4. Darden to Sell Red Lobster, Hold Onto Olive Garden -

NEW YORK (AP) – Darden is setting Red Lobster adrift, but betting that it can still turn around Olive Garden's fortunes.

The company, which is based in Orlando, Florida, said Friday that it would sell its seafood chain and the accompanying real estate to investment firm Golden Gate Capital in a $2.1 billion cash deal. The announcement came despite objections from some shareholders to the plan to separate Red Lobster, which was announced late last year.

If you’ve made your way to the Cooper-Young Historic District lately, you might have noticed the new banners hanging from street poles throughout the neighborhood.

The 26 banners, which line Memphis Light, Gas and Water Division poles down Central Avenue, Cooper Street and Young Avenue, feature images of some of the neighborhood’s biggest assets: the business owners and customers who have helped turn Cooper-Young into such an urban success story.

6. Conn’s Plans Home Store in Memphis -

Texas-based retailer Conn’s will be opening a store in Southeast Memphis, one of possibly three stores the home appliances and furnishings chain plans to open in Tennessee.

The retailer will open a Conn’s HomePlus in May in 42,296 square feet at the Cross Creek Shopping Center at Riverdale and Tenn. 385 that Babies “R” Us vacated.

15. Net Leases – Explained -

Many retail and industrial leases are structured as net leases, but what does “net lease” mean?

A “net lease” is a lease transaction in which the landlord receives a monthly payment composed of two items: first and foremost is the rent, net of the property operating expenses and secondarily a portion of real estate taxes upon the property, casualty/liability insurance upon the property and common area expenses for the property.

25. Belz Launches Hotel Management Venture -

The night before Conduit Global announced this week it will hire 1,000 people to staff a large call center in Shelby County, representatives of the company stayed at The Peabody hotel.

Not only did they let it be known they were impressed by the South’s Grand Hotel, they said they’d love to stay at the Peabody again when they come back to Memphis. Other groups also use the hotel for similar purposes – the University of Memphis men’s basketball team, for example, might bring recruits there, as might St. Jude Children’s Research Hospital when they bring a doctor to town they want to woo to the city.

Belz Enterprises has established a new venture, Peabody Hotels & Resorts, that moves the company into asset and brand management within the luxury hotel space.

The transition has been in the works for a few years, and through it, the new venture will begin researching and evaluating properties that could become Peabody-branded hotels.

The Internal Revenue Service is auctioning a Midtown building with an interesting history.

On Friday, Aug. 9, at the Shelby County Courthouse, the IRS will auction the building and a vacant lot at 319 Dr. M. L. King Jr. Drive and 323 Dr. M. L. King Jr. Drive. The minimum bid the IRS is seeking is $12,356. The IRS seized the building for nonpayment of IRS taxes due from Faith Village.

Wiseacre Brewing Co., a concept from brothers Kellan Bartosch and Davin Bartosch, has leased 13,000 square feet at 2783 Broad Ave. and is planning to open by late 2013. They chose the old warehouse for its “big open space” and the Binghampton neighborhood for its community appeal.

Kellyn Gowen has joined Renshaw Property Management as marketing coordinator. American Builders & Contractors Supply Co. Inc. has paid $1.2 million for the warehouse at 2900 Airways Blvd. where the company operates a store.

The Beloit, Wis.-based company bought the 33,180-square-foot facility in a Jan. 14 special warranty deed from Hendricks Commercial Properties LLC, which had acquired the property in 2002 for $900.000.

76. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.
