The foreclosure crisis will get worse before it gets better – with 1 million homes foreclosed in 2010 and even more projected for default in 2011.

That was the message a room full of real estate professionals received this week when real estate information company Chandler Reports hosted its quarterly seminar on Shelby County Market trends, “Master Your Market: Year-in-Review.”

Who has had the greatest influence on you?
My sister, Lesley. She’s brilliant and logical. She’s known what she wanted to do with her life since a career day in middle school and she simply did it. She challenged me to figure out what I want and to move forward with my life when I was feeling sorry for myself.
Why did you pursue a career in marketing and public relations?
I like to talk, write, listen and be nice to people. I figured if I could do that for an organization that I admire and respect, then I would never dread going to work and I would never have to lie.
What drew you to Playhouse on the Square?
I am excited about the growth I have seen at Playhouse on the Square. Our arts community has such amazing talent that we could rival other cities that are a draw in terms of arts and culture. That is possible here and I want to be part of the movement that makes that happen.
What do you consider your greatest professional accomplishments?
So far, getting this job. The first job in your field is always the hardest to get. This one combines all of my interests. I really lucked out. I couldn’t ask for a better fit.
What do you most enjoy about your work?
Theaters are wonderful places to work and theater people are some of the most welcoming, passionate and genuine people you’ll ever meet. It is exciting to be surrounded by that creative energy, and I get to meet new people every day.

While many real estate agents advise homebuyers to address a home’s problems before closing on it, the Federal Housing Administration has a different approach.

As an alternative to conventional financing, the FHA offers a chance for buyers to obtain only one mortgage loan, at a long-term fixed or adjustable rate, to acquire and rehab the property.

Lawrence Yun, chief economist for the National Association of Realtors, will be in Memphis next week to discuss all things housing.

Yun is coming to town courtesy of the Memphis Area Association of Realtors, which is hosting its first Residential Real Estate Summit Monday from 1 p.m. to 4 p.m. at the Germantown Performing Arts Centre.

21. Mortgage Activity Down 35 Percent in Q3 -

Of all the industries affected by the economic downturn – and there are many – the mortgage business has perhaps taken the biggest hit.

Banks and mortgage companies are reeling from a perfect storm of housing crisis, credit crunch and dwindling consumer confidence, and the numbers prove it with each monthly or quarterly cycle.

22. Mortgage Bankers Anticipate More Activity -

The phone has been ringing nonstop for Sam Goff, mortgage loan originator for Evolve Mortgage and vice president of the Memphis Mortgage Bankers Association (MMBA).

With the recent drop of interest rates on the heels of the Fannie Mae and Freddie Mac crisis, Goff’s mortgage clients are calling to see if refinancing their mortgages might be a good idea.

23. Different Times Call for Changes In Mortgage Biz -

Officially, two weeks remain before seller-assisted down payment programs disappear, though lenders already have stopped submitting them to the Federal Housing Administration because the paperwork on those programs takes so long they can no longer meet the Oct. 1 deadline.

24. Q1 Mortgage Filings Plunge 30 Percent -

Non-commercial mortgages for the first three months of 2008 were down by nearly 30 percent compared to first quarter 2007, according to The Daily News Online, www.memphisdailynews.com.

The numbers and the latest Residential Lender Analysis by real estate information company Chandler Reports, www.chandlerreports.com, suggests money is becoming tighter but not cutting off circulation completely.
