The Fresh Market has set an opening date for its new Midtown store.

The new store at 2145 Union Ave. will open Aug. 13 at 8 a.m., and grand opening activities will include chef demonstrations, food sampling throughout the store and drawings for The Fresh Market gift cards. A sample-sized bag of the company’s gourmet coffee and a reusable shopping bag will be free to the first 1,000 customers.

Work is underway this week to bring down the former Belvedere apartments on Union Avenue to make way for the new Midtown Kroger supermarket.

The Delta Division of Kroger is investing $100 million over six years into the overhaul of several Memphis-area stores, including the new Midtown store. The original store, at 1745 Union, will be demolished for a parking lot for the new store.

By the end of this year, Kroger will have spent between $150 million and $200 million on upgrades, fixes and renovations at its Memphis-area stores.

That investment is one example among many in the Memphis area of how the stiff competition among grocers and similar retailers is playing out as they make grabs for bigger slices of the customer pie.

“The types of real estate that you’ll find in Midtown can be some of the most expensive or some of the most modest when it comes to prices and facility,” said Gary Myers of Gary Myers Co. “Retail in particular.”

13. Kroger Midtown Expansion Gets Mixed Reaction -

While the expansion of Kroger’s Midtown store is still in the early stages, the effects are apparent in the surrounding community.

Kroger Delta Division earlier this month bought the Belvedere Apartments for $2.6 million. It then purchased the Kroger store on Union Avenue that it was leasing from Art Seessels’ family, as well as two adjacent parcels for a combined $4.6 million, bringing Kroger’s ownership of property in the area from South Idlewild Street to LeMaster Street along Union.

The Kroger Delta Division has purchased the Kroger store on Union Avenue from the Seessels family, which includes the land behind the Belvedere Apartments and the strip of land behind the store, for a combined $4.6 million.

Samuel Adefeyisan has purchased the Ashley Manor Apartments – two separate buildings totaling 16 one-bedroom condo units in Midtown – from John P. Waddell and Nancy S. Waddell for $1 million.

22. Drexel Buys Presidents Is. Warehouse -

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.

Dogwood Properties, the owner of the eight-unit multifamily complex in Midtown called Parktown Place, has refinanced the property with a $1 million loan through BankPlus. The company’s principal is Jon McCreery, who said this transaction was a move from a construction loan to a longer-term, permanent loan on the property. Loeb Properties Inc. recently grew its retail unit with the purchase of eight shopping centers for $12.7 million, a move that brings Loeb's retail portfolio to 104 properties.

The shopping centers were sold by contractors Stewart Austin and Michael Weiss as a package deal. But buying eight shopping centers in one transaction from one seller is not the norm, said Bob Loeb, president of Loeb Properties. Usually, the company buys one property at a time.
