2. HipD: Donelson Finds Its Cool Side -

The tag “Hip Donelson” evoked plenty of snickers, eye rolls and snarky comments when it first appeared. After all, the local joke goes, Donelson’s known for hip replacements – not hipsters.

3. Changing Landscape -

A “high-end” grocery store chain not currently serving the Memphis market has leased the shuttered former Kroger store at 9050 U.S. 64 in Lakeland and should open in the spring, according to a Lakeland official.

4. Ugwueke Named Methodist Le Bonheur President -

Michael O. Ugwueke has been named president and chief operating officer of Methodist Le Bonheur Healthcare, as well as president and CEO of Methodist Healthcare Memphis Hospitals. In his new role, Ugwueke will be responsible for strategic management of the operations of six hospitals within the Methodist Le Bonheur Healthcare system, as well as other key corporate functions.

5. Boyle Sells More Lots at Spring Creek Ranch -

After an initial offering went so well earlier this year, a group of area homebuilders has acquired 17 more lots at The Village at Spring Creek Ranch from Boyle Investment Co.

6. Loeb Enjoying Strong Demand in East Memphis -

Pomp & Poise, a new gift store concept specializing in home and garden items, has signed a new lease at Park Place Center.

Pomp and Poise will occupy 1,400 square feet at the East Memphis retail center at the southwest corner of Park Avenue and Ridgeway Road.

7. Boyle Donates $50,000 To Main-To-Main Project -

The city of Memphis has raised the matching funds to build the “Main to Main Connector,” the $29.7 million project designed to link Main Street Memphis to Broadway Avenue in West Memphis via a boardwalk for bicyclists and pedestrians on the north side of the Harahan Bridge straddling the Mississippi River.

8. Boyle Celebrates 80 Years, Sponsors Art Exhibit -

Boyle Investment Co. turns 80 this year, and has partnered with the Memphis Brooks Museum of Art to celebrate.

9. Apperson Crump Expands in Triad III -

Memphis’ oldest continuously practicing law firm is expanding its presence in Triad III.

Apperson Crump PLC added 2,037 square feet to its seventh floor space in a vacant adjacent area between Silverleafe Capital Partners LLC.

10. Crews Development Files $1.9 Million Construction Loan -

Crews Development LLC has filed a $1.9 million construction loan through Triumph Bank for 23.74 acres of land in Collierville.

13. Drexel Buys Presidents Is. Warehouse -

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.

14. That's a Wrap -

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

15. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

Vacant land in Gallina Centro shopping center has been bought for $2.1 million, with the property slated to become a HomeGoods home décor store.

It marks HomeGoods’ first store in the Memphis area.

18. Boyle Fund Buys Alabama Retail Center -

Midsouth Capital Fund I LLC – a fund formed by Memphis-based Boyle Investment Co. in late 2010 – has made its first acquisition in central Alabama with the $13.4 million purchase of Riverchase Village shopping center in Birmingham from Phillips Edison.

19. Boyle Fund Pays $14M for Germantown Mall -

Boyle Investment Co. has made its first Memphis acquisition since setting up its Midsouth Capital Fund I LLC by acquiring a significant amount of Belz Enterprises Inc.’s interest in Germantown Village Square Shopping Center.

20. Menlo Deal Tops Noteworthy Leases -

The Daily News in September launched a new weekly column called “Inked” to spotlight Memphis’ commercial leasing landscape.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

21. Aces Increases Presence With Two Leases -

Aces A/C Supply North has recently signed two leases in the region – one in Memphis and one in Jackson, Tenn.

Carrollton, Texas-based Aces, a representative of American Standard Heating and Air Conditioning, is a wholesaler of air conditioning and equipment and parts.

22. Boyle Donates Land to Wolf River Conservancy -

A forested tract of land along the Wolf River once slated for development has been spared the chainsaws and will instead be set aside as a nature preserve.

Boyle Investment Co. has given the Wolf River Conservancy 290 acres of pristine land north of the river in Memphis’ annexation reserve area about halfway between Germantown Parkway and Houston Levee Road.

Debra Czestochowski has joined Levitt Shell as the organization’s first development director.

What do you consider your greatest professional accomplishments?
Reaching fundraising goals is deeply satisfying, but it is most significant to me to achieve those goals via servant leadership, which focuses on facilitating the progress of others. I thank Leadership Memphis for acquainting me with the literature in this field.
What do you most enjoy about your work?
I enjoy the creativity and commitment of those around me – staff, board and volunteers. I enjoy the expressions on the faces of those who gather for each concert. I enjoy seeing families together, children dancing and musicians absorbing the energy of the experience as they perform. An evening at the Levitt Shell is joyful. It is what this world should be.

The land is on the southwest corner of the Centennial site, which is north of Winchester Road, east of Germantown Road and near Tenn. 385.

30. Boyle Scoops up Prime DeSoto Land in I-269 Corridor -

Boyle Investment Co. outbid the competition for 150 acres of commercial real estate in DeSoto County at an auction in November. And after delays related to surveying the property, the deal finally closed Feb. 1, said project manager Bill Caller of Roebuck Auctions.

31. Eight Years After Selling Family Business, Carriers Going Strong With Choctaw Concrete -

Michael and Henry Carrier are back in the mixing business - the concrete mixing business that is.

After a hiatus from running their own concrete business, the brothers, along with business partner Warren Mills, opened Choctaw Concrete in October.

32. Marketing Push Shows Businesses That Downtown Works -

The announcement in February that SunTrust Banks Inc. is clearing out of its 170,000-square-foot space in Downtown's One Commerce Square building - the second-tallest in the city - could be regarded as a setback for Downtown stakeholders.

WKNO officials are eyeing a site in East Memphis as a possibility for relocating the station's studio and offices.

35. River Oaks to Replace Cockeyed Camel at Junction -

John Bragg's restaurant may still be under construction, but the neighborhood he's chosen is definitely established.

River Oaks by John Bragg is scheduled to open in February in a 2,800-square-foot space that used to house the Cockeyed Camel at Poplar Avenue and Interstate 240. It shares parking space with Park Place Hotel and will be able to seat 99 diners.
