board.

Greg deWitt of Grubb & Ellis Co. will take over one of the council’s director seats next year before becoming the council’s vice president in 2012. He will inherit the seat occupied by John Mercer of Highwoods Properties in 2011.

66. Colliers to Rebrand Following Joint Venture -

One of the oldest and most respected commercial and industrial real estate firms in town will see a name change this summer.

Colliers Wilkinson Snowden, the brokerage services company founded in 1946 by Bob Snowden and Russell Wilkinson, within the next two months will be known simply as Colliers International.

67. Colliers Takes On Tough Project -

A retail portfolio hit hard by the slumping economy has a new temporary owner and a new leasing/management team. Now those entities are charged with repositioning the assets so a buyer can step in and have a better shot at building long-term success.

68. MAAR Commercial Council Names 2010 Officers -

The Memphis Area Association of Realtors Commercial Council announced Friday that Wyatt Aiken of Commercial Advisors will serve as 2010 president and Ron Riley of In-Rel Management will serve as 2010 president-elect.

70. White Station Tower Owner Files $14.2M Loan -

The owner of the White Station Tower at 5050 Poplar Ave. has filed a $14.2 million deed of trust, security agreement, financing statement and fixture filing on the property through American National Insurance Co.

71. Outside Interests Local Sector’s Biggest Benefactors -

As the real estate slump toils on, a Chicago-based company has proven to be a savior of sorts for the local industrial sector.

HSA Commercial Real Estate, already a player in the local market, continued its investments here by pulling the trigger on three of the four most lucrative deals in Shelby County during the past year, all of them in the Oakhaven/Parkway Village area.

72. Jones Ascends to High-Level Position At Army Corps of Engineers -

Carol Winfield Jones has been selected as chief, project development branch and assistant to the deputy district engineer for project management for the U.S. Army Corps of Engineers, Memphis District.

73. Jones Receives Welcome Home Memphis Designation -

Crye-Leike affiliate broker C. Lauren Jones was the first Realtor in the Memphis market to receive the Welcome Home Memphis designation when she recently earned the honor.

The designation recently was created by the Memphis Area Association of Realtors and is designed to increase affordable housing expertise.

Previously, Shirwany was a staff physician with the Veterans Affairs Medical Center at Memphis and an assistant professor of medicine at UTHSC.
