2. Poplar Avenue Portfolio Sells After Foreclosure -

The three commercial real estate parcels that compose the Shops of Chickasaw Gardens along Poplar Avenue have sold for a combined $3.8 million following a foreclosure.

The mixed-use portfolio sold in a May 30 substitute trustee’s deed with 3181 Poplar Avenue Holdings LLC – an affiliate of special servicer CWCapital Asset Management – buying the properties from substitute trustee Robert F. Tom of Baker, Donelson, Bearman, Caldwell & Berkowitz PC.

3. East Memphis Retail Center Sees Positive Lease Activity -

The Shops at Chickasaw Gardens, on Polar Avenue near the Benjamin L. Hooks Central Library, has seen good leasing activity recently.

Shark’s Fish and Chicken, an Arkansas-based restaurant chain, signed a lease for 2,330 square feet at 3183 Poplar Ave., taking the former Back Yard Burgers space. David’s Frames & Art renewed its lease for 3,080 square feet at 3151 Poplar Ave. Create A Cig, an electronic cigarette shop, will open soon at 3175 Poplar Ave.

4. NY-Based Retail Owner Defaults on $25.6M Loan -

Four retail properties across six parcels in Collierville and Cordova owned by affiliates of New York-based Nightingale Properties are in default and facing foreclosure.

A first-run foreclosure notice has been filed for three retail properties in Collierville and one in Cordova after borrowers defaulted on a $25.6 million loan secured by the properties. The properties are scheduled for sale Friday, June 29, at noon by substitute trustee Robert F. Tom.

5. Foreclosure Notice Filed for C'ville, Cordova Sites -

A first-run foreclosure notice has been filed for three retail properties in Collierville and one in Cordova after borrowers defaulted on a $25.6 million loan secured by the properties. The properties are scheduled for sale Jan. 13 by substitute trustees Nelwyn Inman and Robert F. Tom.

6. LUCB to Weigh Zoning, Variance Requests -

Among the proposals and requests on tap today for the Memphis-Shelby County Land Use Control Board are a pair of auto-related zoning requests.

Castle Chickasaw LLC is requesting a special use permit to allow motor vehicle sales and the service of Vespa scooters at the southeast corner of Poplar Avenue and Lafayette Street. The LUCB also will consider a request for a use variance to allow an auto repair shop at the corner of South Third Street and Clinton Road.
